The Austin Company was founded in Cleveland, Ohio, in 1878 and its headquarters remain in Cleveland, with regional offices in Atlanta, Georgia; Irvine, California; Kalamazoo, Michigan; and Mexico City, Mexico. 4 Construction Management The Austin Approach The Austin Company is a vertically integrated, multi-disciplined general contracting and construction management firm, offering a comprehensive portfolio of services, including planning, site location, architectural design, engineering, design-build, construction management and general contracting. Austin s breadth of experience includes hospitality, multi-unit, mixed-use, healthcare and senior living properties, restaurants, and higher education facilities, as well as industrial and other commercial projects throughout North America, Europe and Asia. 5 The Austin Company offers construction solutions for any project type, whether traditional general contracting, construction management or design-build. Austin is committed to ensuring our clients always receive the highest level of service. Traditional General Contracting Austin performs traditional general contracting that begins with collaborative preconstruction services. Upon joining the project team, Austin contributes to all phases of project planning: providing estimates, value management, site logistics, phasing, equipment procurement, scheduling, and the hiring and supervision of subcontractors, along with coordination of all jobsite activities related to the construction of the project. Construction Management Austin performs construction management starting with collaborative preconstruction services. Upon joining the project team concurrent with the selection of the architect/engineers, we contribute to all phases of project planning, providing estimates, value management, site logistics planning, construction phasing, equipment procurement, scheduling and other services. The Construction Manager is responsible for collaborating with the preconstruction team and the Owner, from preparation of bid packages to reviewing all bids, writing contracts for the owner, managing procurement of materials and supplies, coordinating the work of all trade contractors, monitoring conformance to design and schedule requirements, providing current cost and progress information, and performing other construction-related services in an open and transparent manner. Design-Build The Austin Company is recognized as the founder the design-build project approach and offers a single source of responsibility for the design and construction of your project. Senior-level managers oversee all phases of design and project execution. Using the design-build approach, design and construction efforts can overlap, allowing a significant savings of time and money, while achieving the earliest utilization of the facility for a faster return on investment.

6 Key Personnel A Team Experienced in Hospitality Construction Bill Lee, General Manager Bill brings over 30 years of construction industry experience to The Austin Company, including serving in project management and project executive positions overseeing an array of projects for academic, multifamily, hospitality, retail, residential, healthcare and government facilities. Jeff Anderson, Director of Preconstruction Jeff joined The Austin Company with 38 years of experience in the construction industry, specializing in preconstruction, estimating and project management. His experience allows him to excel in budgeting, scheduling and value engineering. Tom Merryman, Construction Manager Tom brings over 35 years of construction experience in California, including high-rise, multifamily residential, higher education, and hotel projects. His recent work includes an 18-story hotel in the Downtown Los Angeles Metropolis, an 18-story apartment building in Long Beach, and the Runway at Playa Vista Apartments. Russell Massaro, Senior Project Manager Russell brings over 30 years of experience in planning, design, engineering and construction for commercial, hospitality, industrial and public works facilities. His experience includes land acquisition, pre-development, design and engineering, permitting, estimating, project buy-out, schedule management, trade supervision, quality control, safety, cost tracking and control, and client relations. Brian Paciorkowski, Senior Project Manager Brian has extensive experience as a project manager and on-site superintendent for both commercial and residential work. His background includes safety management and quality control management. Ken Payne, Director of Project Planning Ken has over 30 years of experience in residential and commercial construction and development, including contractual agreements, project feasibility, conceptual design, land acquisition, development management and construction oversight. He also serves as liaison with government officials, clients, architects, engineers, financial institutions and venture partners.
