1 Physical Plant Annual Report July 2013 June 2014

2 Opening Director s Message In the midst of another year of major construction at Austin Peay, the 75 full-time and 50+ contract, temporary, and student employees of the Physical Plant Department have been working hard to keep the campus looking and functioning at its best. Our department processed over 14,000 work orders during the fiscal year. In order to do this efficiently, we began using a new work order management system in July This has provided a much more user-friendly interface for both technicians and campus users. Most of our maintenance technicians have been outfitted with tablet computers to use for processing work orders. Campus users can create a unique account on the system and track the status of their submitted work orders. I. Opening With the addition of 400 new resident students we saw a need to provide maintenance technician coverage during the evening hours. In January 2014 we began a 4pm to midnight shift (Sunday through Thursday). One technician is now on duty during these hours to provide rapid response to those maintenance items that were previously deferred to the following morning. We strive to maximize the benefit from the capital maintenance funding that is provided by the State of Tennessee. While the total amount allocated is substantially below the ideal funding level, we have been fortunate to see the completion of two projects this year. A fourth phase of replacement of our underground electrical distribution system was completed during the summer of Also during this time a complete replacement of the air handling equipment on the ground floor of the library was accomplished. I am always on the lookout for staff training opportunities. In February of this year we were able to host an APPA program called Supervisor s Toolkit. Since this training was held on our campus, seven of our Physical Plant supervisors and administrators were able to attend the week-long event. It is a privilege to work with the dedicated employees and contractors that maintain our campus. As we start a new school year, we take time to reflect on our past performance and more importantly to set our path for the future.
