Site Observations

Structural drawing does not match with the existing building

Cantilevered Slab on the 1 st floor along 4 sides Cantilevered Slab on the 2 nd 5 th floor along front side with thickening decorative wall tiles Cantilevered Slab on the roof floor along front side

Building 1: Main Factory Bldg Building 2: Rental Building Front & back side of the building appears to have cantilevered slabs where the structural system does not match construction documentation, therefore, loading needs to be investigated/verified.

Building 1: Main Factory Bldg The original slab is designed for residential purpose, hence, a capacity check is required.

Capacity check for fire steel staircase

Capacity check for fire steel staircase, especially at support connections.

No waterproofing material applied on the roof including the reinforcement left exposed

Building 1: Main Factory Bldg Building 2: Rental Building An appropriate layer of waterproofing needs to be applied including anti-rust paint for the exposed reinforcement.

Water ingress causing damage and corrosion

Building 1: Main Factory Bldg Building 2: Rental Building There is no evidence of water ingress at the roof level, however, it is found that water ingress at exterior wall might also cause deterioration of structural elements.

Priority Actions

Problems Observed Summary ITEM 1: Cantilevered Extension - Adequacy of building 1 & 2 to support additional loads ITEM 2: Check column/floor capacities fully for the buildings 1 & 2 ITEM 3: Check fire steel staircase capacity for building 1 & 2, especially, at connections ITEM 4: Stability System and Foundations to be verified

Item 1 and actions Adequacy of Cantilevered Extension for building 1 & 2 to support loading Priority 1 (Immediate Now) No heavy stockpile of garments allowed in any area generally. Factory Engineer to review design, loads, columns stresses for all floors and confirm suitability for applied loads Priority 2 (within 6 weeks) Verify in situ concrete stresses either by cores or existing cylinder strength data for affected beams and columns. Detail engineering assessment to be completed. Produce and actively manage loading plan for all floor plates giving consideration to floor capacity and column capacity Priority 3 (within 6-months) Continue to implement loading plan

Item 2 and actions Check column/floor capacity for the building 1 & 2 Priority 1 (Immediate Now) None required Priority 2 (within 6 weeks) Existing slab thickness and floor finishes to be accurately measured and confirmed for the whole building Detail engineering assessment of factory to be carried out and in particular column capacity and foundation aspects to be investigated in detail. Priority 3 (within 6-months) Continue to implement loading plan. Detail engineering assessment to be completed.

Item 3 and actions Check fire steel staircase capacity for building 1 & 2, especially, at connections Priority 1 (Immediate Now) None required Priority 2 (within 6 weeks) Detail engineering assessment to be carried out in particular the steel column capacities and the connection capacities. Priority 3 (within 6-months) Continue to implement loading plan. A Detailed Engineering Assessment is to be completed.

Item 4 and actions Stability System / Moment Frame Capacity Priority 1 (Immediate Now) None required Priority 2 (within 6 weeks) Detail engineering assessment to be carried out in particular stability and foundation aspects to be investigated in detail. Priority 3 (within 6-months) None required
