2 IN BRIEF The underlying idea of Eurohub is to create a logistics and industrial hub bringing together the European Union, Eurasian Economic Union and New Silk Road initiative, linking East and West. A hub on the Eurasian continent, providing cross-access for companies to the markets with combined population of some 700 million people, simplifying entering and accessing these markets. Eurohub Logistics Park in the Minsk National Airport (Belarus) is based on a multimodal infrastructure allowing handling, assembling, warehousing of various goods on an unrestricted basis, that can be moved by air, railway, and motor road as well as offering various logistic services. Some 440,000 sq.m. of modern warehouses and manufacturing facilities and about 50,000 sq.m. of administrative premises will be created as a result of project implementation. * All images are provided for demonstration purposes only and do not represent actual objects. 2

3 LOCATION EUROHUB ENJOYS EXCELLENT TRANSPORT ACCESSIBILITY ON BOTH GLOBAL AND LOCAL LEVELS AND STRATEGIC LOCATION ON THE NEW SILK ROAD ON THE BORDER OF THE EUROPEAN UNION AND EURASIAN ECONOMIC UNION Eurohub Logistics Park is located within the Eurasian Economic Union and just 200 km from the border with the European Union. Eurohub occupies 78 Ha adjacent to the Minsk National Airport, close to M1/E30 highway (Berlin Moscow, II Pan-European Transport Corridor), at the territory of Free Economic Zone Minsk (FEZ Minsk). 4 OPPORTUNITIES 439 million tons of cargo move on / through the territory of Belarus every year, including 146 million tons by rail, 167 million tons by road and 55 thousand tons by air. With the commissioning of the new runway and new supporting facilities the Minsk National Airport will be able to handle even more air cargo. Gradual recovery of the Belarusian economy from the economic crisis, stable and efficient monetary and economic policy contribute to the GDP growth (+2.4% in 2017), strengthening of retail commerce and other branches of economy. The growth attracts large international retailers that previously regarded Belarus with 9,5 million population as a non-promising market. In Belarus welcomed such retailers as JYSK and Inditex group (Zara, Bershka, Massimo Dutti etc.). Earlier, in 2015 international food chains Burger King and KFC opened their first restaurants in Minsk. Large DIY retailer Leroy Merlin announced its plans to open its first store in Minsk in Among other large international retailers much awaited in Belarus are H&M, C&A, IKEA, Auchan. 4

Since there will be no commercial logistics operators within the territory of the Minsk National Airport, Eurohub offers closest logistics facilities to the new cargo apron. RAILROAD There is a railroad available directly at the border of the Eurohub Logistics Park, and Shemetovo cargo station. Rail Cargo Terminal and Container storage are envisaged to handle rail cargo. 5

Every year some thousand persons complete higher education in Minsk. 37,5 percent of all students study business and law, 24,9 are in technical sciences, 5,2 percent are in agriculture. Minsk also hosts 26 vocational training schools with 12,1 thousand students enrolled with 5 thousand skilled alumni joining the workforce every year. 7

POSSIBLE FORMS OF COOPERATION Built-to-Suit Warehouses, Manufacturing and Office Buildings We can partner with logistics and freight forwarding companies, logistics center developers and operators, logistics and supporting services providers, manufacturing companies and other interested parties to construct facilities according to their requirements. Construction of Rental Facilities For institutional and private investors we can build storage, manufacturing or office buildings for further rent to final users. These may be specialized or general purpose (typical) buildings that can be further adapted and equipped for each individual final user. Other Forms of Cooperation AOI Logistic Park, FLLC will gladly consider other forms of cooperation that can be suitable for prospective partners and residents. 8

9 STAGE OF IMPLEMENTATION In November 2009, the AOI NV and the Republic of Belarus signed an Investment Contract to create a multimodal logistics park in the national airport Minsk. The Investment agreement envisages that the Investor creates logistics and industrial facilities and internal infrastructure while the Republic of Belarus provides all the necessary external infrastructure for the operation of the Complex. Since the signing of the investment agreement, the AOI NV has prepared a Concept Master Plan (developed by Lufthansa Consulting and DB International), detailed plan of the territory (developed by Vilnius Archtekturos Studija), which was later taken as a base by the state institute Belniipgradostroitelstva. Later Belgiprodor has developed architectural design of the Stage 1 of the Project (infrastructure for 20 Ha and storage terminal of 8,000 sq.m.). The architectural design has passed the State expertise. By the end of 2017 the Republic of Belarus has fulfilled its obligations and constructed access road and other infrastructure needed to develop the logistics park. 9

10 ABOUT DEVELOPER The developer of Eurohub Logistics Park is Belgian company Antwerpse Ontwikkelings en Investeringsmaatshapij (abbreviated name AOI NV) that was registered in Belgium in Over the years the company has completed a number of real estate developments. These consisted of an industrial park in Meer (located on the Belgian/Dutch border), a hotel and gas station in Nobis Asten (Holland). A 20 story 110,000 sq.m. office development in Espace Nord, (adjoining the North Railway Station in Brussels) which became, upon completion, the Head Office of the Belgian Ministry of Finance. AOI NV has successful track record of implementation of the similar projects also in the neighboring country, in Lithuania. AOI NV has a controlling interest in the Management Company of the Free Economic Zone in Kaunas (total area 534 Ha). Kaunas FEZ Management Company has already attracted 32 residents with the total investment amount 634 million as of 2018, including such large international companies as Continental and Hella. Since 2007 AOI NV has a subsidiary company in Belarus, Foreign Limited Liability Company AOI Logistic Park, which is registered as a resident of Minsk FEZ. 10
