1 The Housing Authority of the County of Marin ( MHA ) 4020 Civic Center Drive San Rafael, CA Addendum #1 Released October 3, 2016 Addendum #1 to IFB MHA Re-Roofing, HVAC Unit Replacements and Associated General Work (this Addendum ). This Addendum is incorporated by this reference into IFB MHA As a follow up to inquiries by attendees at the September 22, 2016 pre bid job walk, the following changes are made to the construction documents dated August 24, 2016: GENERAL 1. Contractor to coordinate with Owner the scheduling of all work associated with the project. Such coordination shall include the anticipated down time of the HVAC system for removal of existing units and installation and start-up of the new replacement units. 2. Contractor to coordinate with Owner the proposed staging area for construction activities. Owner has indicated that such staging area be located at the south end of the building with exact location to be determined. 3. Remove and cap off existing assumed hot conduit traversing roof. 2 ARCHITECTURAL 1. Per requirements of roofing manufacturer specified and clarified on site by the PVC roofing manufacturer s representative, roofing shall turn up vertical surfaces a minimum of 8 inches. This is required by manufacturer to honor the warranty. The following changes are generated by the above requirement: a. Detail 1, Sheet A-2 Delete utilization of this detail from project. Horizontal to vertical transition of new roofing where occurring at stucco walls to be per Detail 4, Sheet A-2. b. Low parapet curb at south end of building at transition to small south lower roof area(where swamp cooling unit is being removed) shall be raised in height with added top plates as required to satisfy the 8 minimum vertical dimension of roofing. Raising the height of this low parapet requires new GSM flashing and all required curb height modifications at underside of new HVAC unit replacing the existing unit that presently straddles the existing low parapet. 2. Detail 3, Sheet A-2 Delete reference to removal and reuse of existing GSM parapet cap flashing. Remove existing GSM parapet cap flashing and provide new 24 GA. minimum GSM cap flashings with new cleats. At low parapet at west side of building, verify vertical face dimension of cap flashing to extend below top of existing stucco a minimum of 1 inch. Patch stucco as required after removal of existing cap flashing. All new cap flashings to be primed and painted to match existing. 3. Details 3, 4, 5, 7, Sheet A-2 The stucco on the building was painted recently. Therefore, where patching stucco to accommodate new roofing and flashings, doors and frames, paint at vicinity of repair and/or patch and blend to field. Do not paint entire wall surface. Obtain paint sampling from Owner s reserve as a basis for color matching and possible paint manufacturer and color number. Page 2 of 3 Addendum #1 to IFB MHA

3 HVAC 1. Sheet M-2, Air Conditioning Unit Schedule a. Note 1 1. Delete reference to new roof curbs. Roof curbs are existing.(verify that existing curbs are a minimum of 8 tall per vertical roofing requirement.) New HVAC units with new curb adapters will be installed on them after roofing is installed up the curb. See note Delete reference to duct smoke detectors at all units. Provide in unit detectors at all units. 3. Delete reference to convenience outlets at all units. Provide convenience outlets a maximum of twenty five feet from all units. If existing outlets on the adjacent stucco walls fall within this range, they may be utilized. 4. Carrier units are listed on drawings. Per Specifications Section , 2.01, A, acceptable manufacturers are York, Carrier Corp, Trane, Fujitsu, Mitsubishi, or approved equal. Follow the guidelines and timelines of substitution request of alternate manufacturer per Specifications Section Such specification section shall apply to all trades: not just roofing as noted. 5. Direct condensate from new units to existing condensate lines. If existing condensate spills to roof, provide GSM splash blocks to minimize water concentration. 2. Provide alternative #2 pricing for work as follows: See attached photos for the following work to be field verified at room at north end of the building: a. Remove suspended return air ducts and provide new ceiling grille. b. Remove two existing suspended supply air ducts. c. Install one new suspended straight run supply air duct of same volume as the two removed in note b above. Route this duct along wall and provide two - 18 x 10 supply air registers at a 45 degree angle downward. SPECIFICATIONS 1. Section PVC Single Ply Roofing a. Membrane color to be Light Grey per subsection B, NOT white as indicated in E. Attachments: 1. Diagram of HVAC duct work removal and installation (2 pages) 2. Furthermore, we have carefully examined the Construction Documents, and have visited the Site. We are familiar with all conditions concerning this proposed work and hereby submit the following proposal to complete the General Work in accordance with the Instructions to Bidders and the Construction Documents.
