Access to property is by gravel lane off County Road 19. CR 19 is linked to Highway 505 (3 miles to the west). The area is less than 20 minutes to Woodland; less than 30 minutes to Sacramento International Airport; and only 110 miles distant to San Francisco. Please review the complete Zoning Ordinance at Historically, the property was the main ranching headquarters for a large livestock (sheep) and grain production enterprise. Presently, land uses are rural residential and seasonal grazing with potential for higher agricultural development. Landforms are open and gently sloping. The farmstead is situated on a knoll in the SE corner at about 190 feet above sea level (ASL) with the terrain down-sloping to about 160 feet ASL at the SW corner. The primary topographic feature, aside from the farmstead, is Clover Canal, which flows through the ranch on a west to east course. The ranch relies upon one main domestic well today. This main well was developed in 2001 to a depth of 415 ft. It is equipped with a 3 HP submersible pump and pressure tank system. The pump has been lowered to 315 ft. recently as water tables have been dropping due to the current drought. Underground supply lines are plumbed around the grounds, small vineyard, outbuildings, and livestock watering troughs. The older wells, situated at the windmill sites, are not reliable today. A solar powered pump has been installed in one and this system was last used for drip irrigation of a native plant hedgerow along Clover Canal. Clover Canal is an irrigation ditch, but the subject lands are outside district boundary. It may be possible that a willing landowner could annex into the district in the future. In the interim, should excess water be available in the ditch, the land is eligible to receive water in years of surplus water. Most of the permanent crops in the area have required the development of deep agricultural wells.
