7 From January through September 2015 the storage was 100% full. In 2016 the storage was leased for $10.50 per ton with the tenant paying utilities and partially full. IRRIGATION SYSTEM: The irrigation system is interconnected so that water can be moved around the farm from each source. All buried mainline and laterals are PVC. Seller maintains that crossing permits for Foster Wells Road and the Khalotus Highway are in place. See Irrigation System and Field Map below on Page 7 for pipe sizes. 9 WELLS: The subject property is irrigated from 6 wells and 1 irrigation pond equipped with 5 booster pumps. Well s 1 & 2 are located offsite approximately 1 mile from where they supply water to the pond. See ATTACHMENT 4 OFFSITE WELLS 1 & 2. Wells 8 & 10 are also located offsite on a parcel that will be retained by sellers. Sellers shall establish perpetual access and maintenance easement rights for Wells 8 & 10 prior to closing. STORAGE POND: The pond is not lined; approximately 1 acre in size, +/ 8 feet deep and is currently utilized in the irrigation program. The low volume from Well 5 is used to slowly fill the pond at the beginning of the season. When there is enough water in the pond to absorb the heavy volume from Wells 1 and 2, one of these wells is then used to complete finish filling and maintain peak volume in the pond. During peak season Wells 1, 2, 3, 5 and the pond are primarily used to irrigate the north portion of the farm (+/ 886 acres). Wells 8 & 10 are primarily used to irrigate the two large circles on the south side of Khalotus Highway (+/ 218 acres). A screw compressor is used to push air through the pond intake pipes in order to keep the screens clean of algae and other weeds.
