Under that section, an Architectural Review Committee (ARC), appointed by the Board of Directors, is empowered to publish or modify design and development standards ( Standards ). Close attention to maintenance within Villa Floresta has made this community one of the most attractive and desirable in Naples. This is beneficial for every resident because it maintains property values as well as reinforcing pride in our beautiful neighborhood. The figure above highlights some of the signature architectural features that establish the distinctive look of the Villa Floresta neighborhood. The purpose of this document is to provide the Standards for Villa Floresta as required in the Declaration, Section 10, which states: No construction, which term shall include within its definition, but not limited to, staking, clearing, excavation, grading and other site work; no exterior alteration or modification of existing improvements; or removal of trees or shrubs shall take place anywhere on the Community. until the approval of the ARC has been obtained. In addition, the Wyndemere Homeowners Association ( Master Association ) Declaration, Article VI, Restrictions on Occupancy and Use of Land requires approval by the Master Association ARC. The appropriate ARC Change Form to initiate all projects is available at the Wyndemere Homeowners Association office. Important: This applies to any renovations or additions to the structure of the house including changes in windows, doors, roof tiles, exterior light fixtures, canvas awnings, fences, privacy walls, gates, etc. In addition it applies to the removal of trees, planting of new trees, alterations in existing shrubbery, hedges, flowerbeds or grass plots. Normal home maintenance, replacement-in-kind, routine repairs and repainting do not require ARC approval, provided that products employed are as specified in this document. 2 Stucco Body of Homes & Privacy Wall Paint Concrete Trim & Wall Cap Paint Note that these are one gallon formulas. Be sure your painting contractor orders the correct scaledup color match formula when buying five gallon cans Refer to the illustration on page one to assure that your painter understands which areas are to be trim colored and which are body colored. Errors are often made and must be corrected. Note that overhead garage doors may, at the homeowner s discretion, be painted with the trim color at right instead of plain white. Stamped Concrete Driveway & Walkways Paint TUF-TOP BISON This Xylene solvent paint must be special ordered. It is available in one or five gallon cans and is generally shipped in two to three business days. Local source: Sherwin-Williams Commercial Paint Store 4724 Exchange Avenue, Naples, Tel: The original Villa Floresta contractors treated our driveways with a Xylene-based coating specially formulated for raw pressed concrete surfaces. A coat of fresh paint with a Xylene solvent partially dissolves the underlying Xylene-based surface and fuses with it. This results in a very tight bond and a lasting paint job. IMPORTANT: Do not mix Xylene and water-based paint. Unfortunately, over time and with changes in ownership and contractors, some driveways were repainted with water-based paint which is incompatible with Xylene-based surfaces. These are prone to early failure with flaking and peeling. Some Villa Floresta driveways had to be chemically stripped or even sand-blasted to return them to a workable concrete surface. A maintenance hint, Villa Floresta Driveway Maintenance White Paper, describes a test to determine if your driveway has the correct Xylene based paint surface and suggests the best course of action when a driveway coating begins to fail. It is available from the WHOA office. IMPORTANT: Use a Non-Skid Additive: With any Xylene-Based paint, specify a non-skid additive. Use SharkGrip, Slip-Guard, Sharkskin or an equivalent product. Untreated Xylene paint surfaces can be very slippery. Replacement of Stamped Concrete Driveways with Pavers Should a homeowner wish to replace their concrete driveway with pavers, the approved pavers must exactly match those installed at the gatehouse area and in the band across Via Napoli at its midway point. The approved pavers are: Tremron, Inc. 3 Aluminum Front & Side-Yard Gates Our arched front courtyard gates (see photo at left) and simpler side yard gates are a custom design and are to be painted gloss white. Many Villa Floresta residents have had their front and side yard gates completely restored to better than new condition by having them demounted from their hinges, sandblasted and powder coated. This automotive type baked-on finish is easily washable and very durable. Rear Exterior Aluminum Fences The white aluminum fences along the rear of Villa Floresta properties are a required architectural feature of the neighborhood and are to be painted gloss white. Should homeowners choose to replace their fence, the approved product is: Manufacturer: Barrette Outdoor Living - AlumiGuard, Inc. Victoria Product Line (with features below) Description: Six foot panels, four feet high, 3 channel design, welded circles added between upper two channels. Factory painted gloss white. No finials (Flat post and picket caps). Posts to be set in concrete, including one at each end of the fence run (Fence should not be attached to existing masonry pillars). Include a five foot wide, single swing gate, with latch and self-closing hinges. Concrete Tile Roofs Manufacturer: Boral Roofing 200 Mansell Court East, Suite #310 Roswell Georgia Product: Barcelona 900 Concrete Roof Tiles New Southern Blend 1 HBCS 0100 Canvas Awnings A standard design feature of Villa Floresta homes are the bright white canvas-over-aluminum-frame awnings. When rips or holes appear in the canvas coverings or when they are too badly stained to be cleaned, they must be replaced. The rugged aluminum frames can be reused. The canvas color is bright white, equivalent to Pyrotone #600. Garage Doors & Garage Side Doors At the owner s discretion, the street-facing, overhead garage doors and the service door leading into the side of the garage may be painted either white or the approved Shell White trim paint color (see page two) Door style: Embossed with a wood grain. Eight windows fitted with white, plastic inserts to create an arched appearance with three approved designs: 1 arch, 2 arches and 4 arches (see photo at right of a 4 arch door). Replacement window inserts are available from: Action Automatic Door & Gate, Co. (Tel: ) #275 Airport-Pulling Road, Naples, Florida Front Entry Doors Front doors are to be painted either white or the approved Shell White trim paint color (see page two). The addition of a screen door, fixed or roll-aside design, requires ARC approval. Screen Pool Enclosures Pool cages are white. The appearance of a home from the golf course can be badly marred by punctured, sagging, mismatched or discolored screening. Such flaws must be repaired immediately. The full replacement of a screen cage is considered a major architectural change and must be formally approved. Exterior Globe Lamps All homes in Villa Floresta have exterior wall lamp fixtures with translucent 12 inch, white, acrylic globes that closely match those on the community s streetlamps. These are the fixtures on the garage wall, in front courtyards and in side yards. In addition, a single 14 inch globe hangs in the front entry. The fixtures can be left as is (a weathered green, see right) or painted matte black at the homeowner s discretion. Replacement 12 Inch Frosted Globes: Product: Newport Coastal, Inc. 5 Replacement Globe Lamp Fixture The original wall arm light fixtures are no longer manufactured. In the event of damage to a fixture, an electrician can often replace or repair the interior components and get it working. If necessary, a replacement fixture (shown at right) has been approved and is available through various internet sellers.
