2 Have you ever wondered, what drives the cost of a roof installation? When it comes to the home improvement industry, roofing tends to be one of the most difficult home services to quantify in terms of price. Candidly speaking, almost no one researches roofing prices until they need a new roof. Even then, after spending hours on Google searching through contractor s websites, reviews, and lead brokers, it can still be extremely difficult to gauge what determines pricing. After replacing thousands of roofs and gutter systems for Marylanders, we, at AROCON Roofing & Construction, feel confident that we can help shed some light on just how roofing costs work and what goes into that nice new roof over your head. On Average, Materials Cost Slightly More Than Labor For this cost guide, we pulled data from AROCON s residential asphalt shingle roof installs in Asphalt shingles are by far the most common roof replacements in Maryland. Below you can see the primary factors that will affect the cost of an asphalt shingle roof replacement. After the chart, we will explain each one of these components and provide you with more information on what to look for when selecting a quality contractor. 2

3 Labor & Material Costs As in other physically difficult and dangerous industries, qualified workers are hard to come by. In the state of Maryland, the majority of roofing work is being performed by only a handful of high-quality crews. This tends to drive costs up, as roofing contractors are forced to pay said roofing crews more. A typical roofing crew for a replacement is 6-10 people. However, AROCON works to keep these prices down by employing several quality crews that are capable of removing and installing a full roof in just one day. Typically only very large, or cut-up, roofs take longer and thus will be installed in sections. In order to keep up with the competitive prices in the market, each AROCON crew typically installs a complete roof every day, as long as weather permits. On asphalt roof installations, there are three different roofing shingle styles that are used. The basic shingle is known as the Three-Tab. Three-Tab Shingles are the lower end in style and quality. Though they function well, they have the shortest lifespan and tend to become brittle and break off with age. Unfortunately, most builder grade new homes in Maryland have three tab roof shingles. The second and most common style for reroofs is the Architectural. Architectural Shingles, or Arcs as they re known in the roofing industry, are thicker and have a more randomized pattern in style when compared to the Three-Tab. Arcs have warranties between 25 years to lifetime. Around 85% of AROCONs 2016 re-roofs were installed with Architectural shingles. Lastly, fancier but not necessarily more durable shingles are referred to as Designer Shingles. These are typically purchased for style purposes, as they typically replicate a more expansive roofing material, like stale or terracotta tile. 3

The rest is made up of underlayment, flashings, ventilation accessories, wood replacement, insulation and disposal of any existing materials. It s important to note that anything copper will increase prices notably and should be taken into account when budgeting. Cost of Shingle Styles (from Lowest to Highest) Another major element to consider when replacing your roof is skylights. New skylights can shed beautiful natural lights on your home, but also can come with a much higher cost when added to your roof replacement. On the other hand, replacing existing skylights is a substantially cheaper process. We recommend replacing your existing skylights along with your roof to maintain both the roof s condition, and your skylight warranty. Skylights have effective warranties from 5-10 years. If warranties are important to you, certain material assemblies like the Owens Corning Platinum Roofing Package are worth looking into. After all, material assemblies add little to total costs of your roof installation, but add considerable peace of mind for the duration of time you own the home. 4

5 Company Overhead Logistically, roofing is a difficult industry to be involved in; this is predominantly due to the large amount of material and labor that is needed for projects. Add in the industry s extreme weather dependency and wild fluctuations in consumer demand, and you then can start to see the rough waters in which roofing companies like AROCON navigate. When it comes to company size, smaller companies often can function without a dedicated office staff or field support team, which allows them to offer lower prices, but can come at the expense of quality, customer service, and/or warranty response times. On the other hand, larger companies not only devote more resources to customer support, but also to sales and marketing. Efficient larger companies should be able to have dedicated personnel handling new customers, installations/warranty issues, sales, and marketing. Traditional marketing like TV or billboards are very expensive and will drive a contractor s prices up. However, new online and social media marketing has allowed roofing contractors like AROCON to reduce marketing and sales expenses to a fraction of historical standards.
