9 I will funnel prospective buyers through my Powerline system, forcing them to get home information via your audio ad. This eliminates the possibility that a buyer wrongly disqualifies themselves based on the home s features before I have had the opportunity to work with them. The moment they call I am notified with their phone number, name and address so I can follow-up while they are interested in your property. After identifying them, I don t wait for the buyer to call me; I call them. I then qualify them and sell your home. I don t sit passively by and wait for an offer. This ensures you get the highest possible sales price for your home.

10 Powerline Listing Presentation The Concept: How I Will Obtain The Maximum Sales Price For Your Home At this moment, there is a fixed universe of buyers in our marketplace. When we introduce your home to this universe of buyers, in order to create the best environment for the highest possible offer we must accomplish two goals: 1. We must maximize your homes exposure so that as many potential buyers see it as possible 2. I must be able to identify potential buyers that have expressed interest so that I can follow up and sell them your home Traditional marketing that most realtors use, the me-too copy cat strategy will not achieve either of these goals. Most agents will list your home on the MLS, put a yard sign with a brochure box out front, place a print ad with a text description of your home in a newspaper or magazine and put on an open house. While these marketing techniques will introduce your home to the universe of potential buyers, without the use of call-capture they are reactive; meaning they require that a prospect call me for me to know they are interested in your home. Worse, in many cases when prospects call on reactive advertisement they get redirected to another listing if they do not make contact with the listing agent immediately. Don t believe me? Call an office ad on a listing and see what happens. Reactive marketing does not help me sell your home at the maximum sales price; in fact it puts us in a position of weakness in the negotiation process because I will usually only be working with a single buyer at a time. Introducing your home to the universe of buyers using the Powerline call-capture system allows me to maximize your homes exposure in a proactive manner; I identify the interested prospects, not the other way around. This helps me sell your home at the maximum sales price because I will be selling your home to multiple buyers at the same time. My Powerline service is a selling tool that helps me sell your home for the maximum sales price because it generates more buyer calls. Iit enables prospective buyers to call into a pressure-free audio ad that provides information 24 hours a day, creating maximum exposure. When the prospective buyers do call, my service captures their phone number, name and address and delivers it to me immediately so I can follow-up. This gives me accountability; this enables me to be proactive and create a situation where I have multiple buyers bidding for your home. Selling your home at the highest possible price is about maximizing exposure, and just as importantly accountability. Powerline helps me accomplish those goals. Let me demonstrate this to you

11 maximizing your home's value One of the benefits we offer our clients is advice on which remodeling projects bring the greatest added value at resale. While our years of experience have taught us which improvements are valued most in this local area, we weigh that against regional and national averages to draw the most accurate, statistically -sound recommendations. For our region, here's the average return on investment for some common projects: Bathroom remodel South 94.1% Deck addition South 76.1% Window replacement South 79.2% Attic bedroom South 79.9% Family room addition South 77.3% Roofing replacement South 70.4% Master suite addition South 86.7% Major kitchen remodel South 85.1% Basement remodel South 75.6% Sunroom addition South 73.9% Source: REALTOR magazine, December 2004 Your specific return on investment will depend on the value of your home, value of similar homes in your neighborhood, the availability and pricing of new homes, and the rate at which property values are changing in surrounding neighborhoods. Ultimately, a remodel can increase your equity when you sell. Our goal is to net you the most money possible. We will help you decide which specific projects will maximize your home's sale price.
