2 Preventive Maintenance Program Hot-Spots in electrical panels, which if undetected could result in an electrical fire. What can Preventive Maintenance do? Preventative maintenance is an integral component of a complete facilities maintenance system; the main goal is to maximize the lifespan of all building systems. It is designed to preserve and restore equipment reliability by replacing worn components before they actually fail. Preventive maintenance activities include partial or complete overhauls at specified periods, oil changes, lubrication and so on. In addition, workers can record equipment deterioration so they know to replace or repair worn parts before they cause system failure. The ideal preventive maintenance program would prevent all equipment failure before it occurs. Facilities management impacts most other areas of the smooth operation of the plant or equipment, preventive maintenance as a philosophy, has a broad influence on the total maintenance effort. Essentially, preventive maintenance asks the question, What can we do to make this item, building, or piece of equipment remain in operation and as good as new for as long as practicable? Once all maintainable assets have been identified and a suitable PPM program has been entered into the Computerised Maintenance Management System, a Facility Maintenance Manager and his professional team can implement the service, ensuring peace of mind for the Facility Owner in terms of both ongoing operation of equipment and essential Health and Safety requirement. ADEN Services uses modern preventive maintenance solutions to manage assets by scheduling preventive maintenance work on selected equipment systems and facility assets to provide for inspection, repair, lubrication and adjustment. ADEN Services internal organisation will facilitate the setting up of a professional team with all necessary support services and logistics required, who will perform the preventive maintenance program safely, efficiently and cost effectively Examples of essential services would be: Load testing of standby generator sets Environmental inspection of HVAC equipment & performance checks on temperature and humidity Diagnostic Thermal scanning of electrical connections for hotspots to ensure all are tight, not generating heat thus preventing potential electrical fires. Bacteria and Legionella testing and control in domestic water systems Verification of the correct operation of fire detection and prevention systems How Preventive Maintenance works in remote sites: By scheduling regular PM services on all systems and equipment which is maintainable, we can often detect and repair a potential problem before it actually results in the failure of a component. Typical and common checks and procedures, for example would be the routine cleaning of air filters and chilled water strainers in large HVAC Systems, checking the operation and settings of sensors and thermostats in a buildings, domestic hot water system, or using thermography to check for loose connections and associated
