1 SECTION (COMMERCIAL STANDING SEAM AND OTHER METAL PANEL ROOF SYSTEMS) PART 1 GENERAL 1.1 DESCRIPTION This specification is only intended for the application of the PanelSeal System over commercial standing seam, ribbed panel, trapezoidal panel and other variations of metal roof panels. 1.2 DESCRIPTION OF FLUID APPLIED ROOFING SYSTEM The fluid applied roofing system must consist of a reinforced elastomeric system specifically designed for use on a roof. The system may have been approved by FMRC (Factory Mutual Research Corporation) according to Standard 4470 for Class 1 Roof Constructions which includes- Spread of Flame Fire, Windstorm Pressure, Windstorm Pull, Hail Damage, Resistance to Foot Traffic, and Susceptibility to Leakage Classifications. 1.3 SECTION INCLUDES This specification incorporates the installation of the fluid applied flexible acrylic waterproofing system over a range of metal roofing systems. This work shall include the preparation of the existing substrate, application of the new roofing and waterproofing system, the detail work flashing system, and final clean up. 1.4 RELATED WORK The contractor shall review all sections of these specifications to determine items of work that will interface with the application of this roofing system. Shop Drawings: Submit a drawing showing the layout of joint reinforcing and all flashing details, including edges, closures, penetrations, etc. 2. Product Data: Provide manufacturer s technical literature on products that make up the roofing system. This shall include, but is not limited to, coatings, reinforcing fabrics, flashing materials, roof drains, fasteners, etc. 3. Manufacturer s Installation Instructions: Submit all data sheets available from the manufacturer on the installation of the roofing system applicable to the work. 4. Verify field measurements and submit materials list, including quantities, to be applied to achieve specified membrane thickness. 5. 3 1.7 QUALIFICATIONS 1. Applicator Qualifications: Agua-Seal Waterproofing Systems shall have sole discretion, including the right of refusal to disqualify, regarding the qualifications of the proposed applicator of the PanelSeal System specified for the project. Proof of this qualification shall be provided, if and as necessary, in written form by Agua- Seal Waterproofing Systems. 1.8 QUALITY CONTROL 1. Codes and Standards: The contractor shall be required to be familiar and acquainted with the codes, regulations, and standards governing the specified project. a) There shall be no variation from these specifications unless said variation is submitted in writing and approved by the specification author and Agua-Seal Waterproofing Systems and/or it's Technical Sales Representative. b) An Approved Applicator (as designated by Agua-Seal Waterproofing Systems) shall be on site during all applications of any Agua-Seal Waterproofing Systems' products. 2. Manufacturer s Technical Sales Representative: Agua-Seal Waterproofing Systems' Technical Sales Representative shall be on site at regular intervals, spread no more than 7-10 business days apart, during the application process. At the Building Owner' specific request, the Technical Sales Representative shall, following each site visit, provide a written inspection report. To comply with Warranty requirements the Technical Sales Representative is required by Agua-Seal Waterproofing Systems to approve the application process at specific stages: a) Prior to the commencement of the work to evaluate and advise regarding specific elements of the project that may require additional scope of work over and above standard installation procedures, b) At initial application of the PanelSeal Metal Primer scope of work, c) At initial application of the MonoSeal BaseCoat, (MonoBase), and fabric scope of work along seams and joints, d) To comply with AguaSeal Waterproofing Systems warranty requirements at 7-10 day intervals during the MonoBase and fabric scope of the work, e) During and after the PanelSeal HardTop (HardTop) or MonoSeal TopCoat (MonoTop) scope of work, upon the completion of the project and prior to any issuance of warranty. 3. The application of this coating system must be in accordance with Agua-Seal Waterproofing Systems estimated application rate for required dry film thickness, published application instructions, and Material Safety Data Sheets. The specified roofing system must be installed by Agua-Seal Waterproofing Systems authorized roofing applicator in compliance with drawings and specifications as provided by Agua-Seal Waterproofing Systems. 