1 ADDENDA #5- RFP Sylvania CC building Re-Roof Progressive Design Build for Sylvania Campus CC Building Re-Roof Services Addenda Dated: 01/16/2018 PURPOSE: The purpose of this Addenda #5 is to provide a copy of the PCC Standards, listed as Appendix M on the RFP. The document follows this cover sheet and is attached. End of Cover Sheet for Addenda #5

2 07 0 Thermal and Moisture Protection 07 1 Damp proofing and Waterproofing 07 1 Graffiti Protection General: See Paragraph on General Guiding Principles for communication procedures with PCC. Check for preferred Specification Sections in the Appendices. Don t use Exterior Insulation Finish System (EIFS). Don t leave gaps and holes in the building façade to avoid attracting insects and birds. Consider dew point analysis in wall assembly and design wall accordingly. The design professional shall determine performance characteristics necessary for specific project requirements. Vapor permeable assemblies Vapor impermeable assemblies Protection: All brick walls to be protected up to a minimum height of 10' 0 above finished floor with anti graffiti protection. All grout, masonry, and concrete above to be treated with water sealant. Preferred Product: o Protectosil Antigraffiti by Evonic Degussa Thermal Insulation R-Value shall be 20% better than the requirement of the current Oregon Energy Code. 3 Protection construction. The goal is to achieve aggressive energy use ratings (EUI) for new and remodeled buildings. In the case of new buildings, on the order of EUI Steep Slope Roofing (Slope >3:12) Provide an Energy Star Roof. (gb check this reference?) The Manufacturer s Roof System Single source not less than 20 years, No Dollar Limit (NDL) labor and material for entire system including system and other roof systems. All parts of the roofing system must be covered by the warranty including flashings, counter flashings, cap metal, and other parts and pieces that make up the water proofing assembly Roofing and Siding Panels Rainscreen Systems Design to meet OSSA code requirements for the following: Indicate wind speed and exposure all metal panel installations are to resist. Roofing and siding systems to be warranted by manufacturer and approved installer to comply with required ratings. Rainscreen systems are the preferred systems for all exterior siding. Provide a mock-up showing all transitions between rainscreen and adjoining systems. Support siding on supports with a G90 galvanizing. Avoid thermal bridging. Avoid ledges that hold water. Wood Siding: Wood exterior siding and trim are hard to maintain (not the preferred solution). Consider how wood siding and finishes can be maintained in the future. Limit use of wood to areas that are accessible for maintenance. Metal roofing: Sealed standing seams with concealed fastening and provision for expansion and contraction Portland Community College Page 2 of 5

4 Use high temperature peel and stick membrane for underlayment. Precoated Galvanized Steel: 22 gauge minimum core steel, G90 galvanized, Kynar coated. Provide 20 year manufacturer's water tightness warranty for all metal roofing installations Low Slope Roofing (Slope 3<12) All roofs shall be constructed or installed in a manner that provides for positive drainage (including provisions for known settling of structure) without ponding or standing water. Drainage systems shall be designed to meet all applicable building code requirements and related specifications and standards. Comply with installation inspection as required by manufacturer to maintain quality and minimize construction related damage of roofing system and to meet warranty requirements. Wind uplift criteria based on UL 90.Provide an Energy Star rated roof. Named manufacturer shall be the primary manufacturer of the membrane system. Preferred System shall be: 3-ply cold process roofing system. Consider alternative systems as warranted or for special conditions. All new roofs to be sloped to drain at a minimum of ¼ inch per foot at the flattest location (valleys etc.) to 1" per foot maximum, or as prescribed by specific roofing system (sloped roofs) All roofing to meet or exceed the minimum solar reflectivity index of SRI 78. Provide durable permanent mountings for conduits, pipes and ducts supported above the roof membrane for systems located at the roof level. All electrical and plumbing penetrations to use drip loops GB note -(is this the correct term goose necks!?) and to be booted. Equipment curbs to be minimum 8" above finished surface and have metal cap. 5 Don ts: Don t use single ply roofing systems. (unless approved through exception process for extenuating reasons specific application, cost?) Don t use gravel ballasted roofs. Don t install pitch pockets with flashing covers. (gb? why not) 07 5 Green Roofs 07 6 Flashing and Sheet Metal Install stainless steel flashing at exceptionally critical locations; such as corrosive, inaccessible, nonreplaceable.. Install aluminum or metals listed below at all exposed non-replaceable locations. Metals: Precoated Galvanized Steel: 24 gauge minimum core steel, G90 galvanized, Kynar coated. Copper: Sixteen (16) ounce minimum. Slope all parapet caps inward 1/2" per foot. Provide interlocking metal seams at all joints unless waterproofing is installed beneath parapet cap per approved details. At all windows provide continuous flashing on all sides. Choose fixed or flexible flashing as appropriate. Provide metal or approved equivalent flashing pan with welded end dams and welded interior corners. Design window anchors to not interfere with integrity of flashing pan. Comply with whole roof warranty. Don t use lead flashing. Portland Community College Page 4 of 5

6 07 7 Roofing Accessories Roof access locations shall be clearly marked with signage indicating any safety requirements or concerns for entry to the roof Joint Protection Use flexible elastomeric sealant at exterior locations. Provide redundant assemblies at all openings and penetrations through the weatherproof enclosure with primary and secondary seals incorporating elastomeric sealant, gaskets and other components and materials selected to insure the weatherproof integrity and performance of the building envelope. Design professional must determine compatibility between materials and sealant. Don t rely upon one layer of caulking and sealants to achieve waterproof integrity Fire Protection Use EZ-Path Series 44 for cable transition through rated walls.
