Introduction and Scope of Works Royal Mail Group Limited commissioned ASKAMS Compliance Services Ltd to undertake a Reinspection Survey of Hassocks DO, 36 Keymer Road, Hassocks The purpose of the reinspection is to identify signs of disturbance, scratches, broken edges, cracked or peeling paint and debris to ACMS previously surveyed. Where deterioration has occurred, a recommendation on what remedial action to take will be made. The scope of the reinspection was defined by (PROJECT MANAGER) and Richard Bennion (Royal Mail Group Limited). This is listed in table 3.1. This report should be read in conjunction with the Service Level Agreement that is in place between ASKAMS Compliance Services Ltd and Royal Mail Group Limited.The document contains an Appendix which details the methodology under which this asbestos reinspection was undertaken. If other materials suspected of containing asbestos come to light during refurbishment or maintenance activities, then work should be stopped until the materials have been sampled and analysed by a laboratory accredited by UKAS for bulk sampling and fibre identification. Save as otherwise provided in the Agreement, pursuant to which the appointment was made, ASKAMS Compliance Services Ltd cannot be held responsible for any damage caused as part of this survey carried out on the Clients behalf. Areas of "No Access" are detailed in the Executive Summary and the Management Recommendations section of this report. Until such time as No Access areas can be subject to Management, Refurbishment or Demolition survey and suspect material analysed by competent persons, these areas should be regarded as containing presumed ACM and the appropriate management procedures should be implemented. Where suspect asbestos containing materials e.g. ceiling finishes, board materials etc exist no attempt (unless otherwise stated) will be made to investigate behind these materials. ASKAMS Compliance Services Ltd has a duty under Regulation 16 of the Control of Asbestos Regulations (2012) to prevent or reduce the spread of asbestos; penetration of such materials without appropriate control measures may be in contravention of this duty. The scope of this reinspection relates only to those Asbestos Containing Materials identified in the original survey report or register provided by the client. Items or areas not covered by this reinspection that are scheduled to undergo works that may result in the release of asbestos fibres should be investigated prior to commencement of such activities. Please note additional information, normally contained in ASKAMS Compliance Services Ltd survey reports has been omitted at the request of the client. This omitted information relates to sampling strategy, material scoring table and report bibliography. This condensed report does not contain any less site specific information than the non-abbreviated report format. Priority Risk Assessments It does not automatically follow that those materials assigned the highest score in the material risk assessment will be the materials that should be given priority for remiedial action. Management priority must be determined by carrying out a priority risk assessment, which will take into account factors such as Maintenance activities (including cleaning if appropriate) Likelihood of disturbance Page 5 of 16 Re-inspections / J603525

6 Human exposure potential Occupant activity or visitors to the building) A methodology for Priority Risk Assessments is described in HSE Guidance document HSG 227 A Comprehensive Guide to Managing Asbestos in Premises. The priority risk assessment can only be carried out with a detailed knowledge of the above factors. Although a surveyor may have some of the information which will contribute to the risk assessment and may be part of an assessment team, the Duty Holder under the Control of Asbestos at Regulations 2012 is required to make the risk assessments. The client should thus complete the priority risk assessments, or where ASKAMS Compliance Services Ltd has done these, confirm the validity of the priority assessments provided. Priority scores are ranked as follows: Priority assessment score Level of risk 10 or more High risk 7-9 Medium risk 5-6 Low risk 2-4 Very low risk Priority Risk Assessments (identified by "*" within this report) are not included in the UKAS accreditation schedule for our laboratory and are therefore not UKAS accredited. This report should not be reproduced except in full without the approval of ASKAMS Compliance Services Ltd and the client. Table 3.1 below lists all survey allowances and access requirements that have been agreed at the scoping stage with the client: 3.1 Scoping Table Reinspection Survey - Access Allowances The following access requirements have been agreed at Quotation Stage As part of a standard Management survey access into structural components of the building fabric will be automatically excluded from the survey scope.
