10 EXECUTIVE SUMMARY Overview: The Air South Commerce Center is a state of the art industrial park created by the redevelopment of the three building, 57 acre site formally home to Oasis International. Currently two of the three buildings are occupied by Glazer s Distribution of Ohio. Glazer s parcel containing 23 acres has been retained by current ownership. Of the approximately 35 acres remaining, 6 acres has been sold to Buyers Auto Group for expansion of their existing facility and the remaining 29 acres encompasses the Air South Commerce Center ( Air South ). Air South is being developed in three phases (See Development Site Plan). Phase I commenced with the demolition of Oasis Building 1 an existing 350,000sf structure as well the demolition of miscellaneous smaller structures. The shovel ready acre site is slated for a state of the art 140,000sf (700 x 200 ) insulated concrete tilt up, 28 to 32 clear industrial building. The facility is ecommerce ready with 135 car parking expandable to 202 and includes 36 semi-trailer parking spaces. The car/trailer parking mix can be modified to allow for additional car parking if needed. Access will be off both Poth Road and Hamilton Road, however truck access will be restricted to the Poth Road entrance. Note there is an existing traffic light on Hamilton Road which is dedicated solely for car access to Phases I & III. Phase II is a acre site featuring a state of the art 259,800sf (1,000 x 260 ) insulated concrete tilt up, 32 clear industrial building with 205 car parking and 40 semi-trailer parking spaces. 60 column free speed bay. Access will be off Poth Road. Phase III is a acre site with a proposed 10,400sf single tenant retail or multi-tenant medical/professional office building. Access will be off both Poth Road and Hamilton Road, however truck access will be restricted to the Poth Road entrance. Note there is an existing traffic light on Hamilton Road which is dedicated solely for car access to Phases I & III. Location: The development is located at the Northwest corner of Poth Road and Hamilton Road just 1/2 mile south of Port Columbus International Airport (See Aerial). This intersection will be the entrance to the City of Whitehall s Acre Airport South Commerce and Tech Park. In addition to the proximity to Port Columbus this site has tremendous freeway access to multiple interchanges: 2.0 miles from Broad Street (SR 16) at I miles from Hamilton Road (SR 317) at I miles from E. 5 th Ave at I miles from I-70 at I miles from I-71at I

11 Traffic Signal: Bus Route: Infrastructure: Rail: There will be two ingress/egress points, one off of Poth Road and one off of Hamilton Road. The access off of Hamilton Road is enhanced by a dedicated traffic signal. This site is located on a main cross town bus route serviced by the Central Ohio Transit Authority (COTA). Basic infrastructure and utilities are already in place within the Airport South Commerce and Tech Park. To maintain the Tech Park s cutting edge, Whitehall has over $3 million dollars worth of improvements planned along the Hamilton Road Corridor to be completed in 2016 (See Attachment). Improvements include renovations to the railroad overpass including gateway signage, new streetscape grass median, street lighting, mast arm traffic lights, walking paths and improved bus stops all the while affording increased connectivity to the City s nature park, Whitehall Community Park. The site is serviced by the Genesee and Wyoming Railroad This provides a competitive advantage as G&W can forward freight from either CSX or Norfolk & Southern. Although the spur is currently inactive it can be put in service within 60 days. Utilities: Electricity: Natural Gas: Provider AEP (American Electric Power). Redundant power is available as this site is in the center of three AEP substations. AEP can provide an AFS or Alternate Feed Service providing power from multiple substations. Currently there are two exiting circuits on site, a +/-5MVA circuit from the Bexley substation +/- 3 miles to the south and a +/-4MVA circuit from the Etna Road substation +/-2 miles to the north. Currently the Phase I site is serviced by a 10 main tapped directly into a 42 transmission main on Hamilton Road. There is also an 8 distribution main on Hamilton Road and 12 distribution main running along Poth Road that will feed Phase II. AT&T and Time Warner Telecommunications. One of the most significant upgrades within the Airport South Commerce and Tech Park is the multi-million-dollar addition of High Capacity Dark Fiber to be installed in the second quarter of This will give large data users access to multiple providers reducing data costs 10% to 20%. Within a one mile radius are located facilities for Defense Supply Center Columbus (DSCC) Federal Express DSW Glazer s and Priority Designs

Air South Commerce Center Phase II has 15 year 100% Real Estate Tax Abatement. Phase III is eligible for as much as Fifteen Year (15) Year 100% Real Estate Tax Abatement. All Phases may also be eligible for reimbursement of up to 50% of employee income tax for up to six (6) years. City of Whitehall Income tax Rate: 2.5% Whitehall is a very business friendly city.
