4 About Us Rent Branson was founded in 2005 and has grown steadily each year. Our Team Valerie Budd Biography & Photo Valerie Budd Branson became our home away from home when the kids started attending Kanakuk Kamps in the 1990 s. We fell in love with the area and bought our first cabin in We have grown and now manage numerous properties treating each as our own. JD Grogan Biography & Photo JD Grogan Jeremiah is the manager of maintenance and landscaping. Jeremiah has a family that is growing! They have 4 beautiful daughters and a son Many blessings for them as well as Amazing Branson Jeremiah s wife home-schools their lovely daughters. Rentals to have them part of our team. Nancy is busy with the cabins as well as her many children (and, believe it or not, grandchildren too) and will be able to assist you with your needs while at the cabins! Nancy has been residing in the Branson area for numerous years and is a great source of information. She has been a blessing to our team for several years. Jessica Grogan Biography & Photo Jessica Grogan You will probably talk to or hear from Jessica our manager of reservations. Jessie is also an invaluable part of our team. Jessie lives less than 5 minutes from most of the properties. She is always cheerful and extremely helpful. 4

As long as your property looks desirable and your listing looks appealing (we help create the perfect listing on your behalf), there is generally no problem getting guests to book your home during the summer and holidays. 7 Matching Guests to Your Home Most new owners voice a concern about strangers coming into the vacation homes and want to know what we do to minimize risks. As vacation home owners ourselves, we completely understand this concern. We take any one, or all, of the following actions to minimize risks: Require guests to provide their full names, phone numbers, s and full address Require at least one guest be at least 25 years or older (Copy of drivers license often required) Phone the lead guests to confirm details and ask any questions the rental application may have raised If we have any doubts we turn to Facebook, Twitter, Instagram, LinkedIn and Google to help learn more about potential guests Our staff is on property often and are able to confirm guests are being respectful of the homes and any neighbors. We have also created a do-not-rent-to list of previous guests we will not host again Strict maximum number of guests per property (varies depending on the size of home) 7

9 Your Home You may have purchased your vacation home as an investment and it is our goal to help you maximize that investment. Before you move forward, there are a few things we would like to bring to your attention. Guests renting your home will have certain expectations, regardless of the cost. At Rent Branson we pride ourselves on holding high standards with not only our guests and services, but also our homes. Each year, the standards in the vacation home industry rise and it is our goal to consistently surpass these expectations. In an attempt to meet these growing expectations, we ask the following as a minimum: The interior and exterior of your home must be spotlessly clean at the commencement of our agreement. You may hire our services to help your home reach this standard, but it must be completed prior to completing the onboarding process. We will provide a checklist for you to follow to ensure cleanliness. Furnishing must be of good standard without stains, tears or threadbare areas. A throw over a worn spot will not suffice- guests will notice and complain. Beds must have good mattresses and pillows. Kitchens must be equipped with basic pots, pans, tableware & necessities. Appliances should be free of rust/significant marks and must be clean. We can supply you with a recommended inventory upon request. The outdoor area must have a hot tub and propane grill. We can help you purchase these upon request. The home must be well maintained and free of any defects that could cause liability or safety issues to guests. Please pay attention to deck railings, steps, stairs and docks. Each home must have working smoke detectors in accordance with regulations. 9

10 Your Rental Rates & Our Commission We are experts in assessing an appropriate rental rate for your property. Our rates vary depending on the season, day of the week, availability and more. After our account manager has viewed your home, you will receive a report providing an assessment of what your potential annual income may be. We generally provide an estimated range based on our 10+ years of experience in the industry. Our guest rental rates are extremely competitive based on our overall services and quality of homes. We have found the perfect balance between pricing too high and too low, in an attempt to find the perfect quality guest. Our property management service commission is equally as competitive as our rental rates and varies depending on the size and quality of your home.
