1 Welcome to Vikings Landing We realize that moving into a new community is a consuming and stressful chore. Along with making sure all the furniture and those precious belongs are ok are the mundane things such as. What days are garbage days. How do I get in the gate. Or, Who are my Neighbors? While we can t help with that furniture, we sure can help you learn about your new community. However, before we get into the mundane, let s talk a little about Vikings Landing history. Viking Landings was conceived as a unique 35 resident development located in the heart of the City of Port St. Lucie. The development was built in two phases. Phase I, down SE Vikings Drive and through the gate to SE Norseman Drive and later, Phase II, through the gate and right to SE Erickson Drive. The result was a gated community, bordered on two sides by the North Fork of the St. Lucie River and Florida s C24 Canal, which afforded a private and peaceful living experience. Separated from the city through its gated portal, Viking Landing residents have worked together over the years to preserve the beauty and peace of the original community. In 1977 Viking Landing s developers incorporated the Vikings Landing Property Owners Association (VLPOA) so they and subsequent owners could be assured that the community would be maintained and managed in a manner that preserved its original beauty and charm. Accompanying the Articles of Incorporation were Bylaws and protective Covenants that charted the direction of the original Viking Landing Property Owners Association and defined the community responsibilities of the individual property owners. 1 P age

2 FAQ s How do I get in the gate? Hopefully, the previous owners has given you one or two electronic gate openers and possibly coded gate cards for the alternate gate opener right before the entrance guard house. The gate openers should be coded for the gate and when activated will open the gate as you turn into SE Viking Drive. If you did not receive gate openers or coded cards, please contact Bonnie Larson at (772) Bonnie will be able to discuss several options for your needs. How do I get my name in the entrance box? The entrance call box enables visitors to contact you for access to the community. Please contact Coastal Property Management ( ) to have your name and phone number entered into the system. You will need to have a 772 area code for this system. If you do not have a 772 area code, you can obtain 772 phone number for free from Google and then have this number forwarded to another phone of your choice. Visitor access depends on the call box speed dialing a predetermined contact number to alert you someone is requesting access. How do my friends and family get through the gate? On the left side of the beginning of SE Vikings Drive is a call box that permits visitors to contact you to open the gate. Your visitor will find instructions directing them how to use the call box on the face of the unit. The call box rings your contact phone and when answered a voice connection to the call box is established. If the caller is someone you want to grant access to Viking Landing, press 9 on your touch tone phone to activate the gate opener. A confirming series of beeps will acknowledge the call box has recognized your command and that the gate is being opened. Please keep in mind that you can only open the gate when the call is initiated from the call box. Useful Hint Sometimes you may not be home when a visitor arrives. You can use your contact phone call forward feature to forward the call to another phone and still have gate control. 2 P age

3 My lawn guy needs to get in when I m not home, any suggestions? Approved contractors who require ongoing access should get a coded gate card from Bonnie Larson. Please contact Bonnie at (772) to make the appropriate arrangements. The contractor is normally responsible for the cost (refundable) of the card. Please notify your lawn guy or landscaper what day foliage is picked up and that no debris is left at the curb or street prior to Thursday afternoon or Friday the day of pickup. I m having something pretty big delivered, what should I do? Having driven through Vikings Landing I m sure you ll agree part of its charm is its narrow and winding streets. While charming, these streets do not accommodate large trucks. Unfortunately, we have had instances where the community s curbing, common area and resident s properties have been damaged after someone unadvisedly granted them access. When you arrange for any deliveries involving special or truck handling your carrier must be advised that there is limited access and maneuverability within the community, they will know how to handle this issue. If necessary, advise them that under no circumstances are tractor trailers permitted access. What days are garbage days? Normal garage pickup is Monday and Thursday. Recycle pick up is Thursday. Foliage (yard waste) is picked on Friday. Garbage cans, trash of foliage should not be placed at the curb any earlier than the afternoon or evening before pickup days and garbage cans and any residual foliage should be removed or cleaned up no later than the evening of pick up day. Please do not place any yard waste in the streets. Your contracted landscaper should remove all debris as a result of the services they are providing on your property. 3 P age

4 I m considering doing some renovation and/or landscaping, what should I do? Viking landing has protective Covenants and a Resolution that identifies the procedures and standards that are expected for any type of construction and/ or elevation change. If you any questions concerning the association s rules, please contact our property management company (Coastal Property Management) at (772) Any Debris or trash resulting from work done by you or your contractor and/or landscaper should be managed in such a manner so as to not create an unsightly condition. I.E Construction people should clean up and remove all debris and any excess materials and landscapers should remove all pallets, pots, trimmings, Etc. Please keep in mind it is your responsibility to assure that the work you re doing does not unnecessarily detract from our community. I have a boat and trailer and want to keep it at my house. Viking Landings has a parking area on the right as you enter SE Erickson Drive. This area has been set aside for the residents to park current licensed and registered vehicles such as travel trailers, recreational vehicles, boats, boat trailers and similar vehicles. Please contact our property management company (Coastal Property Management) at (772) to get the application and instructions for a parking sticker for your trailer(s). My neighbor hasn t cut his grass for a couple of weeks now or has foliage piled by the curb and its starting to look pretty shabby, what should I do? Viking Landing property owners are proud of their residences and want them to represent the idea of the community. The Protective Covenants identify the standard the community expects and has remedies for continued violators. If an issue is not addressed by the homeowner after a reasonable time, please contact our property management company (Coastal Property Management) at (772) P age

5 My Neighbor hasn t brought in his trash can for a couple of days. What should I do? Please refer to the previous question and answer. I see this strange dog running around and I am concerned. If you can t identify the dog or any animal for that matter immediately call the Port St. Lucie Animal Control at (772) They have been very responsive in the past and will control the issue. The Covenants addresses issues concerning pet ownership, please refer to them for details. If it s a neighbor s dog that may have gotten loose and you want to help out, give them a call to let them know. Who are my Neighbors and if need be how do I contact them? A list of Viking Landing Property Owners is available from our property management company (Coastal Property Management). Please contact them at (772) This list is not for distribution.. It s just to let you know who they are and how to contact them if need be. I have some ideas or concerns I want the VLPOA board to address. What should I do? The board is always open to your suggestions or concerns. Just about every month the VLPOA board meets to discuss current issues. During the open forum session property owners are invited to present any ideas or concerns that will make Viking Landing a better living experience. If you can t attend a meeting and still want an issue addressed please drop a short note outlining your thoughts to any of the board members several days prior to meeting so they may prepare themselves for a more formal discussion. You certainly can talk with any board member at any time about your thoughts but please keep in mind that only issues presented at a meeting or in writing will be addressed by the board. 5 P age

As mentioned earlier, the VLPOA board meets just about every month and you are invited to attend.