5. There must be no deviations made from Agua-Seal Waterproofing Systems specification or Agua-Seal s approved shop drawings without the PRIOR WRITTEN APPROVAL of Agua-Seal Waterproofing Systems. 6. The solar reflectance of this roofing product may decrease over time due to environmental defacement such as dirt, biological growth, ponded water, etc. The roof should be monitored at regular intervals and maintained or cleaned when necessary to assure the maximum solar reflectance. 1.9 DELIVERY, STORAGE, AND HANDLING 1. Deliver materials to site in manufacturer's unopened and undamaged containers bearing the following information: a) Name of manufacturer. b) Name of contents and products code. c) Net volume of contents. d) Lot or batch number. e) VOC content f) Storage temperature limits. g) Shelf life expiration date. h) Mixing instructions and proportions of contents. i) Safety information and instructions. 2. Store and protect materials from damage and weather in accordance with manufacturer's instructions. 3. Store materials at temperatures between degrees F ( degrees Celsius). Keep out of direct sunlight. 4. Support stored material containers on pallets and cover with tarpaulin tied to bottom of pallets. 5. 5 1.10 ENVIRONMENTAL REQUIREMENTS 1. Do not apply if ambient temperatures are expected to fall below 40 degrees F (4.5 degrees Celsius) or if rain is expected before the application has time to cure WARRANTY For each of the 10, 15 and 20-year warranty scenarios described below, prior to any application of MonoTop, a MonoBase, AguaSeal Fabric and saturation coat of MonoBase to manufacturer s coverage specifications as detailed at 1 (A) below, will always be applicable except and unless the Contractor opts to utilize, AguaBase. In this instance Contractors should contact Agua Seal s Technical Sales Representative for application guidance (see 2.2 Products, below). 1. (A) MonoBase Application To attain warranty standard coverage, it is necessary to achieve a minimum MonoBase dry, cured, thickness of between 24-26mils. The recommended application for MonoBase should therefore be at a rate of 2.5 gallons per square, applied in 2 coats of 1.25 gallons each, per square. This will, subject to the condition of the substrate, achieve 20mils wet per pass, which, with the addition of the fabric (272 weave) will render a combined total dry, cured thickness of 24-26mils, based on the solids content of the MonoBase. 2. MonoSeal: 10-year Warranty Requirements: 1. Provide applicable time-frame AguaSeal Waterproofing Systems material only or labor and material warranty (see Application, below). 2. The Contractor shall be responsible for an initial two years of labor warranty with AguaSeal Waterproofing Systems being responsible for material only or both labor and material, subject to the specific agreement, from year three forward. 3. Manufacturer is responsible for the labor portion of the warranty from year three forward. 4. Brush, spray or roller apply 2 coats of MonoTop at a per pass rate of a minimum 18 mils wet, totaling 36mils wet application, and 18mils dry. This equates to a combined total rate of 70 ft 2 /gal (1.664 m 2 /liter) or approximately gallons per square over the entire roof area. Allow to dry between coats. 6 1.12 If the Specifier opts to utilize HardTop over the MonoTop to create a hard, glossy finish, it shall only be necessary to apply 1 coat of MonoTop at the above specified coverage rate. 2 coats of HardTop should be applied over the MonoTop at the coverage rate of 120 square feet per gallon, per coat/ or 1.2 gallons per square. 3. MonoSeal: 15-year Warranty Requirements: 1. Provide applicable time-frame AguaSeal Waterproofing Systems material only or labor and material warranty (see Application, below). 2. The Contractor shall be responsible for an initial two years of labor warranty with AguaSeal Waterproofing Systems being responsible for material only or both labor and material, subject to the specific agreement, from year three forward. 3. Manufacturer is responsible for the labor portion of the warranty from year three forward. 4. Brush, spray or roller apply 2 coats of MonoTop at a per pass rate of a minimum 20mils wet, totaling 40mls wet application, and 20mls dry. This equates to a total combined total rate of 50 ft 2 /gal (1.664 m 2 /liter) or gallons per square over the entire roof area. Allow to dry between coats. Total MonoTop dry thickness should be a minimum of 20 mils. 5. If the Specifier opts to utilize HardTop over the MonoTop to create a hard, glossy finish, 2 coats of HardTop should be applied over the MonoTop at the coverage rate of 120 square feet per gallon, per coat/ or 1.2 gallons per square. 