5 INTRODUCTION Purpose and Objec ve The Shadowbrook Architectural Design Guidelines is the regulatory design document that provides the framework for high-quality homes in the seven residen al neighborhoods of Shadowbrook. These guidelines express the desired character of future development in Shadowbrook and are intended as a guiding document to aid future developers, builders, and City Staff in the crea on of cohesive communi es that reflect the City s family-oriented environment and enhances the unique se ng and character of Manteca. As a guiding document, these guidelines are meant to provide direc on to help achieve the vision of Shadowbrook and are thus not meant to be exclusively restricted. Guidelines with the term shall are required and to be implemented, and guidelines with the term should are highly recommended. Flexibility has been wri en into the guidelines to encourage and support innova on, diverse housing op ons, and foster crea vity. For ease of use, the guidelines are structured into the following three sec ons: -Neighborhoods -Architectural Components -Architectural Styles Introduction 5

7 NEIGHBORHOODS Shadowbrook is comprised of seven residen al neighborhoods that come together to create a cohesive community of high-quality homes and open spaces. These neighborhoods aim to achieve the City s goals of healthy, walkable, sustainable, and family friendly communi es through the use of pedestrian paths and walkways that link to the larger circula on network, open space boulevards and parks designed with natural and na ve plants, and range of high-quality homes indica ve of the vernacular character. The map below iden fies the loca on of each neighborhood. 9 ARCHITECTURAL COMPONENTS A neighborhood s character is defined by many components that include, but are not limited to: building si ng, scale, and landscaping. Successfully combined, these components provide residents and visitors the visual interest and physical comfort that makes for exci ng and welcoming environments. This sec on contains the following four subsec ons that cover architectural and urban design components that will help make successful neighborhoods in Shadowbrook: -Si ng -Scale -Eleva ons -Varia on Architectural Components 9

10 SITING Si ng refers to the loca on of a building(s) on any given lot and can be determined by setback dimensions. The si ng of a building on a lot affects the experience pedestrians will have on a street as well as the experience of residents and users in the buildings. Setbacks Varia on of front building setbacks is encouraged to create rhythm and interest along the streetscape. Devia on beyond minimum setback requirements is encouraged to facilitate the crea on of different size public and private spaces on a lot. Refer to Tables and in the Development Standards for Manteca s Base Zoning Districts for Setback Requirements. Side Rear Front Single Family Front-Loaded Example with Varied Setbacks Side Corner Lots Corner lots shall have a larger side setback that is facing the street to allow for addi onal architectural ar cula on and landscaping. Enhanced wrap-around building elements such as porches are encouraged on buildings on corner lots to ac vate the public face and address the two street frontages. Side Yards Side yards shall be of a sufficient size so they are a usable space. These spaces can allow for placement of trash and recycling receptacles. For privacy purposes, windows that face onto side yards will be designed so that they do not align between neighboring homes. Side Street Facing Side Setback is Larger than Typical Side Setback Corner Lot Example Encroachments Architectural projec ons that help define building mass and add to the character of the streetscape are allowed to encroach 2 into front, side, and rear setbacks. Projec ons include but are not limited to: bay windows, chimneys, and furred walls and columns. 12 SCALE Scale refers to the massing and form of a building which is based on elements such as building footprint and height. The scale of a building directly impacts the overall streetscape of a neighborhood as more ar culated forms provide be er human scale buildings that contribute to a more walkable community. The guidelines below provide for the ability to create a welcoming environment that considers the pedestrian and motorist experience throughout each neighborhood as it relates to visual interest and comfort in a space. Massing To create variety and visual interest along the streetscape, the massing of buildings shall be ar culated and diverse. 2-story building massing shall be comprised of 1-story and 2-story elements to help break down the overall scale of the building. Wall planes shall be staggered to offer refinement of building massing. This can occur on the horizontal plane and/or ver cal plane. Projec ons and architectural elements appropriate to the architectural style of the building are encouraged as they also help refine massing and add interest to the streetscape. 