2 Country Club Historic District Architecture Review Committee Project: 378 Lafayette St November 8, 018 Dear Landmark Preservation, Our committee would recommend the 378 Lafayette, Rear Addition, drawing set presented on 11/1/18, for approval except for the following items that do not align to our neighborhood guidelines: Referenced Design Guidelines for Country Club Historic District Lot Coverage Pg. 8, Design Review Issues, excerpt from bottom of page: Finally, new construction and large additions eliminate or reduce existing landscaped areas and create a more intense, urban character. Pg. 9, Design Review Goals. o Maintain Spaciousness, sense of living in a park. o Maintain Relationship of mass to lot size. Historically, the relationship of the structure to the land has been a floor area ratio (FAR) of.30 (square feet of building divided by square feet of land). Façade Details Committee Response: Pg. 9, Design Review Goals. o Perpetuate the human scale of the district. The sense of human scale attractive to pedestrians is created by large houses scaled with smaller details, breaks in roof and wall planes and the use of landscaping. Lot Coverage. The proposed addition gives a FAR of 34.8 (,53 sq ft proposed with 50% of the existing detached garage at 01 sq. ft =,74/781 = 34.8%), which exceeds the recommended FAR of.30. Façade Details. The west elevation of the new garage and privacy wall is a continuous garage wall façade of -0 with a continuation of the new privacy wall width of 6-0. We would recommend an offset between the garage and this portion of the privacy wall, to create a vertical delineation to improve this façade. We recommend this project with above consideration to the FAR in the Country Club Historic District Guidelines and Façade Details on the Garage elevation.
