7 A NEW LEASE OF LIFE Cluttons spotted an opportunity for one of its pension fund clients to increase the value of its asset in the heart of Westminster. By re-gearing the lease to facilitate early vacant possession we were able to capitalise on the strong residential conversion market. The sale of the property to a private overseas investor achieved a substantial capital gain for our client that was 60% higher than its value as an office investment.