13 SCALE Gable Roof Example Roof Forms Varia on of roof forms shall occur to allow for the crea on of an interes ng roofscape and streetscape. Roof forms can include but are not limited to: gable, shed, and hip. Generally flat roofs are not allowed unless they can be proven to be appropriate to the overall design of the building. Roof pitches and overhangs shall be appropriate to the architectural style of the building. Combina on of different roof forms on a building is encouraged to promote visual interest and ar cula on of building massing. 14 ELEVATIONS The eleva on of a building refers to the exterior facades of the building which is comprised of elements such as garages, entryways, windows and doors, colors and materials, and details. Successfully executed, these elements can create visually interes ng streetscapes that cater to the pedestrian experience and enhancement of the overall neighborhood character. Engaged Design Engaged design, in general, refers to building design that responds to the streetscape and enhances the public realm. To this end, the same level of building design and ar cula on should apply to all eleva ons visible to the public. Garages and Driveways Front-loaded buildings shall have the garage setback to a minimum of 20 FT to create a more pedestrian friendly streetscape and promote architecture forward design. Varia on of garage types of front-loaded buildings is encouraged throughout the street to allow for visual interest. Garage types include: recessed garage, side-entry garage. Garage doors shall be designed so they are not the primary focus in the streetscape and will be complementary to the overall architectural design of the home. -Garage door designs shall vary along the street, with no more than two neighboring homes using the same design and pa ern. To minimize building bulk and the focus on vehicular elements, a maximum of 2-car garage bays shall front to the street. Minimal standard driveway widths are encouraged so that they do not nega vely impact the streetscape and walkability within the neighborhood. 15 ELEVATIONS Porch Covers Entry and Provides Outdoor Space Por co Emphasizes Entry to Home Entryways The entryway to a building is an important component of the building and overall streetscape. As the threshold between the private and public space, the entryway shall include one of the following elements: -Porch -Por co -Trellis Windows and Doors Windows and doors shall be designed to reflect the overall architectural style of the building. Window and door materials shall not include reflec ve glass, as it creates glare. Extensive details on window pa erns and sizes are available in the architectural styles sec on. Colors and Materials Colors and materials have a direct impact on the character of the streetscape and neighborhood. To create a visually interes ng and harmonious streetscape, buildings shall use high-quality, durable materials that will weather well and reflect the home s architectural style. This can include, but is not limited to: -Board and ba en siding -Sand finished stucco -Stone or brick veneer Detailed colors and materials allowed are provided in each architectural style sec on. 16 ELEVATIONS Colors and Materials Con nued Color and material blocking of buildings shall not terminate at outside corners and shall wrap to appropriate transi on points. Enhanced Sides and Rears In all instances, front eleva ons will be of highquality materials and detailing. At those lots with highly visible side or rear lots, there will also be a requirement for enhanced, high-quality materials and detailing. Building Elements such as Chimneys Makes Good Material Transi on Area Details Building details shall enhance and complement the overall building design and its associated architectural style. Building details shall occur wherever the building is visible to the public. Details such as window shu ers, accent trim, ra ers, planter boxes, etc. shall be designed to be propor onal to the element they are enhancing. Ligh ng Exterior ligh ng fixtures shall complement the overall architectural style of the building. Ligh ng fixtures shall not create glare or spillover to adjacent neighbors. 17 VARIATION Diversity and varia on in building plans and eleva ons is important in the development and maintenance of an overall neighborhood character and the crea on of place. Successfully executed, diversity and varia on of buildings offers a neighborhood a dis nct yet cohesive built pa ern that can extend to the larger community fabric. The varia on requirements below help to promote a visually interes ng and balanced streetscape that can expand on and integrate into the larger context. Diversity of floor plans provides interest to the streetscape. Different eleva ons along the streetscape make for a more interes ng experience. Plans and Eleva ons Maximum of three houses of the same style may be located next to each other. Eleva ons may be repeated on the same block or facing each other on the other side of the street only if they contain a different materials and color pale e. No two houses of the same eleva on and floor plan shall be next to each other. A successful combina on of different building plans and eleva ons offer each home an individuality that harmonizes with other homes at the neighborhood scale. Architectural Components 17

