1 OFFICE Space STANDARD SPECS Page 1 Standard features listed are based on manufacturer availability- Substitutions may occur and interchanged with items of similar standard likeness at the discretion of the project manager. Specifications listed may be subject to modification in regard to code compliance & safety regulations for commercial space. In any event, tenant will be notified of the change if it impacts the selection/design process. CEILINGS 2 x2 CertainTeed Perform Baroque BET x24 x 5/8 lay in Tegular Edge, sound absorbent, suspended acoustical ceiling tile on 15/16 metal grid, at a height of 9 10 above finished floor. WALLS / PARTITIONS Walls separating tenant's demised premises shall be constructed using steel studs with 3 5/8" fire rated gypsum board on each side, finished to the underside of the deck above, insulated, taped, finished, sanded and ready for paint. Standard wall height is Interior tenant partitions shall be constructed using 3 5/8" steel studs with 1/2" gypsum board on each side to 10 AFF, taped, spackled, sanded and ready for paint. The wall cavity will be filled with 3 1/2" fiberglass sound batt insulation. Rest Room and Conference Room walls shall be constructed using 3 5/8" steel studs with 5/8" gypsum board on the outside to the roof deck and on the inside to 10 AFF, taped, spackled, sanded and ready for paint. The wall cavity will be filled with 3 1/2" fiberglass sound batt insulation. Provide required in wall backing for: white boards, screens, cabinets per room/per request DOORS/HARDWARE/TRIM: Entry to the Demised Premises will be 3 8 x 7 0 anodized aluminum door frames with full glass panel doors, sidelights, equipped with locksets and closers. Interior Tenant Doors will be 1/3/4 x 3 0 x 6 x8 solid core sliced red oak commercial grade w/ 18 sidelights with hollow metal knockdown frames. Sargent Door Handles in Brushed Chrome (ADA approved) Outside Entry Door will have a key Lock Inside Entry Door/Vestibule will not have a lock system Passage Locks on all doors IT Room & Janitorial Storage will have a Lockset

Oak will be Oak Stain, Maple will be Birch Stain FIRE PROTECTION: Wet fire sprinkler system designed to Group 1 Occupancy, providing sprinkler density at a minimum of.15 over 1,500 sq. ft. at ceiling. Such system shall be sufficient to comply with all applicable laws, regulations and ordinances. Provide electronically monitored fire alarm system, with carbon monoxide detector. Provide fire extinguishers in recessed wall cabinets. Location of Extinguishers must be decided in the initial stages of the build process. LIGHTING/LAYOUT: BLT Series LED 2 BLT Lithonia Lighting. Arrangement of one unit per 100 Square feet of rentable floor area, to provide a minimum of 40ft candles at 30 AFF. Provide wall mount occupancy sensors in Offices and Rooms less than 150 square feet. Provide ceiling mount occupancy sensors in large rooms and open areas. Provide three-way switching as required. Number of Lights that will be Standard will be based upon Lighting Plan from Electrician ELECTRICAL SERVICE: Main electric service to be 500-amp, 120-volt, 3 phase with required distribution panels, to provide a capacity of 9.0 watts per square foot; to provide 3.0 watts per rentable square 120 volts for power distribution, 3.0 watts per rentable square foot for HVAC and 3.0 watts per rentable square foot for lighting. Provide approx. three (3) 20-amp, 120-volt, duplex receptacles per 150 sq. ft. of floor area. Provide GFI duplex receptacles in wet locations. Provide 20-amp, 120 volts, dedicated duplex receptacles in Break Room for: Microwave, Refrigerator and Coffee Maker & Dishwasher Provide two (2) 20-amp, 120 volts, dedicated quad receptacles in Server/Telecommunications Room

Said system shall be designed to be capable of maintaining within tolerances normal in first class office buildings and subject to density factors of not more than one (1) person per 200 square feet, nor more than 7 watts (1.5 lighting; 5.5 power) of electrical load per square foot of each served. Heating and air conditioning system to be capable of maintaining the following conditions throughout the demised premises: Summer: 74 degrees Fahrenheit dry bulb degrees Fahrenheit Winter: 70 degrees Fahrenheit dry bulb degrees Fahrenheit Year around daily ventilation comprising a minimum of 20 C.F.M. of fresh air, tempered as required, per person.
