1 Introduction Being an Offline Business Consultant has been both rewarding and profitable and the most lucrative way to generate an income on the internet. In this report I am going to talk about a lucrative service I delivered to real estate agents. Real estate agents are a great market because they are very open to spending thousands of dollars each month to generate real home buyer leads. This service will get them to spend that money with you. Even better, there is a way to automate the entire service, maximizing your profit with every realtor you choose to work. At the end of this guide I will cover the automation. Real estate agents, like many businesses, are dealing with how the internet has changed their industry. The way home buyers shop for homes has changed over the last decade. This change presents an opportunity for you. Before the internet (and real estate mega sites) people were much more likely to contact a real estate agent, tell them what they wanted, and the agent would go find it for them. Most agents relied on word-of-mouth to meet new prospects. Now most buyers do their own research on the internet, find a house or two they want to see, then contact an agent whose name they find during their research connected to the home they want to see. The problem with this is that most research is done with Realtor.com, Trulia, Zillow, and a few other mega real estate sites. Realtors are forced to pay fees to get leads from these sites. Most online avenues to get leads require them to pay for traffic to get leads as well. For realtors this is costly..and a hassle. Realtors used to invest in SEO, but with the major real estate websites it has been a challenge to rank well for keywords that will turn into leads because their individual sites are not able to compete against them. Realtors pay thousands in fees to generate leads of buyers who were ready to look at homes right away. In our work we discovered that the best keyword for hot home buyers were for exact property searches, as these were buyers interested in a specific property and they wanted to get as much information as they could right before contacting an agent. Unfortunately for exact property searches Realtor.com, Trulia, and Zillow nearly always outrank all other sites for those types of searches, meaning the best leads are going to those sites. However, we found an effective solution to make our clients competitive in these specific search results and drive hundreds of potential prospects to them each month! We have agents who pay us hundreds, and in larger areas, thousands each month for this service. This guide will teach you how to use this solution in your local area to generate a monthly income for you. You can choose as many areas as you wish and this should work in any city or town.

2 ### Realtors need a constant flow of leads to maintain a good business. The primary challenge for any realtor is trying to find the best sources of quality leads. They are less concerned with price as they are with getting good leads. Selling a home results in a high-commission sale, which allows them to test and leverage marketing opportunities and achieve a positive return on investment more easily than other local business owners. If you have ever looked for a home in a search engine in Google you already know that there are national websites that rank ahead of most local realtors in search results. About 90% of that search traffic ends up going to the top five results in those searches. Most realtors want to be in that top five, but don t have the kind of website or asset that can rank that well. The best buyer leads are the ones who search specific property addresses. These long-tails should be easier to rank, however the big real estate websites (Realtor.com, Trulia.com, Zillow, etc.) still out rank local websites most of the time. Most realtors do not want to pay for traffic. They are usually trained to buy leads or invest in SEO (as this is perceived as free traffic). Buying leads can be very cost-prohibitive for some agents, and most complain that the leads they buy are not exclusive. But here is an example of what we will do to change that:

3 For this property search my client shows up in the top 5 with her name, phone, and website right in the search results. We used the power of YouTube to not only get her information in the search results, but to rank quickly as well. As you can see this video was ranked within 2 minutes of posting it. The video thumbnail makes this a very clickable result as well. She pays $299 per month for this service. So what does traffic look like for this kind of service? Here are the YouTube analytics for this channel for the first 30 days of existence: In 30 days with 216 videos there have been over 759 visits to the videos. The stats show 397 came from external sources such as search engines, while 214 came from Suggested Videos in YouTube. This is significant traffic for a realtor to get in just 30 days. This resulted in 3 appointments for my client. As you can see this method will work well if executed according to this guide. Here a description of the process we will cover:

I have used Animoto and Kizoa and similar types of services to make these videos. Even if you aren t creative with video production you can easily put together a slideshow of images and use royalty-free music in the background. The free services generally do not allow you to use the videos for commercial purposes, so you will need a paid account to get the licensing you need. Animoto has tools specifically for creating real estate videos and they are priced at $34/mo for unlimited videos to resell to businesses. There are a number of options for free video makers that you can download to your computer to use to make slideshow videos. Google free video maker and see what solution works with your system. Once you have your software setup, it s time to find a listing. It s best if you have an agent in mind for this service, as you can go right to their listings and create a few videos for them. You can visit their website, find a property, and download the photos and then copy the description and their contact info right into a word doc. If you use a service like Animoto, organize the photos into a slideshow using their drag and drop interface and add your royalty free music.

