1 Program Summary: This project involves renovating 80,000 SF of an existing warehouse to provide new classrooms, internal medicine clinics, radiology clinics, and laboratory. Program Statement: The first phase of this project, located on a 20-acre campus, provides a new multi-disciplinary clinical environment for the client s internal medicine department. Ancillary functions such as social work, laboratories, and radiology are incorporated into the design creating a comprehensive patient experience under one roof. Classroom and conference spaces for the benefit of continuing education are also included in the program. The project site consists of an existing 150,000-square-foot warehouse located across a six-lane highway from the main hospital s north campus. Built in the 1940 s as an A&P Grocery Warehouse, the building s construction had thick brick masonry walls, clerestory window openings along both sides, and multimodal loading dock openings along the exterior perimeter. A Building Area: (sf) 80,000 SF + Sky Bridge Cost per Square Foot: $340 ± Construction Cost $27,422,000 Date of Completion: January 2014 The design of the new clinic spaces located the exam and lab functions along exterior walls to capitalize on the clerestory light and wall openings. The public reception and circulation spaces were organized within the central core. The warehouse is approximately 250 wide; and to bring daylight to this interior core, large light wells were opened in the existing roof and enclosed with curtain wall glazing. These light wells in the public core help organize the reception and waiting areas for individual clinic areas; while simultaneously providing a relaxing, natural experience, and views to the landscaped gardens. Historic architectural elements were retained and incorporated into the final project design preserving much of the original character of the facility. The renovated warehouse is connected to the main hospital campus by a new pedestrian sky bridge spanning the highway.

3 A The overall project renovated approximately 80,000 SF of warehouse space, leaving a large unused portion for further expansion. The classroom and conference center program was positioned at the entrance to the site. Part of the existing structure was deemed to be not structurally sound and was demolished for the new open plaza. The new clinic program was located within the middle section of the warehouse, adjacent to the area slated for future expansion.

4 A The classroom and conference center is part of the Client s partnership with medical school institutions. It is scheduled to be used as part of continuing education for staff physicians and nurses. The new internal medicine clinic program is designed to operate as a self-contained unit. Dedicated radiology and pathology labs for the new clinic spaces operate together within their own facility. The patient is not required to visit another facility to receive comprehensive treatment. The light wells within the public core define individual reception and relaxation areas for each phase of treatment.

5 A Before The warehouse chosen for the new clinic space was constructed in the 1940 s for a supermarket chain. One of the goals for the new construction was to retain historic architectural character provided by the original brick masonry walls. A rail car loading dock and truck dock extended along each side façade. The existing openings in the masonry walls as well as the clerestory windows were incorporated into the final design. The original brick masonry façade was restored and incorporated into the design. Existing loading dock bays were used for large day-lighting opportunities in public areas, classrooms, and conference rooms. The new pedestrian sky bridge connects at the existing building front corner. The original brick masonry walls were cleaned and enclosed in a new atrium circulation space.

7 A Main Reception Desk Existing concrete floors were polished and steel flange columns were left exposed for the new public areas.

8 A The new clinics and labs were arranged along the perimeter of the warehouse to capitalize on the existing clerestory natural light. The central core of the space was designed for the reception, waiting, and public circulation needs of the patients. Large glass light wells were opened through the existing roof to create sources of natural daylight within the core of the warehouse. Each light well houses a naturally landscaped garden.
