11 Design & Build by TIJ Ideal for reducing costs and time The TIJ method was created specifically to reduce the amount of time needed to complete a project. Because of the fact that all phases of the project are managed by TIJ, procurement can be done during detail engineering. Furthermore, no tendering is involved during the project, resulting in less time and less costs. After this phase the basic design is completed. Based on this BOD (bases of design) TIJ estimates the contract price and makes a proposal to the client. The client and TIJ can sign a lumpsum contract. For the first phase an exclusivity agreement is signed between owner and TIJ. During this exclusivity agreement the project can be stopped at any time. TIJ recovers costs made up to that moment. This means the client is always in charge.
