1 SENIOR FACILITIES MAINTENANCE WORKER DEFINITION To perform skilled, journey-level trades work - in various municipal buildings and facilities; as required, to lead and assign the work of other building maintenance personnel; to maintain accurate records of work performed, materials used and associated costs; and to perform related work as required. SUPERVISION RECEIVED AND EXERCISED General supervision is provided by the Building Maintenance Supervisor. Assignments may include lead, technical or functional supervision of building or general maintenance personnel; and serving as acting Building Maintenance Supervisor.. EXAMPLES OF DUTIES - Depending upon assignment, duties may include, but are not limited to, the following. Electrical Perform skilled electrical construction maintenance and repair work involving municipal facilities, building, lighting systems, sewage and storm pumps and motors, diesel engines and control, and heating, ventilating and cooling systems. Inspect, test, diagnose, repair and/or replace defective or worn electrical parts and/or electronic components in motors, generators, pumps, telemetry, controllers, alarm switches, pneumatic systems, boilers and other facilities and Test, inspect, diagnose, locate, and repair malfunctioning or damaged electrical circuitry and/or electronic components. Inspect newly installed electrical equipment, or pumping motors and controls, monitors performance and lighting to ensure safe and satisfactory functioning. Assist and participate in the design of electrical systems as necessary.

2 Page 2 Serve in a standby capacity for response to alarms/equipment failures during non-working hours. Perform work related to the proper maintenance of electrical and electronic systems and equipment in buildings, facilities, and pumping stations such as painting control panels, motors, pumps, piping and conduit. Carpentry Perform a number of structural fabrication, installation, repair, and maintenance tasks, during maintenance and repair, remodeling, and new construction assignments. Repair, replace, and install countertops, cabinets, doors, locks, closures, windows, and play Inspect work performed in-house or by contractors. Install and replace flooring, ceiling, tile, carpet, and roofing on municipal buildings. Construct forms for various concrete projects; place and finish concrete. Make routine and emergency purchases as authorized and required and may provide assistance in Painting Paint interior and exterior surfaces of municipal buildings, equipment, and related facilities. Stain and varnish cabinets, countertops, doors, and other wood surfaces. Hang and remove wallpaper as necessary. Prepare, wash, sand, and patch surfaces to be painted or stained. Identify areas needing surface repair and take corrective action. Mix and match paints to specific color requirements. Perform incidental duties such as erecting and moving scaffolds and cleaning up after completion of an assignment.

3 Page 3 Inspect work performed in-house or by contractors. Plumbing & Mechanical Perform general plumbing installation and repair for City buildings and facilities. Inspect plumbing-related work performed by municipally-contracted workers. Maintain, test, and repair boilers, pumps, valves, back flow devices, and related Inspect, maintain and repair swimming pool facilities, including filtration systems and related Repair sinks, toilets, faucets, and related Perform maintenance on heating and ventilating Inspect and maintain chlorination of swimming pool water. Serve in a standby capacity for response to equipment failures during non-working hours. General Fully utilize the computerized work systems in accordance with workflow processes. QUALIFICATIONS Knowledge of: Standard practices, methods, materials and equipment used in building construction trades and/or maintenance. Tools and equipment necessary for efficient and effective work performance. Methods and techniques used in estimating time and materials for assigned projects.

Ability to: Effectively perform skilled work in the trades areas of carpentry, painting, electrical, and plumbing/mechanical. Work independently and make correct decisions relative to work methods, tools, and Understand and interpret oral and written directions, including construction drawings, plans, and blueprints. Use computers and handheld electronic devices in the course of work. Maintain effective working relationships with others encountered contacted in the course of work. Work extended hours and respond to emergency call-backs. Estimate necessary materials and supplies with a reasonable degree of accuracy.. Lead and train others in municipal building maintenance and repair work. Experience and Education Any combination equivalent to experience and education that could likely provide the required knowledge and abilities would be qualifying. A typical way to obtain the knowledge and abilities would be: Experience: Three years of journey-level building maintenance and construction work involving a wide range of systems, components, and related Education: Equivalent to completion of the twelfth grade supplemented by specialized construction

5 Page 5 and maintenance training. Possession of a valid California Driver s License is required on employment. Journey-level certification in one of the building trades is highly desirable and may, depending on assignment, be required on employment. ADA Special Requirement: Essential duties require the following physical abilities and work environment: Ability to sit, stand, walk, kneel, crouch, squat, stoop, reach, crawl, twist, climb, and lift 50 pounds; exposure to noise, outdoors, confining work space, electrical hazards, vibration, chemicals, dust, toxic waste, mechanical hazards, and explosive materials.
