2 East Angela Far m ANGELA, MONTANA Introduction: East Angela Farm is an agricultural farm and ranch in eastern Montana. Located in Rosebud County, the ranch consists of approximately 6,789 acres of tame pastures, range land and roughly 700 acres of cultivated farmland. Rosebud County s average rainfall is around 14 inches. Located 29 miles from Miles City and approximately 125 miles from Billings, Montana s largest city, the town of Angela is made up of a Post Office, several highway sheds and no services. The ranch headquarters consists of a manufactured home (2011), 2 Quonset huts and 6 grain silos (2011) with a combined storage capacity of 300,000 bushels. The closest conveniences are in Miles City, a downhill roll from Angela, allowing fully loaded grain trucks an efficient path to grain elevators, markets and livestock auctions.

4 Location: Forsyth is the county seat of Rosebud County, about 74 miles south east from Angela, with a population of around 1,777. Thirty miles south, Miles City provides major services, with a population of around 8,600. Conveniences include a hospital, college, hotels, bars, restaurants and shopping. A 1,640-acre city-owned airport with two asphalt runways, capable of landing small jets, is located on the northwestern edge of town, on the way to Angela. Miles City was founded after the Battle of the Little Bighorn. In 1876, the U.S. Army created several forts in eastern Montana, including one where the north-flowing Tongue River combines with the east running Yellowstone River. Moving two miles due east of the Tongue Cantonment, early merchants founded Milestown, later to become Miles City. The location of Miles City is literally an oasis in eastern Montana, with a natural big spring and the Yellowstone River flowing by the town in the north. Miles City quickly became a cowboy town during the Indian Wars, as cattle barons drove long horns up from Texas to provide beef to the soldiers. Miles City is a major agricultural center in Montana today.

5 Acreage: State Highway 59 runs through the property for approximately six miles, lending tremendous transportation opportunities for both out-going grain and cattle shipments and incoming supply shipments to the farm. When the current owners purchased the Angela Farm back in 2010, the farm was approximately 25,000 acres with cropland totaling 20,991. The farm was contiguous and approximately 11 miles wide and 3 ½ miles deep. The State of Montana recently purchased the western side of the Angela Farm, so there exists an opportunity to lease adjacent farm ground back from the State. The eastern side of the Angela Farm is approximately 6,789 acres, comprised of 5,092 acres of tame pastures with roughly 632 acres of dry cropland with the remaining land allocated to the headquarters and rangeland. The ranch headquarters and improvements include 300,000-bushel grain silos (2011), a three-bedroom, two-bathroom manufactured home (2011) and two Quonset huts. Wheat farmers on the eastern side of Rosebud County, such as Angela Farms, have been averaging bushels per acre. In addition to winter wheat---spring wheat, barley, dryland corn, peas and hay are grown in this area, giving the farm tremendous potential. The property has historically been operated as dry cropland with additional grazing land for livestock.

7 Soils: The terrain is generally rolling sandy loam with gentle ravines and shale rock outcroppings. Dominant grassland species in the area include western wheatgrass, blue grama, green needle grass, blue bunch wheat grass, little bluestem and needle grass. Currently there is an abundance of crested wheat and alfalfa mix on the tame pastures. Soil maps and FSA 4028 maps are available upon request.

8 Mineral, Water, Wind Rights: All mineral, water and wind rights that are currently held by the seller, will transfer to the new owner. Angela East has seven water right claims associated with, wells, springs and ground water. Two of the claims have priority dates enforceable to February 11, The Seller makes no representation or warranties concerning status or validity of these rights. Hunting & Wildlife: Wildlife Management Expert, Grant Woods, PHD Wildlife Biologist, was hired to do a study on the wildlife and subsequent management of the population. Detailed information can be obtained upon request. The Angela has a population of mule deer and whitetail deer with hundreds of antelope running across the farm. Sharp-tail grouse are also residents on the Angela Farm. The Yellowstone River flows east right by Miles City. It is a warm water fishery, holding large catfish, pike, walleye and smallmouth bass.
