4 Biggest Renovation Mistakes People Make Before Demolition Begins The Research and Development Stage During Renovation SURPRISE!

6 Plan, plan, plan, plan, plan. Did I mention you should plan? If you fail to plan, plan to fail!

7 Research and Development What are your goals for the space? Grand renovation? Re & Re? How are you going to use the space? Showers? Baths? Two sinks? Storage? Who is going to use the space? Kids? Family? Older couple? Young couple? What is your style? Start an idea file! Wants vs. needs?

8 Research and Development Put together a floor plan of the space as is, and of the new layout, if it s changing If using a designer, meet with them before meeting with the contractor Choose everything before you buy anything = no regrets! REALLY think about how you use the space and how you want to use the space Get a comprehensive quote from the designer and the contractor to get an overall budget

9 SCOPE OF WORK Demolition Demolition of existing bathroom to studs Removal and disposal of all materials Ensure walls/studs are mildew/mold free and repair if necessary Electrical Addition of electrical box for central lighting fixture Removal/relocation of electrical outlet inside wall (where the vent cover is) Relocation of electrical box above vanity to the right for new fixture Installation of new GFCIs as necessary Upgrade electrical as needed for radiant flooring Upgrade electrical to reflect needs of the Panasonic WhisperSense Lite exhaust fan Installation of all lighting fixtures and exhaust fan Plumbing Relocation of plumbing in ceiling so that exterior water shut offs are in the unfinished section of the house (behind bathroom) Relocation of shower plumbing to reflect new design Shower drain to be Schluter tile drain Relocation of toilet slightly to the left using an offset toilet flange Plumbing for IKEA Godmorgon vanity TBD based on top/sink selection Installation of shower column and sink faucet Installation of toilet

10 Construction New drywall throughout, walls and ceiling Tape, mud x3, sand, prime, paint x2 Installation of radiant flooring Construction of shower base/walls 12 x24 ceramic tile on floor, offset pattern 12 x24 ceramic tile on walls, straight lay pattern, all walls of shower extending onto wall with toilet and vanity 2 x2 ceramic tile mosaic on shower floor and curb Vertical band of glass/stone mix mosaic behind shower faucets, wide Cubby to be constructed in shower, approx 12 h x 24 w, back of cubby tiled in same glass/stone mix mosaic, sides of cubby in same wall tile, location on wall TBD Grouting of all tile Installation of glass shower doors if pre-made, installation by fabricator if custom Assembly and installation of IKEA Godmorgon vanity (floating if possible (extra support?), with 2 front legs if not) Installation of IKEA vanity top/sink combo or to be installed by fabricator if stone/quartz is chosen Installation of sink if stone/quartz top is chosen Installation of all baseboards and casings, paint x2 Hanging of mirror, art, towel bar, toilet paper holder Caulking of shower, vanity, etc. as necessary

11 Miscellaneous Items to be included in price: Consumables, such as drywall, mud, Schluter edges (chrome, Quadec system for edges and cubby), nails, plumbing pipes, screws, electrical needs, caulk, shower construction needs, etc. Items to be provided by designer: Anyting design related, such as grout, paint, baseboard selection, tiles, toilet, etc. If unsure, please ask. Pickup of larger items may be required such as: -vanity/top, baseboards/casings, toilet, shower doors, tiles
