3 The Region of Murcia POPULATION 1,500,000 The Region of Murcia is one of the most important areas in southeast Spain. It has a potential population of over one and a half million. It is located in a privileged position in the Spanish Mediterranean coast. It is very conveniently linked with the capital Madrid by road and railway and a high speed train (AVE) will soon be operating. Currently we enjoy the facilities of a medium-sized airport, San Javier Airport, and in 2012 we will see the opening of the new Murcia International Airport. The Region of Murcia is a much sought-after destination for tourists with more than 2,000,000 visitors per year. The economic activity is also enhanced by the petro-chemical and pharmaceutical industry, an emerging furniture manufacturing sector and a well-consolidated agro-food sector; the latter are mostly exports-orientated. The main town is Murcia with a population of 450,000 and in the second place we find the seaport town of Cartagena where we have the harbour that comes in 6th place in the country, in terms of freight traffic, and it is the home to the largest energy complex in the Peninsula with a refinery complex. 5 Location Sureste Logistics Park is in an unbeatable location, close to the new Murcia International Airport and with an excellent communications network that allows access to a potential market of over 4,000,000 people. Situated at the Murcia- Cartagena hub, it is the 10th largest metropolitan area in the country. Its prime location offers an easy and direct access to the main motorways that quickly link this area with Alicante, Cartagena, Almería and Albacete. These towns are all within 30 to 90 km. from the park. With over one million sq. metres of land available for logistics, industrial and commercial use and with a stretch of land of more than 2.5 km for exhibition premises that run alongside the motorway, this project known as Sureste Logistics Park, is a safe bet for farsighted investors and entrepreneurs.

6 Communications Network. Situated in the MURCIA CARTAGENA hub, Sureste Logistics Park aims at becoming the most important multi-modal business platform in the Levante area.. The park benefits from a 2.5 km long stretch of land that runs alongside the A-30 Motorway that links Murcia and Cartagena. This makes it an ideal location to place for showroom-premises for businesses and industries alike.. There are two new direct access from the A-30 Motorway that have been built for the new International Airport with two raised junctions that can handle more than 30,000 vehicles per day.. The new airport has a 20,000 sq.m. terminal and has been designed with tourism and business travellers in mind and is the result of a 240,000,000 Euro investment.. At its initial stage, around 3,000,000 passengers from Spain and Europe are expected and this figure can go up to nine million in the future. This will encourage the setting up of any business-orientated activities related to these influx of visitors: hotels, offices, shops, car rental companies, etc.

This project has been designed to take advantage of the various synergies that can be created among those business based in this park and to offer the International Airport and the high speed train terminal (AVE) adjacent facilities and services. The design will allow for the opening of restaurants, coffee shops, hotels, office buildings, storeage premises, workshops, showcases, education and sports facilities.

14 Project Details Sureste Logistics Park has a gross surface area of 1,100,000 sq.m. This allows for the construction of 420,000 sq.m in industrial and logistics premises in a nett developable area of up to sq.m. The land is designated for industrial, logistics and tertiary use and therefore it can be used for commercial projects, hotels and offices. The planning regulations also include an area of 265,000 sq.m as green areas and bicycle lanes as well as 60,000 sq.m of land for public facilities. A wide avenue will run across the whole park from north to south.

15 Project Details The area allocated for industrial activities has been broken down in three main areas or plot types: large industries in excess of 7,000 sq.m; medium-sized industries with plots between 2,000 and sq.m and small-sized industries and workshops with plots below 2,000 sq.m. 19 Project Details Several plots may be parcelled together for industries that require a larger plot size; the only limitation would be the total surface area of the block. This means that plots up to 50,000 sq.m can be parcelled together should the end-user require it.

20 Project Details In a multi-modal park of this kind one mustn t forget the need for open air storage and the long-term use of extensive areas. This storage needs may be directly related to the different logistics activities of the companies based in the park or may be related to the transport infrastructures close to the area (Airport/High Speed Train).

21 Project Details As the project is broken down in different areas of use, other related activities can have their base here. This defines the idea which is at the core of this project and that is to make it a multi-modal park. View of the office area next to the tertiary commercial area.

22 Project Details The plot of land assigned for commercial use has an area of 13,700 sq.m and is located in one of the main entrances to the park which is highly visible from the International Airport. An 8,000 sq.m shopping centre can be built in this area (over 4 floors and with a 50% occupation rate) This is aimed at the users of the airport and the high-speed train station. This spot is next to a hotel and offices area that will take up a plot of 13,000 sq.m with a building capacity of sq.m. This can be particularly attractive for hotel groups that can take advantage of the flow of travellers using the International Airport and the new high-speed train terminal.

24 Surfaces and Urban Planning Status The Sureste Logistics Park has the full support of Murcia s regional authorities while proceedings have fully complied with the strictest regulatory, environmental and urban planning standards. The Planning Scheme was officialy approved by the authorities of the Town Hall of Murcia on 27th January 2011(BORM 30 de Marzo de Official Gazette of the Region of Murcia 30th March 2011).

25 Summary Currently, Sureste Logistics Park is a unique opportunity for any company or business interested in profiting from the buoyant growth in the Spanish Levante area. One of the main assetts is the strategic location in an area of strong economic development. Also it is important to remark the large size of this project and the flexibility to develop it in many different ways. The park becomes an attractive focal point for any industrial, logistic or commercial enterprise. In addition to this, the excellent communications network allows for quick and cost-effective access to the Mediterranean coastal areas as well as to central and southern Spain. We must highlight the huge potential that the new Murcia International Airport will bring to the area together with the high-speed train that will be part of the Mediterranean Rail Corridor that will provide fast and direct links to the main markets in the Spanish Levante area and northern Europe. The Park will also benefit from the sustained growth of the Port of Cartagena which has become the 6th port in the country in terms of freight traffic and cruise ship stopovers.