4. MonoSeal: 20-year Warranty Requirements: 1. Provide applicable time-frame AguaSeal Waterproofing Systems material only or labor and material warranty (see Application, below). 2. The Contractor shall be responsible for an initial two years of labor warranty with AguaSeal Waterproofing Systems being responsible for material only or both labor and material, subject to the specific agreement, from year three forward. 3. 7 4. Brush, spray or roller apply 3 coats of MonoTop at a per pass rate of a minimum 18mils wet, totaling 54mls wet application, and 27mls dry. This equates to a total combined total rate of 50 ft 2 /gal (1.664 m 2 /liter) or 2 gallons per square over the entire roof area. Allow to dry between coats. Total MonoTop dry thickness should be a minimum of 27mils. If the Specifier opts to utilize HardTop over the MonoTop to create a hard, glossy finish, it is only required to apply 2 coats of MonoTop at the coverage rates specified above and then 2 coats of HardTop should be applied over the MonoTop at the coverage rate of 120 square feet per gallon, per coat/ or 1.2 gallons per square. a. Note 1: 20 year warranties require that the first coat of MonoTop be an alternate color relative to the final 2 MonoTop coats, ie; 1 coat of Light Gray/Tan/Cotton color and 2 coats of White. b. Note 2: To qualify for any Agua-Seal Waterproofing Systems Warranty the MonoSeal System must be installed to a minimum 40mil (0.04 inches 1.13 PROJECT CONDITIONS A. After existing metal roofing panels are cleaned and repaired by MonoSeal system installer, as required, but prior to starting membrane system installation work, complete all substrate corrective actions required, including but not limited to; removal and replacement of deteriorated flashing, roof decking, removal and replacement of wet insulation. 8 PART 2 PRODUCTS 2.1 MANUFACTURER 1. AguaSeal Waterproofing Systems USA LLC River Rd, Johns Island, SC Phone: (843) WATERPROOFING MEMBRANE COMPOUND MATERIAL 1. Waterproofing Material: A combination of PanelSeal Metal Primer, MonoBase, fabric reinforced, flexible acrylic coating and either HardTop or MonoTop finish coating (at Owner's or specifier's option), fluid applied in successive stages to form one continuous, seamless, watertight membrane; 40 mil (.04 inches / 1.016mm) minimum cured total system thickness. 2. Rust Neutralization; PanelSeal Metal Primer: A water based rust neutralizing, metal priming and sealing system to neutralize existing and prevent further oxidation of metal roof's rusty surface. 3. Seam and joint waterproofing and sealing: MonoBase: A highly flexible, elastomeric, water based,100% pure acrylic polymer resin coating, reinforced with Agua-Seal non-woven polyester stitch-bonded and heat-set fabric (rolls and AguaCaps). 4. Finish Coating(s): At Building Owner's / specifier's option. a) HardTop: water-based, uv light resistant, highly flexible, elastomeric, 100% pure acrylic mix of polymer resin coatings, specifically blended to produce a hard, smooth and glossy surface that is more dirt and grime resistant, and easily maintained over years in a bright white finish. b) MonoTop: water-based, uv light resistant blend of highly flexible, elastomeric, 100% pure acrylic polymer resin coatings. 11 FLUID APPLIED ROOFING PART 3 EXECUTION 3.1 EXAMINATION 1. Ensure the substrate surfaces are dry, durable, free of frozen matter, loose particles, cracks, pits, projections, or foreign matter detrimental to adhesion or application of the waterproofing treatment. 2. Ensure all items that penetrate the roof surface to receive waterproofing treatments are securely installed. 3. Ensure the roof system is adequately supported and firmly fastened in place. 4. Ensure that the roofing panels have a minimum slope of 0.25 inch / foot (2.083cm/meter). 5. Ensure that the roof does not have any areas of ponding water. 6. Ensure all attached parapet/vertical walls are properly treated with the MonoSeal System. 3.2 PREPARATION 1. Remove lightning protection. 2. Protect adjacent surfaces not designated to receive waterproofing. 3. Clean and prepare surfaces to receive waterproofing treatment by removing all loose and flaking particles, grease and laitance with the use of a 3,000-psi power wash and a stiff bristle push broom. Care should be taken not to inject water into the substrate during washing. In some cases, additional drying time may be required after the cleaning process. Please consult your Agua-Seal Waterproofing Systems Technical Sales Representative for additional advice on cleaning metal roof substrates. 