3 Who might be? If what action is required to 1 Slips, trips and falls in the common areas. All Users Floor surfaces are maintained in good condition. Warning notices are put out when wet mopping the floors. The metal loop handle on the sewer access cover has been damaged and fails to retract creating a trip risk. Adequate lighting is provided in all areas. All stairs have slip resistant nosings. Monthly inspections are carried out by the Facilities Manager to check for defects in the common areas. 4 Who might be 2 Striking into objects All Users Clear walkways are maintained throughout the building. 5 Who might be 3 Falls from heights All Users Handrails are provided on the stairs and landings which are sufficiently high and in-filled to prevent falls over or through. All balcony guardrails are 1100mm high with no gaps more than 100mm in accordance with Building Regulations. roof access is possible from inside the building without using a ladder to the ceiling vents from the 5 th floor corridor. Roof access is restricted to contractors who have the knowledge and equipment to use the horizontal lifeline system to reduce the risk of falls from the roof. The windows in the flats can be cleaned by occupants safely from the balcony. All windows not accessible from the balconies are cleaned by water-fed pole contractors. If what action is required to Typical Balcony Guardrails Roof Access Point Ensure the horizontal lifeline system is on the roof inspected and tested annually.

6 Who might be 4 Electrical hazards All Users Only suitably competent electricians are allowed to work on electrical systems/equipment. The fixed electrical installation was new in 2008 and incorporates the requirements of BS 7671 and IEE Wiring Regulations including. RCD protection for all sockets in the flats and common areas. The fixed electrical installation was inspected and tested in Sept Transportable and portable equipment in the common areas are inspected and tested annually. (July 2015 last carried out) If what action is required to Ensure the RCD test buttons are operated quarterly as per the manufacturer s instructions to verify the effective disconnection of the supply in the event of a fault which could cause an electric shock. Typical Flat Distribution Board The electric fly killer in the Refuse/Recycling Room was missed in the July 2015 PAT tests.

7 5 Cleaning common parts: Who might be If what action is required to Manual handling IFM Cleaner significant manual handling is necessary and all tasks are within the individual s capability. Slips trips & falls IFM Cleaner & Others Warning signs are put out where floors are wet-cleaned to reduce the risk of slips. Cleaning substances IFM Cleaner All cleaning substances are nonhazardous or low hazard and kept secure in the storeroom. Rubber gloves are provided. All substances are used in accordance with the manufacturer s instructions. Electrical hazards IFM Cleaner All sockets have RCD protection. Electrical equipment is inspected and tested annually. Pre-use checks are carried out.

8 Who might be If what action is required to 6 Legionella bacteria in the water systems All Users A Legionella risk assessment was carried out in July 2015 by water hygiene specialists. Ensure the corrective actions detailed in the risk assessment are implemented. Ensure any outlets (e.g. outlets in unoccupied flats and the outside taps that are not used on a weekly basis are flushed weekly and records kept. Ensure the water systems in the flats are flushed through prior to re-letting if left empty for over a week. 7 Lacerations from broken fragile glazing in vulnerable areas (low level and in doors and side-panels) All Users All windows and doors with vision panels meet the safety standards set out in Building Regulations. 8 Lift: Injuries, trappings and falls from the use of the lift. Lift Users The lift is modern, CE marked and serviced by specialists on a contract basis. Lift specialist are contacted via the alarm in the lift to release persons from the lift in the event of a failure. Typical response time is less than 1 hour. Ensure the lift is subject to statutory thorough examinations. This does not appear to be covered by the maintenance contractors.

9 Who might be If what action is required to 9 Violence/abuse & thefts by unauthorised persons gaining entry to the premises. All Users The entrance doors are kept locked, access is by access fob or by intercom door release from the flats. A CCTV system monitors and records from 15 points in and around the building. A Security Officer is contracted to patrol the building and site from 2200hrs to 0400hrs on Thursday, Friday and Saturday each week. Photographs of all the occupants are displayed on the wall in the Office to assist the Security Officers.

10 Who might be If what action is required to 10 Computer Work: Postural, upper limb and eyesight problems from extended use of computer workstation Building Manager The workstation has been analysed to assess and reduce the risks and generally meets the requirements of the Display Screen Equipment Regulations. Changes of activity are frequent and breaks can be taken as necessary to prevent fatigue. The chair does not adjust for backrest lumber support height and tilt and should be replaced, 11 Lone working Building Manager A video camera is positioned above the Computer Workstation, this links via the internet to another office to keep a check on the Building Manager and to raise the alarm if no response to the phone.

11 12 Trees or heavy branches falling from banks at side of building. Who might be If what action is required to All Users If the trees are within the property boundary a tree specialist should be contacted to identify any safety work needed. If outside the boundary the owners should be asked to confirm this has been done. 13 Asbestos hazards All Users Contractors The building was constructed new in 2008 and is therefore asbestos free.
