Like this one Just some mild discomfort There are many new slides in this presentation because the one I did in October described each of the available solutions on the market and this one has the nuts and bolts for a potential roll-out.

3 Tonight s Presentation In an effort of time and consideration of others please allow me to go through all the slides before you ask questions. I think every question will be answered as I go through this information. A Q&A will be available at the end.

6 Problem Statement Ranchero Village residents have been facing skyrocketing costs for our Service Providers that give us: TV Internet Phone. We have found a solution to this, and possibly a way to save most of us considerable monthly cash real cash! The Vendor we are looking at is Spectrum the one we complain most about

7 First Cut -Lawyers said go ahead but just Share holders This cannot be just for the Shareholders - we need to include ALL residents because we are one community and everyone can use this financial relief. The entire Board voted and approved to take the next step and then the fun started.

8 I put a Poll on NextDoor to announce the possibility to reduce costs for TV and Internet services I wanted everyone to know about this. First reaction from some residents

10 Overview of Survey Comments Residents Actual Comments: This is a SCAM! 150 people 91% favorably saw the value. This is a BIG GOVERNMENT CONSPIRACY Sounds almost too good to be true. Sheep to the slaughter I just calculated now paying $160 month while there and $18 per mth holding fee is approx 1050 per year. bulk rate will be a no brainer.

11 Overview of Survey Comments Other residents thought the following: Sounds very interesting to me with a $220 monthly fee for bundle of phone, internet, and no premium channels like HBO, etc. I have to add, this is a great deal and I would love to have cable again. I hope this works out! I pay nothing now, on very tight budget and I can't afford. I have a contract for another year with DIRECTV. Will the contact amount be bought out or will I have to pay for both Spectrum and DIRECTV?. Answer is contract can be bought out and No you won t have to pay for both.

12 FIRST - This is not a Scam!! I can t go anywhere without people asking me when we can get the Bulk Rate. s, PM, knocking at my door, phone calls.

13 WHY ARE WE HERE?? On Feb 2018 the current Spectrum contract renewed automatically and we will continue on a retail price with Spectrum and no discounting. WE, AS A COMMUNITY - If we decide it is the way we want to go we can make it happen later in this year. With a January 2019 start. It is VERY simple We take it or live with the following options:

14 Our Options Today Satellite Over the Air Antennas DSL Spectrum Retail (cable TV, Phone and Internet) Nothing or smartphone/tablet

16 Thinking Spectrum is Offering Bulk Rate prices for RV The final price came to: for Cable TV and that includes a digital box for the TV. for Internet and that includes the Modem with WiFi. Tax is added and we will get into the pricing in a few slides Bulk Rate is the model Spectrum is going in Nation Wide (37 states is last count). For us One invoice we write 1 check

17 Overview of Prices $40 for Cable TV and 100/10 mbps Internet The tax rate for our area is 13.66%. Please keep in mind that there is no tax on the internet. The taxes on the $40.00 would be approximately $3.01. This includes the HD Box and Internet Modem broadcasting WiFi in your home. We would pay $43.01 a month $ a year per home (938 homes in total, no exceptions)

19 What TV channels will I get? TV SELECT Included See TV SELECT Doc No Need to squint there are 125 channels in total including HD Note Analog and Digital for 209 in total and yes CNN, Fox News, & MSNBC and ESPN I will post the latest list of these on NextDoor and will make copies and post them in the 3 clubhouses for people to review. People with 25mbps Internet bumped to 100Mbps at no charge [Legacy modem swap needed but no charge]. Satellite Contract? Need to go full retail and have spectrum pay off any contracts if we move ahead you will need to do it quickly.

20 In other words If you have one Television and have the Internet You are taking advantage of the Bulk Rate and you will not see a bill from Spectrum The lot rent will go up $43.01 because of this but I have been told by dozens of residents SO WHAT! I am paying over $120 a month and they are going to increase my rates in a couple of months. Unlike a lot of neighboring parks next to us we have not had a rent increase in 4 years. Yes, it is a lot rent increase, but I can certainly live with this kind of increase.

