1 0141 Freestanding Shelters Open air shelters not attached to the building Covered play structure consisting of concrete foundations, concrete slab on grade floor, concrete columns, plywood surfaced wood walls, painted steel roof structure and translucent roofing with individual snow guards. Lighting is provided by high bay HID fixtures. The structure was completed in 19. The overall condition of the structure is good. Several of the light fixtures have been damaged and about half have been removed. Rust is showing through the paint on the roof structure in several locations and paint is peeling from the plywood walls in a few locations. 2 Corrosion of Roof Structure Rust is showing through the paint on the tube steel supports for the fascia and on some of the roof structure. category: RR Remedy Remove the rust and repaint the steel mambers. 3 0142 Attached Shelters Enclosed buildings; pump house, boiler building, etc. There is an enclosure for the exit stairs from the basement. The enclosure is a wood frame structure with a sloped metal roof. The door at the top of the stair does not have a landing. Remaining life expectancy: Less than 5 years. The current building code requires that outdoor stairways, ramps and approaches be designed to prevent the accumulation of water, snow and ice. The existing stairs and ramps to the Kindergarten classrooms on the east side of the Main Floor, the stair to the exist from the Multipurpose room on the south side, the stair to the main entry on the west side from the playground and the stair from the connector between Harborview and Marie Drake to the playground are not protected against the accumlution of ice and snow. The handrails on these stairs and ramps also do not meet current code requirements. Remaining Life expectancy: Less than 5 years. 4 Basement Exit Enclosure The door at the top of the stair does not have a landing. This is a violation of the building code. The code also requires protection against the accumulation of water, ice and snow. category: C, IBC 2003, and Extend the enclosure to provide a landing in front of the door. Estimated Construction Cost: $3,000. Replace the enclosure as part of the exterior renovation Estimated Construction Cost: 80 sf x $200/sf = $16,000. Remedy, Option 3 Delete the stair and enclosure. 5 Kindergarten Stairs and Ramp The stairs and ramps at the Kindergarten classroom on the east side of the building do not have protection against the the accumulation of water, ice and snow, the handrails do not comply with current codes and there is a step at the door, which is a violation of the code. category: C, IBC 2003, , , , and Replace the stairs, ramps and rails and construct a roof covering. Estimated Construction Cost: 450 sf x $150/sf = $67,500. Delete the exits from the Kindegarten classrooms. Remove the doors, leave the stairs and handrails. 6 South stairs from Multipurpose Room The stairs on the south side of the building do not have protection against the the accumulation of water, ice and snow and the handrails do not comply with current codes and are corroded. category: C, IBC 2003, and Replace railings and provide a roof covering over the stairs. Estimated Construction Cost: 80 sf x $150/sf = $12,000. Replace the handrails only. The stairs were not required to be covered when the building was constructed.
