The inspection is a visual inspection of the property as presented by the builder. This inspection performed does not in any way attempt to verify site dimensions, finished dimensions of the completed sections or parts of the building, levels, wall alignments, floor alignments, or ceiling alignments. The inspection performed does not in any way attempt to verify contractual conditions. This report contains a list of a number of defects that in our judgement require rectification. Note: This report will note incomplete and /or defective work in reference to the Guide to Standards and Tolerances published by the Victorian Building Commission or similar in each State or Territory. 1

Front of the House (South): 1.1 Blow hole in brickwork located eye level RHS garage door opening. 2

4 1.2 Gap in eaves located over top RHs corner of garage door opening. 1.3 Timber packers under LVL over garage door opening at both ends of garage door opening have not been painted & gaps visible at packers have not been filled. 3

5 1.4 Inconsistent Gap along underside of LVC over garage door opening along length of cement sheet face panel has not been caulked. 1.5 Blow hole at west side of garage door opening at eye level in brickwork. 4

6 Ph: Damaged / poorly formed mortar at base of garage door opening west end of garage door opening. 1.7 Gap at metal fascia penetration into brickwork located east side of entry porch. 1.8 Mortar bedlocated at top LHs of garage door opening is measured to be 25mm thick & is visibly different texture to adjoining mortar this does not comply with section #3 of Guides to Standards & Tolerances. 5

7 1.9 Render splashes / smears along underside of metal fascia s & metal gutter across front walls of house additional cleaning required. 6

8 1.10Blow holes scattered across brickwork front walls of house repair blow holes or gaps in brickwork as required repair cracks in brickwork greater than 2mm in width. 7

9 1.11Colour variations noted in mortar across walls recommend reassessment at 3 months maintenance period. 1.12Gaps along underside of metal fascia & RHs end of gutter located on west side of entry porch rendered walls. 8

10 Ph: Steel lintel above RHs window is scuffed. 1.14Rough render along RHs of RHs window. 1.15Gaps in brickwork along underside of window frame top of sill adjust weather seal & fill gaps with appropriately coloured silicon sealant. 9

Site: 2.1 Additional site clean required to remove debris left in ground. 2.2 Builder has agreed to install surface drain risers along the west side of the house & rear of the house to assist site drainage issues. Builder has also agreed to lay crushed rock along these two sides of the house to prevent boggy conditions. 11

13 3. West Side of the House: 3.1 Excessive gap along underside of metal fascia at south end of west side of house metal fascia has rolled outwards. 12

14 3.2 Metal fascia located above LHs end of opening into Alfresco is dented. 3.3 Mastic is cracking within Masonry articulation joint located at north end of wall. 13

15 3.4 Loose gutter clips. 4. Rear of the house (North): 4.1 Different colour Mortar patch visible mid height on wall at RHs end of rear wall. 14

16 Ph: Pitted & Damaged mortar located RHs of bedroom No.2 window. 4.3 All windows: Adjust rubber weather seals at base of window gaps remaining to be filled with appropriately coloured mortar. 15

17 Ph: Blow holes in mortar scattered across parts of wall repair blow holes as required with appropriately coloured mortar as required. 4.5 Damaged brick located under LHS end of bedroom No.4 window located 2 bricks under brick sill brick is faulty. 16

18 5. East side of the House: 5.1 Mortar build up on slab edge. 5.2 Small holes in mortar located top of brick wall along underside of metal fascia line fill holes as required. 17

19 Ph: Blow holes in mortar along sides of masonry articulation joints. 5.4 All windows: Adjust rubber weather seals at base of window gaps remaining to be filled with appropriately coloured mortar. 5.5 Caulk excessive / inconsistent gap along RHs of window brickwork is stepped by approximately 2mm 2mm stepping in brickwork is within acceptable tolerances no rectification required other than caulking gaps along side of window frame. 18

General House: 8.1 Recommend adjustment of rubber weather seals along the base of aluminium window frames to conceal gaps in sill bricks gaps that are not covered by the rubber weather seals to be sealed with silicon sealant. 8.2 Recommend adjustment of rubber weather seals along the sides & top of aluminium window frames to conceal gaps between window frame, steel lintels, infill panels, & bricks gaps that are not covered by the rubber weather seals are to be sealed with silicon sealant. 8.3 Blow holes in brickwork scattered across face of walls to be repaired this includes blow holes in mortar alongunderside of metal fascialine & blow holes in mortar along sides of masonry articulation joints. 8.4 Ensure that ground at the base of the walls of the house is battered away in accordance with BCA building regulations refer to contract documents for drainage requirements. 8.5 Clean timber floor & reassess for scratches. 8.6 Check windows with contract & energy rating requirements. 8.7 Check glass sliding doors with contract & energy rating requirements. 8.8 All aluminium window frames are dirty / stained - clean / repair as required. 8.9 Check all skirting corners & joints for cracking & repair as required. 8.10Check all mitred corners of timber architraves & timber reveals window frames for cracking & repair as required. 8.11Check all mitred corners of timber architraves & timber reveals door frames for cracking & repair as required. 8.12Check along sides of all window frames for cracking / separation & seal if required. 8.13Check along sides of all door frames for cracking / separation & seal if required. 8.14Check all door locks for correct operation. 8.15Check all windows & window locks for correct operation. 8.16Check Heater & cooling if applicable for correct operation. 8.17Check hot water unit when installed for correct operation. 8.18Appliances not installed when installed, check for correct operation. 8.19Hot water unit not yet installed - when installed check for energy rating requirements, as well check for correct operation. 27
