2 16.1 INTRODUCTION This section provides details of minimum requirements for Landscaping services. The consultant is expected to produce their own specification incorporating the elements of the following information and submit all designs to the University for review prior to any works commencing on site LANDSCAPING Paving Landscaping elements proposed shall be in accordance with the Landscape Elements Report 1974, copies of which may be obtained through the University s Manager (Engineering and Infrastructure). Adequate provision shall be made in the project budget for a total landscaping proposal. All new landscaping proposals and alterations to existing grounds require approval by the Landscape and Open Space Sub-Committee of the Building and Estates Committee. All paving shall be carried out by suitably-qualified paving contractors in consultation with the University s Manager (Engineering and Infrastructure) and the Grounds Manager. Brick Paving and Bluestone Specifications. All Works shall be carried out using first quality materials entirely free from any defect. All Works shall be constructed under the observation of, and to the approval of, the University s Manager (Engineering and Infrastructure). No part of the Works shall be covered by the contractor until the approval of the University s Manager (Engineering and Infrastructure) has been obtained. Setting Out and Levels The Contractor shall set out the Works and levels as shown on the drawings or in the specifications. Obvious Works Where the construction or item of work is to be obviously inferred, or is usual, or proper, in the class or work described in this specification, it is to be included notwithstanding that such construction, or such necessary item, or work is not specifically mentioned in this specification or shown on the drawings. The Site The contractor is deemed to have visited the site to inspect, ascertain, and be satisfied with all these conditions, including the full extent and character of the work involved, the accessibility of the site, the location of existing services, security, and all other conditions liable to effect the cost, execution and general performance of the Contract, because no claim whatsoever will be entertained on the ground of insufficient knowledge of the site conditions. Program of Work Before commencing on site, the Contractor shall discuss with the University s Manager (Engineering and Infrastructure) the intended sequence of carrying out the works. Design Standards page 2 of 5

3 Barricades The Contractor shall be responsible for the provision and maintenance of barricades around all excavations and work areas to ensure the safety of all persons on the University grounds. Subgrade Compaction The Contractor shall trim and proof roll the exposed subgrade over the site to locate any further soft areas. Soft areas to be excavated and removed from site with other excavated material. These areas to be filled with sub-base material consisting of Class 3 wet mixed crushed rock compacted in layers not exceeding 100mm to achieve 98% compaction of the dry density given test E1.1 of AS Basecourse Material for Heavy and Light Duty Areas The thickness of the basecourse for heavy duty areas shall be 150mm and for light duty or foot traffic areas 75mm. Material shall be 20mm Class 2 wet mixed crushed rock complying with the current VicRoads grading specification for Class 2 crushed rock. The material shall be laid and compacted in layers not exceeding 50mm thick and achieve 98% of the maximum dry density given by test 2.1 of AS The levels of the compacted basecourse shall not be higher than 5mm, nor lower than 20mm, below the corresponding finished surface level of the brick paving. Bedding Course (Wet Mortar) The bedding material is washed coarse sand from Aggregate Sand Seymour mixed six parts with one part Portland cement. The wet consistency should be firm and hold together when squeezed in the hand. Bedding should not exceed 50mm depth and not less than 25mm depth. The mortar must not dry out whilst laying is in progress. Brick Paving Supply and lay Nubrick University grey pavers to match existing, unless otherwise specified. Bricks are laid normally in stretcher bond on flat. Bricks must be laid to levels and lines as per drawings supplied but should always have a minimum fall of 1:80 to allow for adequate drainage. Large colour or size variation between deliveries from the brick supplier should be immediately notified to the supplier and rectified so that any delay in laying of pavers is minimised. Colour blending, to avoid patches of light and dark colours, is the responsibility of the layer. Using a rubber mallet, the bricks should be hand-tapped down into the mortar, with a gap of approximately 3mm between courses and verticals. No mechanical vibrators are to be used. The final surface profile shall be within +/- 5mm of the design levels, with a level variation not greater that 5 mm over a 3m straight edge laid in any direction, and without hollows that would allow water to pond. After each section of the area is completed fine white dry washed sand must be brushed into the spaces between the bricks and some sand allowed to remain on the surface. The latter must be swept off when the works are completed and joints completely filled. Bluestone Paving Pavers shall be 40mm thick (nominal) diamond sawn bluestone with an approved sandblasted finish. Up to 20% cats paws (blotches) and/or vented streaks on the face of the pavers is desirable. Bluestone banding to bicycle hoop areas shall be 250mm x 350mm and sizes as nominated for random pattern paving. When laying apply a 5mm layer of raw cement Design Standards page 3 of 5