19 ARCHITECTURAL STYLES The architectural styles of Shadowbrook draw from the Central Valley s farming and agrarian history and rela onship to the surrounding area. In total eight architectural styles have been iden fied for the neighborhoods of Shadowbrook, each encompassing elements that reflect the area s exis ng character and elements that help build on the desire to become a vibrant and dynamic family-friendly community. The eight architectural styles iden fied for Shadowbrook are:» Tradi onal Farmhouse» Contemporary Farmhouse» West Coast Classic» California Modern» Cra sman» Bay Area Bungalow» Napa Valley Classic» Americana Each of the eight styles are broken down in the following pages with minimum characteris cs, suggested enhancements, and image examples that embody each style. These design characteris cs provide direc on that creates diverse, func onal, and high-quality designed homes. The image examples are for concept inspira on only and are not intended as the final product. All residen al architecture in Shadowbrook shall exemplify the characteris cs of one of the architectural styles on the following pages. Architectural Styles 19

20 TRADITIONAL FARMHOUSE The Tradi onal Farmhouse style dates back to 19th century America and encompasses a range of varia ons as it reflects local geography and climate. Throughout America there are examples ranging from more simplified tradi onal farmhouses, to more ornate versions. All of them reflec ng the key concept of a func onal home that effortlessly combines informal and formal spaces. 21 CONTEMPORARY FARMHOUSE The Contemporary Farmhouse style is an evolu on of the Tradi onal Farmhouse style, building on the elements of basic comfort and prac cally with a modern lifestyle twist. This style uses more asymmetrical massing and forms and combines a pale e of contemporary and tradi onal materials. Corrugated roofing, stone veneer and ver cal board and ba en siding are typical to this style. 22 WEST COAST CLASSIC The West Coast Classic style derives from the Pacific Coast-based form of architecture which embodies Prairie Style features. These homes celebrate natural materials and are typically nestled into the natural environment, building on a close rela onship to nature. Homes of this style feature overhanging eaves, wide front porches framed by tapered columns, and a pop up second floor. Materials o en include stone, wood, and stucco. 23 CALIFORNIA MODERN The California Modern style spanned roughly two and a half decades in the middle of the 20th century. Notable for its use of flat planes, glass, clean lines, the California Modern style evoked a lifestyle of simple elegance and informality. This style bridges the organic and the man-made with an emphasis on pared-down forms, contemporary pa erns, natural materials and a seamless flow between indoors and out to create a medley of func onal comfort and chic style. 24 CRAFTSMAN Cra sman style homes began during the Arts and Cra s movement. Classic Cra sman homes encompass basic comfort, func onality, and model quality woodwork and hardware. This style uses detailed trimmings and displays a complementary combina on of contemporary and tradi onal materials. Decora ve wood veneer and exposed ra er tails are typical and prominent in this style. 25 BAY AREA BUNGALOW The Bay Area Bungalow is a varia on of the classic Bungalow style deeply influenced by the many architectural styles within California s Bay Area. Decora ve wood veneer, low pitched roofs, broad eaves, and front porches are typical to this style. 26 NAPA VALLEY CLASSIC The Napa Valley Classic style derives from the architecture of wine country which has it s roots in Tradi onal Farmhouse style. Napa Valley classic homes encompass basic comfort and range from more simplified tradi onal farmhouses, to more ornate versions. Stone veneer and ver cal board and ba en siding are typical and prominent in this style. 27 AMERICANA The Americana style is a compila on of Colonial, Georgian, and Cape Cod styles. These styles are associated with buildings from the 17th- 19th century. Tradi onally, homes were designed to blend into the landscape with natural colors and subtle design elements inside and out. Modern Americana style homes are characterized by a rectangular, symmetrical home, clapboard and/or brick siding, and steeply pitched gabled roofs.
