JAX offer a 24-hour turnaround on bulk sampling exercises as well as management, refurbishment and demolition survey reports, where required. Throughout this brochure, you ll find information on all services offered by JAX Asbestos along with some extra content on current regulations and how you can improve on your compliance to such legislation. Surveying & Reporting In order to identify asbestos containing materials (ACMs) within any property, carrying out a survey is the only way forward and this should only be done by trained professionals, which is where JAX can help you with the first step to managing your asbestos. All non-domestic properties should have an asbestos register in place by law to ensure that any and all asbestos present is being correctly managed and re-inspected. Carrying out any type of asbestos survey will provide you with specific recommendations on what to do next with regards to the asbestos materials identified and how to treat them, a management survey report allows our clients to compile their asbestos register and take action where necessary. Some materials may require encapsulation, others my need to be removed proving that the survey stage is evidently only the beginning of managing the hazardous material. Asbestos was mixed into a variety of different building materials, due to its strong insulating and fire resistant properties, and was used within various property types at the construction stage. In order to be identified, a survey has to be carried out and samples taken as proof of presence. The key to a successful survey starts with focus, knowledge and most importantly, a keen eye for detail. JAX like to apply an impeccable standard into all areas of our surveys to ensure it s as easy and straight forward as possible for our clients to understand and act upon following the issuing of the report. The 4 different types of survey that we carry out are as follows: Management Survey to allow ACMs to be managed and develop an asbestos register Refurbishment Survey to identify ACMs prior to planned refurbishment works Demolition Survey to identify ACMs prior to planned demolition Re-Inspection Survey to re-inspect previously identified ACMs within the property All data recorded from site is then transferred onto our report templates to show the survey findings and with professional recommendations to allow our clients to undertake the appropriate action in order for them to remain compliant and manage their asbestos correctly. Here at JAX, our team of surveyors are all P402 certified and have undergone extensive training to ensure they retain consistency alongside a high standard when carrying out their inspections. In compliance with HSE documentation HSG264: The Survey Guide, JAX Asbestos carry out thorough inspections to all property sectors across Scotland. In order to ensure maintenance of our standards, we carry out monthly in-house auditing allowing our team to monitor and improve on their skillset by making day to day improvements. 3 Bulk Sampling (Testing) One thing that we like to focus on is our response time and ability to attend any emergency situation regardless of the location nor the time of day. JAX take great pride in offering such a fast and unique service upon request whether it be via our website, a quick phone call or even a knock on the door. It s important to always get suspect materials sampled to check for the presence of asbestos as it allows action to be taken if asbestos is identified and on the flip side, it can save a lot of time if the material is asbestos free. There are many Asbestos Containing Materials present within domestic, commercial and industrial properties across the country, here are some examples: Bitumen Adhesive / Damp Proof Course / Sarking Felt Textured Coating Corrugated Cement Sheeting Insulation Board / Millboard Thermal Insulation Sprayed Coating Nowadays, there are many materials that act as substitutes replacing asbestos containing materials yet offering and maintaining the same properties with regards to insulation and strength. If ever unsure, you should always get the material sampled and analysed, for peace of mind if nothing else. If the full property requires for suspect materials to be tested, a survey will be recommended as it is better suited to our client s needs. All bulk samples are analysed by an independent UKAS accredited laboratory. Non-Licensed Removals After identifying that asbestos is present in any material, the next stage is to determine whether the material is removable by a licensed or non-licensed removal contractor. In certain circumstances, asbestos has to be removed e.g. prior to demolition though more commonly, prior to planned refurbishment works... a choice made by the property owner, dutyholder and/or tenant. Only certain ACMs are classed under the category of non-licensable materials, which is why expert advice is required. Non-licensed asbestos companies, often referred to as approved asbestos removal contractors, are also able to carry out maintenance and short duration work to some of the friable higher risk materials though they cannot remove them. Some examples of non-licensable asbestos containing materials are as follows: Bitumen Adhesive / Damp Proof Course / Sarking Felt Mastics Vinyl Floor Tiles / Vinyl Floor Sheeting Textured Coating Corrugated Cement Sheeting Here are some of the materials that a non-licensed contractor can carry out maintenance works on: Ropes, Yarns and Woven Cloth Gaskets and Rope Cords...and for short duration works: Asbestos Insulation Board (AIB minor repair works only) The removal of any ACM requires for appropriate controls to be implemented however, for some types of work, additional requirements must be met. This involves notifying your local authority prior to carrying out the work. Showing a conscious mind-set to rules and regulations, JAX ensure that all removal operatives working with us have undertaken UKATA Category B training as a minimum, to allow them to follow guidelines and apply appropriate control measures prior to removal works being carried out. 4 Licensed Removals Moving on to the riskier and more friable asbestos containing materials, otherwise known as licensable materials, meaning they should only be handled by a licensed asbestos contractor when removal / remedial works are carried out. On a consultancy basis, JAX have access to a wide variety of licensed asbestos removal contractors therefore we make sure to source our clients the best price possible. Alongside our expert advice, we offer this service as part of a project management scheme ensuring that we oversee the works from start to finish. Examples of licensable works are as follows: Removing Sprayed Coating (Limpet Asbestos) Removal or other work which may disturb Asbestos Pipe Lagging Any work involving loose fill Asbestos Insulation Work with Asbestos Millboard Work on Asbestos Insulation Board (AIB), where the risk assessment indicates that the work will not be short duration Over their many years of experience, our surveyors have identified and provided recommendations on all different types of licensable materials and in continuing to do this, allows us to pass onto our clients extensive expert advice from our highly trained professionals. It s extremely common, even in this day and age, for licensable ACMs to be found in a bad condition and that comes down to a whole number of reasons; the friability of the material, neglect, lack of knowledge and awareness with regards to asbestos etc. JAX asbestos can conduct inspections within these areas with a rapid follow up of licensed remedial / removal and analytical works to again, ensure a safe environment for all. Unfortunately, in certain circumstances, there is no quick fix in the way of carrying out licensed removal works though through careful consideration, a detailed plan of works and the correct set up, JAX will ensure a smooth process with an impressive end result. Analytical Here at JAX, we pride ourselves on our ability to offer the entire package which brings us onto the analytical side of the job. This area of the industry is vital as it gives us readings with regards to fibre counting; fibres within bulk samples taken, fibres within the air, and to make sure that no fibres are left behind post removal. Our analytical services are provided to us on a subcontract basis and allows us to offer: Air Monitoring: Reassurance Air Monitoring / Leak Air Monitoring / Background Air Monitoring 4 Stage Clearances Bulk Sample Analysis For air monitoring, the air pumps have to run for a period of time during / after asbestos removal and remedial works. The JAX representative will then proceed to count the fibres which in turn provides records to show that the operatives are removing the hazardous materials safely and are doing so under controlled conditions. It also gives our clients an accurate reading on paper that the levels of dust present within the air in the area of works, are low enough to reoccupy proving the area to be deemed safe again, leaving them with peace of mind. With regards to the 4 stage clearances, air monitoring is only 1 out of 4 stages that are carried out, another being that a thorough visual inspection is undertaken by our P403 / P404 certified professional representative to ensure a clean and tidy removal project prior to dismantling the enclosure.
