3 04 ONE THREE 05 CHOOSE THE SIZE -Choose the layout Building permit free sizes: x We build our studios in 4 and 2 modular wall panels for quick installation. Each 4 feet panel fits either a door, a window, or complete wall: x the approximate height in the front is 10. The approximate height in the back is 9. two -CHOOSE YOUR WINDOWS AND DOORS Included in the price of each studio are two windows and one door. Door: 34 x 80, full-light, In-swing door Windows: 32 x 60 picture window 32 x 60 double-hung window Additional Options 34 x 80 full-light, Out-sing door 32 x 36 picture window 32 x 36 double hung window 32 x 16 picture window 60 x 80 Patio Door Consider the maximum building size according to your bi-laws. Most municipalities allow a maximum of 108 sq. ft. Contact your municipality s website. The bi-laws will also detail how far a building should be from your propetty line. The standard roof over-hang extends 1 over each side of your studio. Ex. 10 x10 footprint of a studio will have a 12 x12 roof. A shorter roof overhang can be chosen without additional costs. Take careful consideration of where you want to place your studio. What would you like your main view to be? Try placing your door the shortest distance from your back door. Please don t hesitate to contact us if you need advice on how to proceed with some of these decisions. You can use the graph paper on the last page to sketch your studio THINGS TO CONSIDER WHEN CHOOSING YOUR LAYOUT:

4 X 16 PICTURE WINDOW OR SLIDER. These windows create the right air flow certain corners in your studio, or provide additional light in certain corners. 34 X 80 IN-SWING OR OUT-SWING DOOR While an out-swing door provides more space inside the studio, the full-light window in the door will also create additional light. Doors are also available with half-light or no glass inserts. 32 X 36 PICTURE WINDOW OR DOUBLE HUNG. Double hung windows are the best solution to regulating temperature during all four seasons. Our panels are easy to build up and come already with the exterior and interior vapour barrier and insulation pre-installed. They are placed on the subfloor and are screwed or bolted together. 32 X 60 PICTURE WINDOW OR DOUBLE HUNG. This 5 high window will give you the best view of your property or garden. Our standard roofing is 7/8 corrugated metal roofing in a galvanized colour. This metal roofing provides the most durability. We also offer GAF flat roof Liberty Systems in certain circumstances, which is a self-adhesive membrane that can be a better solution for your roofing. We will gladly assist you to find the right solution for you.

5 08 HERE ARE SOME SAMPLE IDEAS: FOUR 09 Choose the siding 8 X 8 STUDIO POD 1 2 CEDAR TONGUE AND GROOVE VINYL SIDING 12 X 8 STUDIO The most natural look you can accomplish. You can choose horizontal or vertical installtion of the boards. On request the cedar can be pre-stained. Vinyl is the #1 choice of exterior cladding in Canada. Maintainance free and easy to install. We offer vertical and horizontal options. 10 X 8 STUDIO You can choose between our siding options or even combine them. Tip: Save cost by using a cheaper siding on the sides that face a fence or are not visible. Vinyl siding and metal are great choices for this and are low on maintainance. METAL SIDING METAL AND WOOD COMBINED 10 X 10 STUDIO We use 7/8 Metal siding from VicWest or G-Rib Metal Siding. Please contact us if you are considering metal siding. Sound Insulation ROXUL SAFE n SOUND is a stone wool insulation product for use in interior wall partitions of residential construction where superior fire resistance and acoustical performance are required. Stone Grey Dark Brown Bone White Insulated Subfloor Panel Tiles This additonal insulation will create an additional comfort for the floor.

The customer will have to take into consideration the additional costs and organization for the preparations and follow-ups that are necessary to complete your studio. Here are some important things to consider. Foundation * Ask us about options to connect your Garden Studio with utilities. We pre-drill all of our framing units to accommodate electrical wires. We an deliver the recessed lights and electrical components for you, to save you time. Please note that electrical installation can only be done by the property owner or a certified electrician on site. We can help you find the right contractor in your area. Electrical connection from the house to the Studio Interior Finish PREPARATIONS EIGHT Foundation The foundation needs to be ready on the day of delivery, so that the sub-floor can be put in place. CHOOSE DELIVERY AND INSTALLATION The following foundation options are listed in order of complexity, from simplest to more complex: Delivery Patio Stones Pick Up Installation DIY Installation Screw Piles Sonotube Concrete Pad We can provide installation of our structures, but you can also choose to build up the studio yourself. In our DIY option the insulation is already installed in the wall panels for your convenience. We recommend using a concrete pad. When done right it will give the best support and the most protection against rodents. Other foundations might require a rodent protective skirt.