5 Once you have organized the order of your images and what music you will use, go ahead and preview the video. It allows you to edit if you choose. Once you are happy with the result save as an MP4 file for your YouTube upload. Name the video file according to the property address, meaning use this property address as the file name. This is important for SEO purposes. Make a list of keywords you will use for tags (use lots of city oriented keywords like homes for sale in xxxx and buy homes in xxx where xxx is your city). Now you are ready to upload. Uploading the Video Start with a new YouTube Channel. Note you can have multiple channels in the same Google Account. If you want to create a new channel in an existing account that already has a channel, go to the gear icon when you click the top right icon:

6 Once there click here: You can create a new channel from there. If you prefer, you can also create a new YouTube account by just signing up for one. Once the account is created, you will need to click the top right corner icon to get to the Creator Studio button: It will prompt you to name your channel, whether you want to name is with the personal name on the Google account, or a Business Name. Select Business Name.

7 It will prompt you to create a Google Brand Account. Complete the Business information you will use for the channel. I would recommend a name like Homes For Sale In Springfield, OH of course substituting your city name for Springfield, OH. This will be easy to use for any realtor who leases the channel for you. Once that is created you can add channel art. I am not very creative so I hired someone on Fiverr to create my channel art for $10. Just upload the cover photo and channel avatar once you have those files. With the channel created its time to start uploading your videos. Below is a screenshot showing the information you need to include in your video description box. The video title is the exact property address. We are looking to capture the home buyer who wants to tour this property, so the property address is essential to the buyer making sure it s the right home before clicking to watch your video. As you can see in the screenshot, our sponsoring agent name and phone number is included at the beginning of the video description, and therefore shows that information in the search result for that property. Next we include the property description, and then we include the original listing agent s information. The listing is generally the copyright of the originally listing agent so you should include their information in that field as well.

8 All hyperlinks are automatically clickable, as long as is used. There are two ways for the realtor to be contacted; calling the phone number or visiting the website. Once this information is added, make sure to select the thumbnail. ALWAYS select the curb view of the home (the front of the home), in our tests it always attracts the most clicks. There are exceptions when the kitchen is unique and looks great, but generally most buyers recognize the home they are looking for by the curb view. Add your keywords as tags, making sure to focus on home buying keywords. You can add a lot of tags, so don t skimp, be thorough since YouTube relied on tags for Suggested Video results as well. Suggested Videos are what you see to your right on the screen as other videos to watch. Getting the Video to Rank in Google The key to the success of this program is having the videos rank well in Google. While exact match property addresses should come up in Google, it is not automatic given the relative power of the sites that rank on page one of Google searches for those property addresses. Most individual realtor s websites can t even rank on page one for their own listings because of this. We want our videos to appear in the top 3 to 5 results. To really get the benefit of this system you will want to backlink your videos and your channel. Backlinking is an SEO process that creates links to your video from other websites. These links tell Google that your video is important and should rank well. Usually with SEO we have to be careful what kinds of links and how many we will create to backlink to our website pages. But because our videos are on YouTube there is a bit more leeway on the volume and power of links we can point to our video very quickly. YouTube has a high volume of backlinks pointing to it every day, so your links will appear normal. If you are not familiar with how to create backlinks you are much better off hiring a freelancer at Fiverr to do the backlinks for you. (An example is this one tiered-contextual-seo-backlinks) There is probably more backlink power in this gig than you need, but since they will point to your YouTube video it s a great deal and won t hurt you. It s better to have more than you need. Another option is using SocialAdr, a tool that allows you to submit all of your video URLs and their network of real users share your videos from real social accounts for maximum social SEO effect. It simply works like a charm. Choose your monthly pricing for the volume of videos you will produce: You will want to order backlinks for whatever videos do not automatically rank after you upload them. Once this is done, your video will probably rank within a day or two of the backlinks being submitted or completed. Search the property address to find the video. This is the exact search we want because that is what a hot buyer does when they are interested in a specific home.

9 ### Finding A Realtor For Your Channel Finding a realtor who wants more exposure in search engines is actually not that hard to do. More than likely you already know one or have a connection to one in your LinkedIn account. If neither is the case then finding realtors on page two or three of search results is the way to go. The best way to do this is to create a channel and upload a video, feature their name and contact info in the description as shown above and then backlink the video until it ranks. Try to do so with one of their listings. Once it ranks in the top 4 take a screenshot, then connect with them on LinkedIn and send them the screenshot. Ask them if they would like to come up like that for all the listings in the area. Let them know that you are contacting five agents and the first one to sign-up to a subscription gets exclusive in your area. It only takes one agent to respond to your offer. You can repeat this for any city you desire. If you don t have the time to invest in finding a realtor for you channel, contact VirtualCoworker.com.
