1 ENGINEERING-CONSULTING- OPERATIONS UCC CONSTRUCTION PERMIT APPLICATION INSTRUCTIONS Dear East Union Township Construction Permit Applicant, Please complete enclosed application to obtain an East Union Township UCC Construction Permit. For your use, we have also enclosed the plan review requirements for residential and non-residential construction. Three sets of plans are required to be submitted with the completed application. Incomplete or missing application information and/or incomplete plan submittals will delay permit processing. The fees associated with these permits, made payable to East Union Township, will be calculated based on the applications submitted and are based the attached Building Permit Fee Schedule (Item C.). We will contact you with the amount of the fees due upon receipt of the plans and applications. No permits will be issued prior to receipt of all fees. If the work performed varies from the applications and/or plans and results in additional fees being required, no Occupancy Permit will be issued by East Union Township until all fees have been paid in full. Applications, plans and supporting documents for construction permits may be delivered to the East Union Township Municipal Building or forwarded directly to ARRO Consulting, Inc. An approved East Union Township Zoning Permit is required to be submitted with the construction permit application. For new construction (residential, commercial & industrial) involving the generation of sewage an approved public or on-lot sewage disposal permit is required prior to the issuance of UCC permits. The issuance of UCC Construction Permits does not individually authorize the start of construction until all other required permits and approvals are in-place. The property owner and applicant assumes the responsibility of locating all property lines, setback lines, easements, rights-of way, flood areas, etc. Issuance of a permit and approval of construction documents shall not be construed as authority to violate, cancel or set aside any provisions of the codes or ordinances of the Municipality or any other governing body. Application for a permit shall be made by the owner or lessee of the building or structure, or agent of either or by the registered design professional employed in connection with the proposed work. 5 EAST UNION TOWNSHIP PLAN SUBMISSION REQUIREMENTS FOR RESIDENTIAL UCC PERMIT APPLICATIONS 1. The three (3) sets of plans and specifications must be provided along with the completed permit applications. 2. Drawings shall provide adequate information to verify conformance with the Uniform Construction Code(s). 3. Workman's Compensation Insurance Verification must be provided with East Union Township listed as the certificate holder. 4. Site plans must show building footprint and distances from lot lines, street right-of-ways and finished grades. Homeowners are permitted to draw their own plans. All plans must be to scale. The three (3) sets of plans, drawn to scale, and specifications must be provided along with the completed permit applications. 2. All drawings shall bear the stamp and signature of the design professional responsible for the design as well as contact for the design professional. 3. Drawings shall provide adequate information to verify conformance with the Uniform Construction Code(s). 4. Workman's Compensation Insurance Verification must be provided with East Union Township listed as the certificate holder. Site Plan Site plans must show building footprint and distances from lot lines, street right-of-ways, utilities, handicap parking and access, fire lanes, north arrow, existing buildings and finished grades. Commencing Activities Prior to the Issuance of Permits or Submittal of Plans Activities commenced prior to the issuance of permits or submittal of plans required by East Union Township pursuant to the Pennsylvania Uniform Construction Code shall be subject to an additional fifty percent (50%) administrative fee.
