The entrance to the International Logistics Park will have signalized access. A Traffic Signal agreement has been issued by the NCDOT. One access point on US 74/76 to be designed as a superstreet with a directional left-over and an associated U-turn 800 feet east of the site access. The DOT will require these improvements upon commencement of any vertical development. These improvements will service up to 1,600,000 square feet. Water service provided by Columbus County; served by a 500,000 gallon elevated tank. The water line will be located in front of the property and pipe is currently being installed. Sewer service is provided by Brunswick County Sandy Creek Plant. An eight (8) inch force main will be located across the property on Highway 74/76 and pipe is currently being installed. A bore will be installed across from the project entrance to allow for a sewer tap. The owner has a development agreement in place with Brunswick-Columbus International Park, Inc. which provides International Logistics Park with Tier 1 status as recognized

5 by the NC Department of Commerce. Tax Credit Availability: International Logistics Park is certified for Tier 1 Incentive Status by the North Carolina Department of Commerce. By having Tier 1 status, business investments in the International Logistics Park are eligible for higher deductions and credits than those business parks certified as Tier 2 or Tier 3. 11 Area Information (Data and Information provided by North Carolina s Southeast) Southeastern North Carolina is now a hub for logistics-oriented companies that desire a location for supply chain efficiencies. The region s location mid-way on the east coast provides excellent transportation access via the international Port at Wilmington, three interstate highways I-40, I- 95, I-74 and a key CSXT national rail corridor. The port at Wilmington has undertaken more that $300 million in modernization improvements, making it one of the most efficient ports on the east coast. Additional port access to the region is through the Port of Charleston and Port of Savannah. The region has three distinct distribution models. An At-port location provides companies a location within 20 miles of the Wilmington Port. The interstate corridor location provides a location more inland with great access to one of the region s three interstates. The third provides a convenient location for close proximity to the Charlotte region in North Carolina, one the nation s fastest growing metro areas. Distribution and Logistics Assets NC s Southeast Region is located midway on the Eastern US coast with a comprehensive sea/land/air transportation network. The Region boasts a major east coast port connected by rail and 3 interstates, as well as 2 commercial airports. These assets, as well as a location in NC, one of the most industrialized states in the US, make the Region wellpositioned for warehouse, distribution and logistics operations. Location The Region is a one-day truck drive from 170 million U.S. and Canadian consumers, and 65 of the country s top 100 metropolitan areas. It is located 26 miles from open sea via a 42 channel and is directly

12 connected to I-40 and CSX Railroad. Throughput capacity is 225,000 TEU via facilities and equipment that include 4 post Panamax container cranes (40-50 tons), 2 gantry cranes (100, 150 tons), 2 mobile cranes (30 tons) and over 1 million sf of warehouse space. Six container shipping lines have regularly scheduled service to the Port. The Port has onsite tenants that ship wood chips overseas, and is a designated Foreign Trade Zone. A new NC International Terminal is planned for the region to handle the growing import/export needs. The 600+acre site is only 4 miles from open sea. channel depth. It will have a multi-million TEU throughput capability from a minimum 4000 berth capability. The first phase of the project will be in operation in Also located in the Region is the Military Ocean Terminal Sunny Point, the largest ammunition port in the nation, and the Army's primary east coast deep-water port. It is also the Department of Defense's key Atlantic Coast ammunition shipping point. The facility is on a 16,000-acre, Army-owned site near the Cape Fear River with 212,000 square feet of building space. NC has the nation s second largest ferry service for cars and passengers. The Fort Fisher to Southport line is located in the Region. Rail Transport CSX Transportation is the primary railroad service provider in the region connecting the Region s two metro areas Wilmington and Fayetteville and beyond. Norfolk Southern also connects to CSX at Fayetteville 3 shortlines Carolina Southern, Aberdeen & Rockfish and Red Springs & Northern also operate within the Region. CSX has a major rail yard in Hamlet and a TRANSFLO bulk transfer terminal in Wilmington. They have other operating facilities in Leland, Fayetteville and Clinton. Air Transport Commercial airline passenger and cargo service is available at both the Wilmington (ILM) and Fayetteville (FAY) airports. Carriers USAirways and Delta provide service at both airports and, Allegiant Air also provides service to ILM. Cargo service is also available at the Laurinburg-Maxton (MEB) airport. ILM maintains a new state of the art separate International Terminal for US Customs and Border Protection, providing a full service Federal Inspection Station (FIS) to clear international flights. This facility meets the new US Customs requirements. o Under federal law, ILM is the only location on the east coast where planes returning from areas south of 30 degrees North Latitude may land to clear US Customs and Border Protection north of Jacksonville, Florida, without special exemption. Aircrafts can be serviced to include fueling and catering on the US Customs and Border Protection ramp while being cleared with no need to taxi to the FBO. General aviation airports are located in 10 of the Region s 11 counties.
