This is a diverse property that provides opportunities for multiple crops. The cropland has 237+/- irrigated acres, with 137+/- precision leveled acres, and 100+/- acres pivot irrigated (tenant owned). Silt loam soils suitable for high yield cotton or corn production make up approximately 49 percent of the cropland, with the balance consisting of clay soils suitable for soybeans or rice. The cropland portion of the Panola County tracts is predominantly Class II and Class III soils. The Class II soils are mostly in cotton and Class III soils are planted in soybeans and rice. The cropland of the two tracts in Quitman County is predominantly Class III soils with a history of soybean and wheat production, and with newly precision leveled acreage currently planted in rice. There is additional acreage on all parcels that can be improved for irrigation to enhance productivity and crop rotation. There are excellent waterfowl hunting locations on the flooded rice fields and slough west of Sledge near Pompey Ditch.
