1 October 17, 2017 Albany MS Logistics Plan Overview: The project consists of the development of a former school site which still contains fences, aggregate base, and asphalt surfaces into the new Albany Middle School Annex. The completed site will have two buildings, one containing classrooms and administrative functions, and the other containing a drama function. The work consists of site clearing, mass excavation of approximately 1500 CY of dirt, lime treatment of existing soils and compaction of building pads, concrete footings and slabs, wood frame buildings constructed on site, stucco plaster exteriors, metal roofs, concrete walkways, landscape, and fences. Phase 1: Site Clearing and Grading The first phase of the project will require closure of the sidewalks and placement of 6 temp fence with screening along Brighton and San Gabriel Streets. The majority of the work during this phase will be to remove the excess paving, rock and dirt from the site to get to the design elevations. This will require entering the site on Brighton from the East, loading materials on the site and exiting onto San Gabriel headed south. This phase is anticipated to last a few weeks. Once complete, the site will be graded and pads compacted and we anticipate that access to the site will occur from the temporary entrance on Brighton for the duration of the project. Phase 2: Building Construction The second phase will involve the digging and placement of building footings, concrete slabs, and wood frame construction of the building. The impacts are as follows: Footings/Slabs: Delivery of concrete trucks which will come from Central Ave, to Key Route to Brighton to the site. The concrete trucks will enter the site, and all concrete is anticipated to be pumped with a boom truck from within the site. We will not be booming from the street due to the power lines and trees. Rebar and Lumber will be delivered to the site on Brighton, and offloaded with a gradall that will be kept on the site. Walls will be erected on site using a Gradall or a mobile crane depending on the length of the pick. Walls will not be set from the street, again due to the proximity to power lines. Phase 3: Offsite Work Striping, Signage, and/or sidewalk work associated with the City of Albany are not a part of this work at this time. Some work is understood to be required and when the extent is fully known, that will be made a part of this project. 2 The building interiors will be completed between June and December of This will involve numerous deliveries to the site of electrical and plumbing trim, cabinets, flooring, ceiling finishes etc. The site improvements will involve connections to water, sewer, and storm drain after which the irrigation, site concrete, and landscape will be completed on the site. All work will flow from the farthest point of the site that we can reach and moving back to the entrance along Brighton. At various times, these activities will bring an influx of vehicles into the site. Some vehicles will have a harder time getting into and out of the site due to their turning radius. We anticipate that at times, we will need to barricade parking spaces and will coordinate with the Albany PD to obtain necessary signage so that we can post notices hrs ahead for neighbors.