4. Make all necessary repairs to existing substrate. Contact Agua-Seal Waterproofing Systems Technical Sales Representative for assistance. 5. Do not apply waterproofing to surfaces unacceptable to manufacturer. 12 3.3 APPLICATION 1. Rusted areas (Field of Roof): a) Apply a 'spot' brush coating of PanelSeal Metal Primer to all areas showing signs of rusting including around seam fasteners, along the ridge vent and at metal panel edges. Allow to dry. b) Lightly moisten each fastener position along vertical and horizontal seams. Apply a 'blob' of AguaGrip Plus (fiber-bulked AguaGrip for long term waterproofing metal roof fasteners). Allow to dry. As an alternative AguaCaps may be used over fastener heads; apply a foundation coat of MonoBase, lay AguaCap into the wet MonoBase and over the fastener head. Immediately apply a saturation coat of MonoBase into and over the AguaCap. c) Consult AguaSeal s Technical Sales Representative to determine extent of PanelSeal Metal Primer coverage as necessary subject to overall condition of metal roof. Default treatment if no consultation with the Technical Sales Representative occurs; following Metal Primer spot treatment, apply a spray coating of Metal Primer to the entire field of the roof at a coverage rate of 200 ft. 2 / gal (one half gallon per square). Allow to dry. 2. Vertical Seams: In many instances, vertical seams do not need to be addressed with fabric. Consult your Technical Sales Representative for verification. a) In those instances where vertical seams do require full treatment, apply a foundation coat of MonoBase, along the length of the seam, feathering 3" either side of the mid-point of the seam. Lay 6" Agua-Seal Fabric into the wet MonoBase. Immediately apply a saturation coat of MonoBase into the fabric. 3. Horizontal Seams: apply a foundation coat of MonoBase, along the length of the seam, feathering 6" either side of the mid-point of the seam. Lay Agua-Seal Fabric into the wet MonoBase. Apply a saturation coat of MonoBase into the fabric. a) MonoBase coats direct to substrate are applied at a total rate of ft. 2 /gal ( m 2 /liter) or gallons per square, depending on the specific type of metal roof. MonoBase saturation coats over the fabric are applied at a rate of 40 sq. ft. per gallon. b) MonoBase coats should only be applied with the use of approved roof brushes. Rolling and spraying of the MonoBase coats are not permitted and will nullify the issue of an Agua-Seal Waterproofing Systems warranty. 13 4. Roof Penetrations: Apply MonoBase and a project specific size fabric up each and all penetrations through the waterproofing material a minimum of 6" (15.24cms). 5. Ridge Closures: Closures should be backed with proper backing material to the outer edge of the ridge cap. Apply a foundation coat of MonoBase, along the length of the ridge, feathering 6" either side of the mid-point of the seam. Lay 12" Agua-Seal Fabric into the wet MonoBase. Apply a saturation coat of MonoBase into the fabric. 6. Valleys: apply a foundation coat of MonoBase, 6" into the valley and feathering 6" onto the roof pan. 7. End Caps: Using Agua-Seal Waterproofing Systems approved backing materials, fill any voids in the end caps. Using MonoBase and 12" fabric seal the end cap into the adjacent pan applying the clean-cut edge of the fabric to the vertical edge of the end cap. 8. Parapet & Vertical Wall Junctions: Apply MonoBase and 12" fabric to all roof and vertical wall junctions. Apply the MonoBase treatment up and over vertical surfaces and onto the deck by a minimum of 6" inches in each direction. 9. Roof Drains: Remove drain rings and apply MonoBase and a project specific size fabric to seal the roof drains, extending into the bowl of the drain. 3.4 PROTECTION OF FINISHED WORK 1. Monitor finished system for 7 days, sweeping off birdbaths to allow for full cure. 2. Verify final film thickness as specified. If specified dry film thickness has not been achieved, application of additional coating will be required. 3. Visually inspect critical areas of the roof including roof seams and penetrations and touch up with additional MonoSeal coatings to insure complete and adequate coverage. 4. Protect completed membrane from damage by work of other trades. Schedule sequence of work so that traffic over new membrane is minimized. Institute required procedures for protection of completed membrane during installation of work from other trades throughout remainder of construction period. Do not allow traffic of any type on unprotected membrane. 