(b) Demand Surcharge - To distribute power usage as per ETOU s scheme. - To acquire device/software solutions for limiting max demand. (c) Connected Load Charge To reduce the declared max demand to TNB. (d) Payment Surcharge To pay bills on time. 5

6 WHAT IS ETOU? Extended Time of Use # Extracted from TNB website 6

7 WHAT IS ETOU? Extended Time of Use Current Flat Rate for Teega : C1 (Perdagangan/Commercial) Usage : RM0.365 per kwh MD : RM30.30 per KW CLC : RM8.50 per KW PF : 1.5% surcharge of the current bill for every 0.01 less than 0.85 power factor. 3% surcharge of the current bill for every 0.01 less than 0.75 power factor Facts : Teega Mixed Development is ELIGIBLE for ETOU. (Off-Peak RM0.281 per kwh, Mid-Peak RM0.357 per kwh & Peak RM0.584) Questions : But how much can we save? 7

Conclusion : Propose to apply for ETOU scheme starting 1 st Dec

10 MOVING FORWARD ONCE ETOU IS ADOPTED Step 1 : To understand the consumption profile and work to move the usage out from the peak hours(red) to mid-peak(orange) & mid-peak(orange) to offpeak(green). Step 2 : Update the timers accordingly for the lightings and pumps. (Bahar & Technicians) 10

11 TO REDUCE THE USAGE (kwh) For Building 2 (Tower A) : 13 Each Level Corridor lightings Per Level No Point No CFL Bulb Rating CFL(W) Total Consumption per level(w) Total Consumption(kW) Per Day (kwh) Per Month (kwh) Rate (kwh) Cost per month Sum RM0.37 RM9, Savings Percentage (per month) of savings Implement timers setting for Common lightings 40% (off from 7.30am to 6.30pm = 11hrs) executed on 26th Oct Essential RM0.37 RM6, Common RM0.37 RM1, RM7, RM1, % To be implemented in stages as need to remove ballast from all the PLC fittings Implement LED Bulbs (9W) Essential RM0.37 RM3, Common RM0.37 RM RM3, RM5, % Note : Previously all corridor lightings are on 24 hours. Per level consumption is 1044W which is equivalent to 1.5HP airconditioning. Cost per PLC LED bulbs Number of bulbs required Total Cost ROI (months) with savings RM RM29, Step 3 : It is crucial to start changing all the CFL bulbs (18W) to LED bulbs(9w) with the same LUX brightness. #RM15 per LED bulb(9w, 4500K, 15000hrs) is an estimation for Philips bulb from LAZADA. ROI to convert all LED bulbs is 5.5months. Step 4 : Another possible savings is to implement the OFF timing for Common Lightings (40%) and maintain the Essential Lightings (60%) from 12.00am to 6.00am. 11

12 TO REDUCE MAX DEMAND SURCHARGE st 3 Months Declared Demand (kw) 75% Declared MD(kW) SUITES TOWER A TOWER B OFFICE RETAIL imum demand (MD) is the highest level of electricity demand recorded by TNB meter during a 30-minute interval in a month. Tariff : RM30.30 per KW Proposal : - To distribute power usage evenly and to reduce concentration on certain hours. - To obtain devices to measure/monitor the consumption on-line. 12

No CLC surcharge on 7 th year onwards. Taking Oct-18 s(3 rd year) bill as reference, the total CLC amount is RM3, Assuming the Demand captured is the same for the month of Oct-19 (4 th year), the amount shall be RM9, (163%) 13

To check with developer / consultant if the declared Demand can be altered. With the past 1.5 years data, we should be able to provide a more accurate Demand. CLC charges shall not apply if the Demand captured/recorded is higher than 75% of the Declared Demand. For eg, to reduce the Declared Demand for Suites to 200kW, and 75% shall be 150kW. With proper control and monitoring, as long Demand captured is more than 150kW, CLC surcharge shall be waived. 14
