3 Here's Your Report! Dear Friend, Here s your Meadowland Price Report which includes a summary of all sold homes for the last 6 months in the Meadowlands. This report will give you a general idea of what homes (at least from the outside) are selling for today. As you probably know, there can be tremendous variation in what identical model homes sell for even on the same street! So please take this report with a small note of caution. The value of a home depends on factors besides just housing type and number of bedrooms. Things like market supply and demand factors, square footage, overall condition, upgrades, lot size and specific location are just some of the other key factors involved. Real estate consultants like us would be able to help you sort through these influences on value and keep you safe when its time to sell your home. Our intention was to create an easy to read report, full of valuable information about what a typical home sells for in The Meadowlands provided as a free service to local residents. Enjoy! 4 Uncommon Knowledge pt: 1 Q-Should we finish our basement if we're considering selling?? A The best reason to finish your basement is for your own enjoyment while you live in your house. It can be a fun or practical or incomeproducing space. If you are thinking of selling, though, you have likely wondered whether it is worth finishing your basement to increase its market value. The answer is: See below :) The following stats are based on all Meadowland sales from Jan 2015 to date. We compared the average price of all sold properties WITH finished basements to all properties sold WITHOUT finished basements. There were a few hundred of each. The findings are quite interesting... Un Finished BSMT $573,730 Finished BSMT $601,675 Thats a difference of $27, It may sound tempting at first but according to many contractors the price ranges from $25 $35 per square foot. Using a simple calculation based on a 1000 sqft basement & you're looking at $25 35,000 depending on materials used! So, should you spend a dollar to make a dollar? We suggest no. There are much better ways to invest in getting top dollar for your home. Stay tuned for these TOP reno's or request a room byroom review for your home.

7 Weekly Appointment Report As important as recent sales are, buyers are comparison shoppers. This means current inventory and a bump or decline in buyer activity can mean thousands of dollars in or out of your pocket. Since Re/Max Escarpment sells more real estate then any other brokerage in the area, the below report gives us vital information in real time. It shows the number of showing booked per day, the average number of homes buyers are viewing before purchasing as well as the tops areas and price ranges for the week! INDEX- PAST 4 weeks may 4 THE STORY THIS WEEK: Activity in the Appointment Centre dipped slightly due to the Canada Day long weekend. However the total number of appointments booked for the month of June increased by 7.6% over the same month last year. There s no doubt we are doing bigger and better numbers through the years, but where is the action coming from? The Hamilton Mountain dominates the top 5 spots in appointments booked, and we see million dollar homes selling in Burlington again. Our very low Sold/Appointment Ratio is also responsible for our continued success as this week as it shrinks down to 8.1. The quicker we sell homes, the lower it goes, so let s keep at it! 10 Average Price Growth HEAT MAP This image shows the previous 1 year average price increase as a percentage. Overall the increase has been very strong. We will continue to keep you up to date with the latest stats!

11 Average Turnover Rate HEAT MAP Turn over rate refers to the number (or percentage) of homes out of every 100 that sell each year. In areas where new home are being built, the turnover rate is always higher, as is the case with the Meadowlands. Older more established neighbourhoods typically have lower turnover rates