4 onto the bedding sand/cement mortar mix. Lay to falls, levels and maximum deviations as previously specified for concrete pavers. Grouts/Joints between pavers shall be a maximum 2.5mm wide. Grout joints with an approved non shrink cementitious grout (Durabed or equivalent which is equal and approved). Mix and apply in accordance with manufacturer s recommendations. Ensure that no residue grout remains on paver surface. Provide sample paver with sandblasted finish for approval prior to ordering all pavers Site Conditions The University s campus at Parkville has a number of areas in which the soil fungus, Phytophthora cinnamoni, is present. The Principal Consultant shall ensure that the site is cleared of all rubble and surplus building material on completion of construction. The site shall be handed over in a clean and tidy condition. It may be necessary to allow for excavation of the areas to be landscaped to a level suitable for the introduction of fresh soil. The Principal Consultant shall consult with the Grounds Manager or his/her nominee on the extent of responsibility for provision of new soil, rocks for landscaping, grounds furniture, irrigation systems and plant materials. Soft landscaping (lawns and planting) shall be approved by the Grounds Manager or his/her nominee. All trees on site shall be retained unless otherwise agreed with the Grounds Manager or his/her nominee Protection of Trees, Shrubs and Grounds During Construction During the design planning stage the Principal Consultant shall consult with the Grounds Manager or his/her nominee with regard to the impact of the proposed construction works on trees, shrubs and grounds within the construction site. The Contractor is required to consult with the Grounds Section at least 48 hours prior to the commencement of any excavation and / or construction in garden areas and tree root zones. Damage to grounds, gardens, plant material, tree roots, paving, irrigation systems and outdoor furniture must be avoided. If damage does occur this must be reported to the Grounds Section of PCS immediately. An assessment of each tree within the construction zone shall be carried out by the Grounds Section during the design process and any trees requiring protection will be nominated at this time. The techniques associated with providing and managing tree protection shall be considered by the Grounds Manager or his/her nominee and implications considered in the project budget. Any tree, group of trees or shrubs nominated in the tender documents as requiring protection must have suitable protection. This shall be in the form of a two-metre-high fixed hoarding or chain-link fencing, complete with access gate to be erected, maintained and removed by the Contractor. The fence shall be placed at the outer drip line of the tree(s) or shrubs. No building or construction material or liquid waste is to be stored or disposed of within the designated zone of protection, or other areas of garden. Pruning of branches and / or roots and any removal of plants must only be carried out by the University s Ground Section or approved contractor. In the likelihood that activities associated with intended site works or construction would damage or remove significant portions of plant root zones, the Grounds Design Standards page 4 of 5

5 Manager or his/her nominee shall advise the Principal Consultant who will make arrangements to install and manage a suitable temporary irrigation system. In the likelihood that activities associated with intended site works or construction would interrupt the supply of water to either the landscape or, specifically, to irrigation systems, arrangements will be made by the Principal Consultant to install and manage a suitable temporary system until such time as the infrastructure is repaired or replaced. The Grounds Manager or his/her nominee may determine it necessary to set aside a bank guarantee to the value of the nominated tree(s) on construction sites. Such a guarantee shall be held by the University in trust against damage and injury to the nominated tree(s) for at least the period of the construction defects period, or any longer period as judged to be necessary by the Grounds Manager or his/her nominee Protection of Soil During Construction Construction activities have a high potential to adversely affect plant growing conditions below the soil. During the design planning stage, the Principal Consultant shall consult the Grounds Section with regard to the impact of the proposed construction activities on soil conditions in the vicinity of the construction site. An assessment of soil conditions within the construction zone will be carried out by the Grounds Section during the early design process and areas requiring protection will be nominated at this time. The elimination or strict control of pollution (chemical and debris), trenching and compaction shall be considered at this time. The techniques associated with providing soil protection shall be nominated by the Grounds Manager or his/her nominee and implication will be considered in the project budget Landscape Furniture Standard landscape furniture drawings are available from the Drawing Office at Division Protection of Cultural Materials The University of Melbourne s buildings and grounds contain a large number of objects of cultural importance such as sculptures, facades, mosaics, etc. These belong to the various cultural collections of the University and are to be protected during works. Protection and care of objects of cultural significance during works will be based on advice sought by from the University s Potter Museum of Art, the custodian of the University s cultural objects. Individual objects of cultural significance will be identified in tender documents and the specific nature of their protection and care during works will be documented prior to site occupation. Site inspections may be made to ascertain compliance with protection of cultural materials. Design Standards page 5 of 5
