Please note: the mathematical model can be used in any metro market including markets where we don t compile data yet. The interesting part is that prior year building permit totals are NOT part of the prediction calculation. i.e. We are not simply presenting a trajectory based on historical trends. My goal was to develop a model that uses prior year data to PREDICT "demand". More importantly, knowing how accurately the model predicted 2012, 2013, 2014, and 2015 is essential to trusting the model to predict (EXAMPLE: In the Raleigh NC market, the model was 97% accurate in predicting the building permits for 2012, 2013, and For 2015, the actual permits are on pace to be 12% LESS than model predicted. This is actually good news because the model shows the "need" and attendees concurred with the model by stating major lot shortages are hindering the market) If you would like a BUILDING PERMIT FORECAST for your metro at an upcoming HBA event in 2016, please feel free to call or correspond.
