1 A NEW ALDI FOOD STORE FOR CHELLASTON A new Aldi Aldi, the award-winning discount food retailer, is preparing a proposal to develop land off Swarkestone Road,, close to the Bonnie Prince Roundabout. We are proposing a new, high-quality food store, and a smaller retail unit containing two or three occupiers. The chosen site already has planning permission for a supermarket in principle, which was granted in 2013, so this application would be to gain permission on the specific layout and design of the proposed development. The proposals would provide: Approximately 40 new local jobs as well as additional roles during construction, and supply chain opportunities A multi-million-pound investment into the local area A vibrant, modern new food store A smaller retail unit containing two or three occupiers Improved shopping choice for residents, offering high-quality Aldi products The opportunity for residents of to shop for food locally Convenient access, as well as free customer car parking The new store would sell a variety of high-quality products at deeply discounted prices. On average, Aldi is 30% to 40% cheaper when compared with the UK s larger national supermarkets this allows residents to purchase their everyday items at low prices, without having to compromise on quality. CGI of the proposed development MORE SHOPPING CHOICE FOR CHELLASTON A new Aldi food store at this location would improve the local retail offering, and help to reduce travel distances for local residents who currently have to travel further afield for their food shopping. The nearest Aldi store is in Alvaston, and a new store closer to would be more convenient for residents, increase local shopping choice, and help to retain spending within the area. LOCAL EMPLOYMENT OPPORTUNITIES The proposal would create approximately 40 permanent full and part-time job opportunities, including managerial positions. Aldi offers wages above the industry average, and employees will have access to proven opportunities for career progression, high levels of training, and a guaranteed minimum of 20 to 25 hours work per week, depending on their role. 2 THE PROPOSAL Swarkestone Road Primary access to the store The Wider Masterplan Area Proposed Development A50 Aerial view A NEW ALDI FOOD STORE Development of the site would provide a new Aldi food store with a net sales area of 1,254m², alongside car parking and servicing facilities. The proposed store would stock the same range of high-quality, award-winning products found at other Aldi stores. The proposed floor space would mainly be for convenience and food goods, with a smaller range of non-food products, alongside servicing and staff areas. COMPLEMENTING THE LOCAL AREA The proposed Aldi food store would provide a new retail offering, significantly enhancing access to food shopping for residents of and the surrounding area. Aldi stocks around 1,500 lines of products, unlike larger supermarket chains which can stock in excess of 20,000 lines. The modest size and unique offering means Aldi stores do not act as a one-stop shop. Unlike other, larger retailers, Aldi stores do not feature in-house butchers or fishmongers and therefore have a minimal impact on existing traders.

3 DESIGN AND LANDSCAPING DESIGN The aim of the development is to provide a high-quality and attractive food store, creating a modern shopping environment for residents of and the surrounding areas. Aldi has carefully developed its proposal to ensure the scale of the building is in keeping with its surroundings and the wider development. To achieve this, Aldi is proposing a glazed frontage to give a crisp, clean look to the building and provide a light, airy feel for shoppers. To ensure a high-quality appearance over the long term, and to minimise maintenance costs, Aldi uses quality materials both inside and outside its buildings. ENERGY EFFICIENCY Aldi is already meeting high standards of energy efficiency and is committed to responsible energy usage. Aldi only uses environmentally friendly, energy-efficient refrigeration and lighting. A heat recovery system from the refrigeration condensers provides almost all heating for the store, re-using wasted machinery heat. In addition to recycling heat from refrigeration, solar panels would be installed on the roof, providing the store with a further proportion of its electricity needs. Proposed elevations LANDSCAPING Aldi takes great pride in the style and design of its stores, with landscaping schemes a key part of creating an attractive and welcoming environment. Aldi has given careful consideration to the landscaping on this development and proposes new planting throughout the site to enhance the appearance of the area. Aldi contractors visit stores on a regular basis to ensure the quality of the landscaping and planting around the sites is maintained.

4 HIGHWAYS AND CAR PARKING Proposed site plan ACCESS The principle of the proposed access to the store has been agreed as part of the outline planning permission. Access to the store for cars, bicycles and pedestrians will be provided from the permitted junction with Swarkestone Road, which also provides access to the Wider Master Plan development. A new bus stop to serve the development was agreed as part of the outline planning permission for the site. PARKING The store and retail units would have 137 car parking spaces, including six dedicated disabled badge spaces, and six parent-and-child spaces. As part of Aldi s commitment to promoting sustainable modes of transport wherever possible, appropriate cycle parking would also be provided at the store. TRAFFIC Aldi will undertake a Transport Statement as part of the planning application to state the traffic effect of the store, and compare it to that of the permitted development. This Statement will compare the effects of the proposed development and the permitted development. The scope of the Statement will be agreed with the Council s Highways Officer. A Travel Plan will also be introduced at the store to encourage staff to travel by more sustainable modes of transport than single-occupancy car journeys. DELIVERIES An Aldi food store is on a modest scale. Aldi stocks a carefully selected range of approximately 1,500 lines, compared with typical supermarkets such as Asda or Sainsbury s, which stock in excess of 20,000 lines. As a result, an Aldi food store will generally require only approximately four deliveries per day, supplemented by smaller deliveries of bread and milk. Aldi operates a closely managed servicing arrangement for each of its stores, and aims to complete store deliveries outside peak transport hours. The proposed servicing arrangement for this site is separated from the main car park via the service/fire road to a dedicated self-contained loading area. Aldi uses pallets which are off-loaded straight into the warehouse from the trailer, with no external activities.

5 LOCAL ISSUES BEING A GOOD NEIGHBOUR Aldi stores are often located close to homes and communities. As a result, Aldi has developed a number of neighbour-friendly practices: Aldi aims for its Store Managers to be familiar with the local area, which allows them to react quickly and sympathetically to any local issues The unique delivery system used by Aldi enables products to be transferred directly from the vehicle straight into the store, without the need for external movement of goods.
