Madison Street Student Housing Project Monthly Update May 12, 2017 Anticipated Completion: Fall 2018 About the Project: This newly constructed building will be ten stories providing eight floors of additional student housing and two floors of space to consolidate student enrollment services. Seattle University has partnered with a private developer, Capstone Development Partners to finance, design, build, operate and maintain this building. More than 300 new beds of housing will be available for junior and senior students. Capstone Development has hired Howard S. Wright Construction (HSW) as their General Contractor. Capstone Development Partners will provide a project bulletin once a month to keep the campus community informed of their progress and provide notification of any construction impacts. CONSTRUCTION ACTIVITIES FOR MAY: Howard S. Wright Construction has moved some construction trailers into the visitor s parking week and set up will continue into the week of May 15. The construction fence will also be erected next week. HSW will start the excavation in lower parking area behind the storage building and commence demolition of the driveway between Xavier and Stumptown on Monday, 5/15/17. Over the next month there will be some noise and dust associated with the demolition of this driveway and excavation, but nothing related to these activities should be excessive. The contractor will be working on site Monday through Saturday. They are permitted to work between the hours of 7:00 am and 7:00 pm through City noise ordinances and the Master Use Permit for this project. In general, construction activity will take place from 7:00 am - 3:30 pm Monday through Saturday. No work will occur on Sundays. Some activities such as the erection and eventual
2 disassembly of the tower crane, concrete slab placement, etc., will require longer hours on weekdays or Saturdays. Fairly minimal demolition and jack-hammering is anticipated for project. Construction vehicles will enter the site off Spring St. and will exit north onto Madison St. from Madison Court. Current Progress: Mobilization Commencement of construction CONSTRUCTION ACTIVITIES FOR NEXT WEEK: Site Work Erection of construction fencing Set up erosion controls Soil excavation Demolition of existing driveway between Xavier and Stumptown
3 Looking Ahead: Erect tower crane late May WHAT TO EXPECT DURING CONSTRUCTION 1. Noise and Truck Emissions Trucks are not allowed to idle in front of doors and openings. 2. Building Monitoring HSW is required to monitor adjacent buildings for settlement and will conduct weekly surveys through level 1 concrete slab placement at street level. 3. Dust Control This project will adhere to Puget Sound Clean Air Agency's regulation and City of Seattle's best practices regarding demolition activity and dust emissions. During demolition, excavation, and construction, exposed areas will be sprinkled to control dust. Transported material will be covered or wet. Any dirt/debris tracked off site will be cleaned immediately. 4. Trash/Pest Control Phase I (see attached Logistics Plans) Dumpsters and trash/recycling/compost/oil drum containers will be accessible to trash vendors via Madison Court. HSW will coordinate location of bins with bin vendors. Phase 2&3 - Dumpsters/containers to be located at top of south driveway ramp. A temporary enclosure will be erected if needed. Seattle University pest control preventative measures will continue as usual on adjacent properties and on site until construction starts. HSW/Capstone to seek opinion of Pest Control expert on potential for increased activity due to displacement by construction. Areas will be monitored for any increased activity. 5. Construction Traffic and Parking Construction delivery/truck traffic will be isolated to Spring Street and Madison Court. Appropriate signage, fencing, and flaggers will be in place to ensure safety for adjacent properties and pedestrians. Construction workers are not allowed to park on adjacent streets. Enforcement / corrective actions for construction workers:
4 HSW has a Disciplinary Action Program as part of our Site Specific Safety Plan. This includes verbal warning, written warning, and termination.
