1 Jb Capsule Supplementary Infrmatin: Husing Manager Leasehlder Services Salary Range: Circa 37,500 Hurs: 18 per week may pssibly be subject t increase Rle Purpse: T prvide excellent management t the Leasehlder Services Team ensuring the delivery f custmer-rientated services fr Cuncil tenants and leasehlders. Example utcmes r bjectives that this rle will deliver: T ensure the team prvide a high standard f management t leasehlders, and that lease cnditins are adhered t and statutry respnsibilities t leasehlders are satisfied. T ensure that perfrmance targets in the fllwing areas are met in their team and that all prcedures are carried ut in accrdance with Cuncil plicy and current legislatin: Annual and nn-annual service charges fr leasehlders (including prductin, apprtinment, invicing and recvery) T ensure Right t Buy applicatins are prcessed in line with legislatin s that tenants are able t exercise their Right t Buy and rganisatins bligatins and interests are met, t include checking and apprving RTB2s and RTB ffers T ensure the prcessing f Deeds f Variatin t Cuncil leases are carried ut as per prcesses and legislatin Liaising with ther husing staff r services where breaches f lease ccur Buy-backs, Enfranchisement, Lease extensins and Dispsal f Surplus Areas f Land Majr wrks cnsultatin and billing T wrk clsely with Prperty Management Team t ensure that tenants and leasehlders receive the best pssible service. T ensure that all cmplaints are dealt with in accrdance with the Barnet Hmes cmplaints prcedure.

2 T ensure that crrespndence frm Members, MPs and the Lcal Authrity Ombudsman are dealt with within specified time-scales and ensure there is gd cmmunicatin generally s that gd practice can be develped in c-peratin with such individuals and rganisatins. Onging cntributin t the scping, develpment and enhancement f the Leasehld Management mdules in the current and any future rganisatinal IT systems. T ensure staff update and maintain relevant filing and IT systems t prvide rbust audit trails fr all tasks and peratins that fall within the teams, the service and the rganisatins remit. T keep staff and ther clleagues as apprpriate, infrmed and where necessary prvide briefings, t raise awareness f all relevant changes in legislatin. Cntribute t develping services and prcedures fr Husing Services as a whle. T ensure all activities carried ut by members f the team are in accrdance with current Health and Safety requirements and legislatin. T cntribute t the cntinuus develpment services prvided t leasehlders, freehlders wh pay a sharehlder and tenants wishing t exercise their right t buy. T challenge existing wrking practices, seeking innvative slutins and learning best practice frm ther rganisatins in the sectr Ensure that equal pprtunities plicies and practices are in place t eliminate unfair discriminatin bth as an emplyer and prvider f services. Ensure that a safe wrking envirnment fr emplyees is prvided and t integrate health and safety in all activities t safe guard emplyees, cntractrs, members f the public, in relatin t prperty and the envirnment. T manage the Annual Service Charge prductin prcess which includes preparing and billing estimated and actual service charges as per the lease. T ensure that leasehlders are cnsulted abut prpsed wrks in accrdance with Cuncil plicy and legislatin, and are advised f the cst and billed within relevant time-scales. T manage the cllectin and recvery f service charges within the team, including any necessary legal actin. Wrk flexibly within the scpe f this pst t fulfil the business bjectives cntained within the Barnet Hmes delivery plan. T manage the administratin f the Right t Buy. 3 Resident Participatin and Cmmunity Develpment T establish a netwrk f cntacts with all ther services and agencies wrking in the area and ensure there is nging liaisn n strategy and individual issues, and participate with ther services wrking in the area. T ensure that leasehlders are invlved and cnsulted in develping the service. T identify pprtunities fr the develpment f new recgnised Tenants Assciatins and ensure sufficient advice and supprt is prvide Financial Respnsibility T effectively mnitr and manage allcated budgets and take actin t ensure expenditure is kept within budget and cntribute budgetary infrmatin as needed fr the Leasehld Services Team, Husing Services, Barnet Hmes and the Cuncil as a whle.
