Building Information Modeling By Apostolos Konstantinidis Structural and Software Engineer Inventor and Author BIM The new technology that reduces the cost and improves the quality of building construction
The term BIM (Building Information Modeling) denotes the modern software technology regarding construction of buildings. The underlying concept of this technology, which has emerged during the last decade, is extremely simple. According to this concept, the building can be described by its physical components/objects (walls, columns, beams, etc. ). These objects, instead of being stored as drawings, are actually stored in an intelligent database. By retrieving the physical components of the building from the database, the BIM software, is able to: Create the three-dimensional model and all the drawings that can be derived from it (floor plans, elevations, sections, perspective views). Calculate the precise quantities of materials and cost items in general needed for the building construction, thus estimating its anticipated cost. Create any computational model (bioclimatic, static-dynamic etc.). The database structure, namely the concepts that underlie the building construction, is defined in the global IFC format (International Foundation Classes). IFC format is being developed within the framework of cooperation of software and building industry companies.
THE EXISTING CAD SOFTWARE TECHNOLOGY The software companies, have developed over the last 3 decades the drawing-centered CAD applications (Computer Aided Design or Drafting), representing the traditional approach of describing a building with multiple drawings (floor plans, elevations, sections, perspective views).
THE EXISTING CAD SOFTWARE TECHNOLOGY The underlying concept of CAD technology has three major disadvantages :
THE EXISTING CAD SOFTWARE TECHNOLOGY The underlying logic of CAD technology has three major disadvantages : 1. A lot of work is required, since a large number of drawings should be prepared in order to describe any specific building.
THE EXISTING CAD SOFTWARE TECHNOLOGY The underlying logic of CAD technology has three major disadvantages : 1. A lot of work required since many drawings should be prepared in order to describe the building. 2. Quantity take-offs needed to calculate the total cost are carried out, based on these drawings, almost manually. This task requires a great amount of time and specialized personnel, while, eventually, significant uncertainties will arise due to human deficiencies.
THE EXISTING CAD SOFTWARE TECHNOLOGY The underlying logic of CAD technology has three major disadvantages: 1. 3. For any modification to be applied on the building, both (1) and (2) steps should be performed all over again.
BIM COMPARED TO EXISTING CAD TECHNOLOGY 1. Decreases the design time in the range of 70% and 95%.
BIM COMPARED TO EXISTING CAD TECHNOLOGY 1. Decreases the design time in the range of 70% and 95%. 2. Increases dramatically the accuracy/reliability of quantity take-offs.
BIM COMPARED TO EXISTING CAD TECHNOLOGY 1. Decreases the design time in the range of 70% and 95%. 2. Increases dramatically the accuracy/reliability of quantity take-offs. 3. Ensures the accurate transfer, in real time, of huge volumes of construction data between the building designers, contractors and industries involved at all construction phases.
BIM SOFTWARE TECHNOLOGY APPLIED ON R/C STRUCTURAL FRAMES The structural frame of R/C buildings also follows the general rules of BIM technology mentioned above. However, two decisive particularities are not met in other parts of a building that do not comprise its structural frame:
BIM SOFTWARE TECHNOLOGY APPLIED ON R/C STRUCTURAL FRAMES 1. The design of the structural frame is extremely complicated, especially regarding the computational part.
BIM SOFTWARE TECHNOLOGY APPLIED ON R/C STRUCTURAL FRAMES 2. The need to determine a huge number of rebars (e.g. tens of thousands pieces in a middle scale multistory building).
CURRENT STATE OF BIM TECHNOLOGY Mr. Apostolos Konstantinidis, structural engineer, inventor and author, has established himself as a pioneer in both structural software and R/C construction markets. He has been dealing with BIM technology since 1982, long before this technology has even been given the name BIM. Today, BIM technology is integrated in his holobim application.
THE NEW ERA IN BUILDING CONSTRUCTION Engineers, contractors and industries communicate online in real-time
ONLINE OFFER / ORDER Online consumer goods ordering e.g. books, appliances, etc., is easy for the client, as it usually concerns only a well-defined, ready-to-use product. On the other hand, construction products are usually custom made, in order to address the client s needs, making the order more complicated. Therefore, in terms of construction products, the offering/ordering process is a troublesome issue, which normally comes before ordering. It is expected that the advantages of BIM technology, will soon lead to the replacement of the traditional bureaucratic way of submitting offers/orders with the significantly more efficient electronic process.
ONLINE OFFER / ORDER Every industry, large or small, has the need to abolish bureaucratic procedures which are inefficient and costly. When it comes to the construction industry the methods used today often fail to provide "clean orders", i.e. accurate orders of all pieces rather than symbolic drawings (so-called formworks). The conventional methods of the established practice, charge the industrial engineers with the responsibility to infer, through the drawings, the structural model that the project s engineer has determined, thus being exposed to costly misunderstandings and complaints by the other parties involved (Designers, contractors and owners alike). Every construction company providing either rebars or concrete, wishes to operate in a business environment of clean orders, because they establish fair competition, allowing it to make a difference by submitting competitive biddings.