5. At completion of construction activities of other trades, touch-up and restore damaged or defaced coated surfaces, if and where needed. Correct damage by cleaning, repairing, replacing, and/or recoating to make acceptable to the specifier and/or AguaSeal. Leave in an undamaged condition. 14 3.5 FLASHING APPLICATION AND INSPECTION INFORMATION A. Preliminary work consists of substrate preparation and all flashing details. After completion of substrate preparation, all flashing details, penetrations and curbs shall be flashed with MonoBase and either a 6-inch (152 mm) or 12-inch (305 mm) width of AguaSeal fabric. Flashing shall be feathered at the edges so that water may flow over the various flashing details. B. Parapet Walls: All parapet wall details within the roof system shall be secured and sealed with MonoBase and 6 inch (152 mm) minimum width of AguaSeal fabric. All voids and open areas shall be filled with polyurethane foam prior to application of flashing. C. Curb Flashings: All curb flashings, including cricket details, shall be flashed with MonoBase and at least a 6-inch (152 mm) width of AguaSeal Fabric. Encapsulate all fasteners. Do not bridge fasteners D. Penetrations: MonoBase and a suitable width of AguaSeal fabric shall be applied around the base of the penetration, extending at least 4 inches (101 mm) onto the vertical and 4 inches (101 mm) onto the base. Cut flashing to accommodate the shape of the penetration. Both the top and bottom of neoprene pipe boots shall be flashed in similar fashion. E. Skylights: Curb skylights shall be treated in the same fashion as curb flashings. The entire perimeter shall be flashed with MonoBase and a minimum 6 inches (152 mm) width of AguaSeal fabric. All exposed skylight fasteners shall be encapsulated with MonoBase and AguaCaps as necessary. Do not bridge fasteners. F. Gutters: Trowel or brush apply suitable AguaSeal sealant (in accordance with the AguaSeal Technical Representatives recommendation) to the interior or exterior gutter. Gutter shall be completely clean and dry before application. G. Ponding Water Areas: The severity of the ponding water condition will determine the requirements for additional preparation. Contact the AguaSeal Technical Representative for information. H. Inspect Preliminary Work / Flashing Details for problem areas (e.g., gaps, cracks, fish mouths, air pockets, etc.) to ensure that work is complete and satisfactory. 3.5 CLEANING 1. Immediately clean unscheduled surfaces receiving waterproofing in accordance with manufacturer's instructions. 15 PART 4 ANNUAL MAINTENANCE PROGRAM The following are the recommendations for maintaining an Agua-Seal Waterproofing Systems PanelSeal Roof System. If you have any questions please contact our corporate office at or your Technical Sales Representative. 1. Agua-Seal recommends that the roof area be inspected at least once per quarter. 2. During the annual maintenance program, remove all debris from the roof surface, including any vegetation, dirt, loose nails and screws, unused equipment, etc. 3. Inspect the entire roof surface for any ponding water areas. If ponding is occurring then contact Agua-Seal Corporate or your Technical Sales Representative who will recommend an approved Agua-Seal Waterproofing Systems applicator to remove and correct the problem area. 4. Inspect the roof surface for any punctures especially around metal roof fastener positions, exhaust vents and HVAC units. Should any punctures be found then contact Agua-Seal Corporate or your Technical Sales Representative who will recommend an approved Agua-Seal Waterproofing Systems applicator for repair work. 5. Keep all gutters free of debris. Make sure that the downspouts are draining properly by water testing them. 6. Trim back any overhanging tree branches. 7. Check all caulking and sealants on flashings and copings. Scrape and remove any caulking that is weather cracked and damaged. Clean the area thoroughly using a wire brush if necessary. Check the mortar on chimneys and parapet walls, both in between the brick and on top. If it is damaged or deteriorating, have it tuck-pointed. Any mason can perform this work. 8. A PanelSeal System Roof may be cleaned once a year (not required) to remove surface debris build-up for improved reflectivity and cool roof benefits. Use a soft bristle wash brush and a mild detergent to remove build-up. Rinse thoroughly to remove detergents. DO NOT POWERWASH.
