4 Brent Voepel Before launching my own company, I chose a career in advertising. There, I learned the skills required to use practical technology to achieve business goals. Eventually, I decided to combine my marketing experience with my ongoing eagerness for real estate & my drive to be an entrepreneur. As the Broker of Canopy Road Real Estate and Owner & President of Voepel Property Management, I do what I love every day. My roles come with multiple accountabilities, which I take seriously. It is my intent that staff & agents are well-trained & consider our clients & residents a top priority. Between both companies, we ve built an efficient & consistent solution for investors, & provide quality homes for residents in the Kansas City area. 7 Professional Experience Kristen oversees the entire operations here at VPM. She manages the company policies and procedures, works to streamline operations to help maximize effeciencies. Kristen has been in the real estate & property management industry for 18+ years and specializes in single-family & multi-family housing. Prior to joining our team, Kristen s portfolio including 3,000+ residential units across a nine-state territory. Her main goal has been to add value to existing units & increase NOI for clients. Kristen Doppelt After transitioning to VPM, Kristen has played a key role in company expansion. She has increased the number of managed units & has developed standardized processes that enable our company to grow & perform more efficiently. 11 Rental Analysis When an investor presents a new property, we follow an effective outline to ensure there is a maximum return on the investment. We utilize state-of-the-art technology that guides accurate & comparable rental rates for each property. Our partnership with Rent-o-Meter allows us to provide you with detailed reports of average comps for specific areas. We also consider neighborhoods, school districts, access to shopping & entertainment districts that are near the investment property. We want to list properties in the upper 80th percentile of current market rent.

13 Leasing Property owners receive weekly notifications about vacant properties. As unoccupied properties are toured by prospective tenants, owners have easy access to their feedback. This tool allows us to modify listings (if necessary) per this information. Prospective tenants are screen using property management software, Appfolio. This software delivers a thorough overview of each applicant. Submissions are completed online through our company website and results are received immediately. Generally, we allow 2-3 business days to finalize an application. 17 Make-Ready/Renovations The VPM team has the experience & knowledge to manage make-ready renovations of every size. From simple repairs to large-scale overhauls, we have a skilled in-house make-ready team. We also maintain relationship with reputable vendor partners. 18 Maintenance VPM is proud to have a superior in-house maintenance team. After tenants submit a work order, our Maintenance Coordinator promptly review the request & assigns the job to an appropriate team member. We as property owners to keep $350 on reserve with VPM so we can handle common, day-to-day repairs in a timely manner. Repairs that exceed $350 are quired & shared with clients for approval before work is completed. Maintenance Process Tenants submit work orders online via the tenant portal Requests are reviewed & prioritized based on severity If costs are estimated to be below the $350 reserve the technician is dispatched Jobs estimated over the $350 reserve are quoted and submitted to you for approval 24-hour emergency maintenance No mark-up to utilize outside vendors

19 Preventative Maintenance Every year we offer investors the option to complete basic yearly preventative maintenance. We call this the Fall/Spring Clean & Check. This preventative measure checks that HVAC & mechanical systems are operating within acceptable capacity. We offer additional services such as Comprehensive A-Coil Cleanings and Site Audit Reviews. During the site audit, we take pictures of the entire property & share the report with property owners. We also offer services for in-ground sprinkler maintenance & other specific owner requests.

21 Fee Structure With VPM our management fee breakdown is simple. Review the highlights below & feel free to ask any question. Management Fee = 10% - 7% of ongoing rental income, based on volume Leasing Fee = 50% of first month s rent Renewal Fee = 25% of first month s rent after lease is renewed Maintenance reserve = $250 minimum balance Renovation Management Fee = 10% - 15% Hourly In-House Maintenance Fee = $69/hour Real Estate Fees = Competitive Commission Rates $250 for Transaction Accounting & Compliance

23 Accounting/Reporting Our partnership with Appfolio allows us to provide you with detailed financial reporting regarding your portfolio. As an owner, you are given access to the Owner Portal. From here you can review your monthly breakdowns of each property. You also have the ability to make contributions to pay for maintenance & also review any important documents that we have shared with you. Owner Portal Breakdown Statements are provided on the first business day of the month Distributions are made on the last business day of the month Detailed monthly reporting Ability to make electronic payments Quick & easy access to important documents

24 Transitioning Process We work diligently to make the process of on-boarding new properties & transitioning existing properties from previous management as simple as possible. Providing us with the following information is crucial to ensuring a seamless transition!