ΒΙΜ TECHNOLOGY APPLIED ON holobim Some historical data: 1987
ΒΙΜ TECHNOLOGY APPLIED ON holobim When the first plotters were introduced in 1987, HOLOSTATIKA application (2 nd ancestor of holobim) was able to automatically create dozens of drawings and send them to 2D plotters
ΒΙΜ TECHNOLOGY APPLIED ON holobim
ΒΙΜ TECHNOLOGY APPLIED ON holobim In 2004, StereoSTATIKA, (1 st ancestor of holobim) created automatically thousands of detailed steel bars drawings ready to be sent for cutting and formation using CNC machines. This feature has now matured in 2015 s holobim.
ΒΙΜ TECHNOLOGY APPLIED ON holobim
ΒΙΜ TECHNOLOGY APPLIED ON holobim Based on today s trends it is realistic to envisage that In 2020, when 3D Plotters will have been developed to perform construction at the big scale, holobim will have the ability to be integrated in that environment automatically creating the construction program itself.
CONSTRUCTION MARKET S CURRENT STATE AND MATURING STRATEGY BIM technology may seem simple and obvious to those familiar with its concepts, but rather complicated and obscure to the rest, representing however the overwhelming majority of practitioners and industrial engineers. Thus the maturing strategy for the market is apparently to educate/inform all the parties involved: (a) practitioners (b) industrial engineers (c) students (d) ready-mix concrete and steel manufacturing industries
CONSTRUCTION MARKET S CURRENT STATE AND MATURING STRATEGY Since all categories of engineers (a), (b) and (c) are familiar with computers and software, it is only a matter of time before the effort for their retraining yields concrete results. Professional organizations of architects and engineers are expected to play a leading role in this effort. The maturing strategy regarding the category of concrete and rebar providing industries involves a sub-market of companies facilitating and supporting the offering/ordering system.
CONSTRUCTION MARKET S CURRENT STATE AND MATURING STRATEGY For the new market system to function properly, a number of prerequisites have to be met: 1 st condition: A t least one reliable, bugs-free BIM structural engineering software application should be offered for use in the market. 2 nd condition : This application should be widely disseminated so as to cover a major part of the market, replacing traditional practices. 3 rd condition : Non of the above can succeed without the full support of the industries to the proposed new system.

SIZE OF TARGET CONSTRUCTION MARKET Construction industry output In 2013 the global construction industry output was $7,200billion ($7.2 trillion) representing about 13.0% of the world s GDP (Gross Domestic Product). In 2020 this figure is expected to grow to $12,000billion ($12.0 trillion) representing about 15.0% of global GDP. Structural frames of R/C buildings output The estimated annual demand for concrete to be used in building construction is V c =3.1billion m 3 and the total annual output of the concrete industry is estimated at E frame = $1160billion The turnover corresponding to structural frames of R/C buildings is as follows: Annual software products turnover is E software = $7.0billion The annual concrete and rebar ordering services is estimated to account for 2% of the total concrete and rebar industry output: E ordering = $13.0billion The total annual turnover is E tot = $20.0billion Earthquake resistant and conventional buildings share equally (50%) the global concrete and rebar output.

SALES AND CASH FLOW (base case scenario) in million$/year $million Expenses Revenues Cash flow Research and development phases of this innovative product have been completed and the end product has already been tested and confirmed by the market. Further funding is required mainly for marketing and market specific customization purposes. It has to be taken into account that an amount of about $15million, has already been invested over the past 30 years and that the proven market success of holobim, suppresses the risk associated with the development of an innovative product of such a wide range.
SALES AND CASH FLOW (base case scenario) in million$/year $million Expenses Revenues Cash flow Revenues are obtained from achieving the market share goals, estimated between 0.25% and 3.25% based on the market analysis that was presented above.
SALES AND CASH FLOW (base case scenario) in million$/year $million Expenses Revenues Cash flow Over the period from 2015 till 2018 an amount of $ 12million will be required to cover costs mainly for marketing and customization needs.
PROPOSED STRATEGY For the first 3 years we envisage to provide high-end know-how and software on earthquake resistant buildings for free, in order to attract committed clients representing 0.50% of the total market. From 2018 onwards we plan to sell mainly e-commerce offering/ordering services for concrete and steel industries (total output of $13.0billion/year) as well as software upgrades (total output of $7.0billion/year). It is expected that our partner and Strategic Investor will cover the costs corresponding to the first 3-year period. We envisage two alternative scenarios as regards the Strategic Investor s market position: 1 st scenario: The strategic investor is a large construction integrator company that undertakes as a package both design and construction phases of the structural frame of buildings. This company will be the first user of the integrated system. 2 d scenario: The strategic investor is to be found among e-commerce, CAD Software, Steel and/or Concrete big companies. Selected clients of this company will be the users of the integrated BIM system.
WHAT WE SEEK THE STRATEGIC INVESTOR/PARTNER that would use our products to: Integrate the BIM technology in some of his products Upgrade his presence in domestic and foreign markets Supplement his own range of market possibilities
