1 STATE BANK OF INDIA Inspection & Audit Department, Corporate Centre, Patna Zone, Sone Bhawan, 5 th Floor, Bir Chand Patel Marg, Patna PREMISES REQUIRED FOR GUEST HOUSE ON RENT The State bank of India, Zonal Inspection Office, Patna is in need of a residential house /flat for its Transit Guest House for inspecting officials in a good locality at Bhagalpur, preferably near to Railway Station and Bus Stand & invites offers from the owners of premises/ attorney holders preferably on the ground floor/ 1 st floor having floor area up to sq.ft with all facilities including god connectivity, noise/ pollution free environment, adequate power, preferably with generator back up facility and water. The description of the house/ premises is given as under: I) Minimum 03 Bed Rooms preferably with attached bath rooms (western style). II) Dining Hall III) A Lounge IV) Kitchen V) Store Room VI) A Care Taker Room, preferably with toilet. The premises should have sufficient parking area for 2/3 cars/vehicles and the building should be ready or likely to be ready for occupation shortly (within a month). Interested parties agreeable construct/ make alterations/ additions as per Bank s requirements may send their offers in two separate sealed envelopes marked as Technical Bid and Price Bid respectively. The format for technical bid and price bid may be down loaded from our official website in procurement news or can be collected personally from General Banking Department under the DGM Secretariat of Zonal office at the following address.

The proposal along with the site plan, proof of ownership, terms & conditions should be placed in Technical Bid envelope. The minimum acceptable rent per sq.ft of the floor area/ total rent demanded should be placed in Price Bid envelope and may be submitted to the undersigned within the stipulated time, as mentioned elsewhere in this document. The Bank reserves its right to reject any or all offers without assigning any reasons thereof. TECHNICAL BID: The closed & sealed envelope containing the Technical Bid should comprise the following documents. The envelope should be subscribed Technical Bid for Guest House at (Name of place). i) Format, duly filled in, on which Technical Bid is to be submitted (Annexure A ) ii) Detailed Terms & Conditions which have to be accepted by offerer (Annexure B ) to be submitted along with the Technical Bid. iii) Site wise details of floor/floor area/ Nos of Rooms 2. FINANCIAL BID: The closed & sealed envelope containing the Financial Bid should comprise the following documents. The envelope should be subscribed Financial Bid for Guest House at (Name of place). i) Format, duly filled in, on which Technical Bid is to be submitted (Annexure C ) Please note the followings: a) All the forms viz Technical and Financial Bids to be filled up in legible hand. b) Both the sealed envelopes, as mentioned above, should be kept inside a single envelope subscribed as Offer for Guest House at (place of Guest House). c) The name, address, mobile no and telephone number of the bidder to be mentioned on each envelope. d) Financial details such as rates should be mentioned neither in the Technical Bid nor in the terms and conditions.

4 e) Please note that bids received with changes/ amendments in the standard Terms & Conditions are liable to be rejected. f) If the bids are submitted by an authorized agent, he should carry and submit letter countersigned by the owner specifying clearly, the powers & responsibilities of the agent. g) Only the floor area and not the covered area should be mentioned. h) Conditional tenders are liable to be rejected. i) Bids are to be submitted to The Chief Manager, State Bank of India, Inspection and Audit Deptt, Corporate Centre, Patna Zone, 5 th Floor, Sone Bhawan, Birchand Patel Marg, Patna so as to reach him latest by 3.00 P.M. on j) The Technical Bids will be opened at 4.00 p.m. ON at the above mentioned address in the presence of the bidders or their authorized representatives who may desire to participate. The offers will be evaluated on Technical parameters and price Bids of the short listed bidders only will be opened on a specified date, to be advised separately. 10 Annexure B (Submitted in separate sealed cover of Technical Bid) The Chief Manager (H.R. & Admin), State Bank of India, Inspection & Audit Deptt, Corporate Centre, Patna Zone, 5 th Floor, Sone Bhawan, Birchand Patel Marg, Patna Dear Sir, APPLICATION FOR OFFER OF GUEST HOUSE ON LEASE RENTAL BASIS AT TERMS & CONDITIONS With reference to your advertisement dated , I agree to the following terms: I) I will hand over the possession of the building after getting it renovated as per Bank s requirements. The rent will be released from the date of physical possession of the building complete in all respects to the entire satisfaction of the Bank to be verified by the Bank s Engineer. ii) The bank will be offered sq.ft of floor area with a total no of rooms on Basement/G.F./F.F. No rent will be charged for parking area in front of the house/ building. iii) All taxes present and future ie House Tax, Property Tax and any other Government, Municipal taxes will be borne by me. However, service tax, society service charges and maintenance charges to local welfare committee etc, if applicable shall be borne by the Bank. iv) I will construct/ renovate the building as per Bank s requirements as per plan approved by the Bank.

11 v) The lease deed will be executed for an initial period of 10 years with an option in favour of Bank to renew it for 02 more terms of five years each with an enhancement in rent after 05 years from the date of lease at the rate of 20% to 25% and on the same terms & conditions. However, the Bank shall have the right to vacate/ de-hire/ sub lease in full or part at any point of time by giving three months notice. However, the rent after 20 years shall be settled with mutual consent of both the parties. vi) Plastic paint, Oil bound distempering and painting etc. as per the bank s instructions shall be done after every two years falling which the bank will be at liberty to get the same done at my risk and as per actual cost. vii) I will, at my cost, arrange for separate electricity meter / sub meter having three phase electric connection up to 20 KW of load depending on actual requirement of the Bank and electric points including Power / A.C. points required for the Branch as per Bank s requirements. Actual electricity charges and water charges are as per mutual agreement shall be borne by the Bank. viii) Necessary arrangements for continuous water supply and independent underground and overhead water tanks of sufficient capacity will be provided along with electric pump for lifting of water to have continuous water supply. ix) Proper sewerage connection shall be arranged by me for the Bank. x) All external doors and windows shall be provided with steel grills. xi) All the expenditure of the lease deed will be borne by me and the Bank in ratio of 50:50. xii) Bank can make additions and alterations/ dismantling if necessary without involvement of basic design at any stage during currency of lease. xiii) I will provide vitrified tiles/ marble flooring in the premises and marble ceramic tiles in toilet area and 1 st class bathroom fittings including wall tiles. xiv) I will arrange to provide all sanitary fittings as per requirements of the Bank. xv) This offer is subject to the obtention of No Objection Certificate by me from the appropriate authority regarding commercial use of the proposed building. xvi) I will carry out major structural civil, sanitary and electric repair/ maintenance works, if required at my cost and I will also ensure the roof remains water-tight. In case the above repairs are required and I fail to attend the same, the Bank will carry out necessary repairs at my risk and cost.

12 xvii) There shall be no objection if glow sign in front or at top of the building is installed by the Bank as per the Bank s requirements. xviii)i will give approx 100 sq.ft of pacca open/ covered area for placing generator depending on Bank s requirements or more at roof or any other place approved by the Bank for which no rent will be charged. I understand that if any information given in this document or other documents submitted along with Bid documents are found not be true, Bank may terminate the contract and take other action as deemed necessary to protect it interest.
