3 Structural and Maintenance Remedial Work Page 2 of 14 Introduction The purpose of this document is to convey the scope of work and technical requirements required to complete the structural and maintenance remedial project located at the Margaret Greene Park Washroom Building at Margaret Greene Park, 80 Westwood Road, Guelph. In brief, the proposed work at the Margaret Greene Park Washroom Building includes the following items: Remove the existing metal and asphalt shingle roofing and replace with new prefinished metal roofing. Replace existing wood fascia boards and plywood soffit with new material. Provide uplift anchorage between the wall top plates and the tops of the exterior load-bearing masonry walls. Provide uplift anchorage between the wall top plates on the exterior load-bearing masonry walls and each roof truss. Provide lateral support to the tops of the gable end masonry walls. Provide lateral support to the interior partition masonry walls. Clean and repair existing exterior masonry. Make good existing finishes/elements disturbed by proposed work. This document is intended to be reviewed and used by the selected contractor(s) to better understand the general scope of work required to complete the remediation project and for pricing purposes. For pricing purposes, it is expected that the contractor(s) review this document in conjunction with a thorough site review of the subject structure before providing their cost to perform the work to the owner. The engineer is to be contacted with any questions related to the scope of work during the pricing and/or construction periods. 4 Structural and Maintenance Remedial Work Page 3 of Refer to the attached drawings numbered 1 to 4. Drawings 1 and 2 are to be read in conjunction with each other (Drawing 1 is a plan showing the location of Sheet Notes, Drawing 2 describes the Sheet Notes identified on Drawing 1). 2. Remove and re-install electrical and mechanical components as required to complete the structural and maintenance remedial work. Retain the services of qualified electrical/mechanical contractors to perform this work. 3. Provide protective barrier(s) around the work area to minimize the risk of damage due to the work and to restrict unauthorized access to the work area. Maintain the barrier(s) for full duration of work. 4. Clean site of debris at end of each work day and at end of project. Secure site at end of each work day, including material storage area as applicable. 5. As applicable, arrange for all required inspections to identify buried and embedded utilities in and around the work areas. Take appropriate measures to protect these items from damage. 6. Throughout construction, coordinate all required reviews with Engineer and Municipal Building Department as required. Reviews to include: a. Framing review of installation of new framing anchors/clips, prior to covering up. b. Review of roofing underlayment prior to covering up (in addition to any inspections as required by the roofing manufacturer s representative as noted in item #7 below. c. When finished work is complete. 7. Roofing a. Remove existing metal roofing and asphalt shingle layers and any existing roofing underlayment layers to expose existing plywood roof sheathing. b. Replace any damaged/decayed plywood with new exterior grade plywood (match thickness of existing). c. Provide roof underlayment to plywood sheathing: Blueskin Roof High Temperature Underlayment PE 200 HT (see technical data sheets in Appendix B ) complete with installation of approved primer to plywood
5 Structural and Maintenance Remedial Work Page 4 of 14 sheathing prior to installation of underlayment membrane. Install underlayment membrane in accordance with manufacturer s instructions. d. Provide new prefinished metal roofing complete with all metal flashings and trims (i.e. eave and gable end flashings with drip edges, ridge cap flashing, etc.). Colour of flashings (minimum 24 Gauge, 0.61mm) to match roofing colour. Colour selection by Owner from standard colour selection. i. Accepted Roofing Product: Vicwest TSR 1000 Series metal panel with clip fastening system; installed as a single skin application on a solid substrate ii. Profile: Seamed joint at 610 mm (24 ) o/c with seams a minimum of 69 mm (2.75 ) above the bottom of the ribbed profile iii. Panel: Galvanized (zinc coated) sheet steel conforming to ASTM A653M structural quality, Grade 230 material, 24 Gauge (0.61mm). iv. Coating: as selected by Owner from standard colours e. The installer of the metal roof/flashing system shall have a minimum of five (5) years experience in projects of similar scope. Roofing/flashing work shall be performed only by skilled applicators, employed by a company operating with all adequate and necessary equipment to execute such work. f. Store roofing products in accordance with manufacturer s recommendations and protected from elements. g. Protect prefinished steel during fabrication, transportation, site storage and erection, in accordance with manufacturer s recommendations. h. Do not stockpile material on roof. i. The product manufacturer shall supply the Owner with a written and signed document, certifying the performance of the products and the consistency of the properties of such products affecting their performance for a period of ten (10) years from date of acceptance. Provide site access
6 Structural and Maintenance Remedial Work Page 5 of 14 to the manufacturer s representative s as required during construction for site inspections. j. The Contractor shall supply the Owner with a written and signed document, certifying that all work completed shall remain as installed, free from any roofing defect, for a period of two (2) years from date of acceptance. 8. Wood Finishing a. For existing wood elements to be re-stained or re-painted: i. Remove dirt, loose, scaling and peeling finish. ii. Wash surfaces with mild solution of household detergent and clean water, applied with medium soft fibre brush. Rinse with clean water and allow to dry completely. iii. Fill holes with filler appropriate to surface and compatible with refinishing product. Allow to dry; sand flush with adjacent surfaces. iv. Sand surfaces smooth where paint is removed to expose substrate. v. Prevent damage to existing surfaces. b. For new (or re-) finishing: i. Store products in accordance with manufacturer s instructions. ii. Apply products to manufacturer s instructions. All products to be appropriate for exterior use. iii. Colour to match existing verify with owner. Provide colour coding/chip and one gallon (4 litres) of extra stain and/or paint to owner at end of project. iv. Acceptable manufacturers: Glidden, Pittsburgh Paint, Benjamin Moore or approved substitution. Use exterior latex paint or stain. v. Wipe off dust and grit prior to priming or sealing. Seal knots, pitch streaks and sappy sections with sealer. Fill nail holes and cracks after sealer has dried; sand between coats. vi. Apply minimum one coat primer or sealer as applicable and minimum two coats new paint or stain to match existing.
7 Structural and Maintenance Remedial Work Page 6 of Uplift Anchors a. Provide additional anchor bolts between existing wood top plate and top of existing masonry loadbearing walls. Refer to the attached drawings in Appendix A for further details about this connection. b. At end of each truss, provide hurricane ties between the truss and the wood plate noted in item 9a above. 10. Lateral Support to Existing Masonry Walls a. Provide bent metal clips, and wood blocking as required, to laterally support the interior masonry walls. Refer to the attached drawings in Appendix A for further details. b. Provide a continuous steel angle at the top of the exterior side of the gable end masonry walls. Refer to the attached drawings in Appendix A for further details. 11. Close-out a. Prior to allowing public access to the building and site, ensure that all construction materials and equipment are removed. All construction barriers are to be removed. b. Arrange for final review by Engineer and Owner. c. Complete deficiencies noted during final review.