25 Bulk Rate RV Benefits If 1 TV and just Internet. (bulk rate) you will never receive a Spectrum Bill for the next 5 years Most of us will save anywhere from $60 a month to $150+ a month. One Canadian Shareholder stated to me The savings I get will pay for my Real Estate Taxes!

27 Yes there are some considerations for seasonal BUT All park residents would be paying $43.01 a month for 12 months a year.. Key word is ALL. No one is exempt

28 Seasonal Consideration All park residents would be paying $43.01 a month for 12 months a year.. For Seasonal if you have a phone $4.99 a month to hold only the phone and your telephone number Other Seasonal Perks: If you have a phone, 4 TV s a DVR, and all the premium Channels it s ONLY $4.99 for seasonal monthly rate and that is for the phone only. If you do not have a phone, and have 4 TV s a DVR, all the premium Channels they are not billed to you when you go on seasonal.

29 Seasonal Consideration All park residents would be paying $43.01 a month for 12 months a year.. Each of you snowbirds will have to see how much of a savings this would bring you. The ones that are here1-2 months a year may not realize much of a benefit. We have full time residents that will benefit tremendously

31 We need to know the count 91% of 150 when it was first announced is not enough to move ahead without a better idea. We need to know how many people don t want this opportunity The survey tonight will give us some numbers and the volunteers going door to door will give us the rest in order to see what you want going forward.

32 Actual Survey I would like Ranchero to purchase bulk cable and internet for the entire park if the total monthly cost is less than $50 per month (year round, no seasonable stop available). The cost would be included in the monthly maintenance/lot fee. I do not want the park to purchase bulk cable or Internet. The $50 is a safe number as a max once we figure out the FINAL cost FOR THE FORBIDDEN UNKNOWNS!

33 UNKNOWNS 1 of 2 The Ranchero Park owned homes will not be paying the $43.01 By Law we (RV) cannot make a profit on this, and costs for goods and services will be a pass thru There are always a number of units that are delinquent with their rent payments and we may not collect. Ever! Do not know if Resource Management will want a processing fee increase (we think not but they need to be included in the final process)

34 UNKNOWNS 2 of 2 Attorney fees to change leases and negotiate contract with Spectrum Never know when Florida may increase the various taxes on the cable/internet service We know there are some that do not want it and we need to get feet on the streets with survey forms for all to fill out so we can get a fairly accurate account of how many do not want it. Right Now I don t have a CLUE!!!

35 When Can we start saving money?? If we want to start January 1, 2019 There are a lot of things that need to be done. A contract between Spectrum and Ranchero Village will need to be negotiated and signed by Sept 1, 2018 Spectrum needs to do a lot of work on their end. Marketing letters to all residents Details of roll-out Equipment allocated I am sure there is more on their end as well as ours. Resource Property Management needs to be involved RV has to send out letter to all residents notifying of a lot increase.

37 Bulk Rate Benefits Personally, having Bulk Rates is a selling point in buying, renting and selling in Ranchero Village because people know how much these services are and see it as a real value. Other HOA s are contacting me

38 Bulk Rate RV Benefits We need to figure out what to do with the $93,800 from Spectrum. As I mentioned in the first Open Forum we will have a check from Spectrum to Ranchero Village for almost $94,000 (door fee) 60 days after installation.

39 Remember It is very simple We take it or leave it THERE ARE REALITY DOWNSIDES

40 NON BULK - Down Side Your current services and prices (cable or satellite) will remain the same based on your existing plans and Satellite contracts. We would be 100% Spectrum Retail WITH NO discounts and prices will be going up. Some people are stating they were paying $150 and just received an increase to $180 Some people have decreased their Spectrum Services and saw their prices go up!

42 NEXT STEPS We need to count the survey votes not only tonight but as many as we can and that means going door to door. Then we will see where we are and publicize the results to EVERYONE.

43 NEXT STEPS We need to form a group of volunteers for the NEXT STEPS I have a list of volunteers from the Oct forum but I need to re-affirm serious volunteers because it is a call to action. My suggestion is: To get people that will be very proactive and willing to help get the word out to all residents Seasonal and Full Timers. Volunteer group leaders Door to door to educate Door to door to get signatures of people willing to save money with this effort Get them while they are here
