1 SECTION PART 1 GENERAL 1.01 GENERAL REQUIREMENTS A. PART A and DIVISION 1 of PART B are hereby made a part of this SECTION. B. Examine all conditions as they exist at the project prior to submitting a bid for the work of this SECTION SCOPE OF WORK A. Furnish and install the following, as shown on the Drawings and/or specified herein. 1. Continuous membrane air barrier on new exterior wall and soffit construction including all necessary primers, sealants, etc. necessary to continuously seal the wall air and vapor barrier to adjacent construction (windows, doors, roof, etc.). 2. Repair wall and floor air and vapor barriers damaged by the work of other trades. B. This subcontractor shall furnish, install and maintain in safe, adequate condition all staging and scaffolding that are necessary for the proper execution of the work of this section RELATED WORK SPECIFIED ELSEWHERE A. The following related work is to be performed under the designated SECTIONS: 1. Construction of masonry back up walls, compressible joint fillers in masonry, and membrane flashing in masonry walls and installing rigid wall insulation in exterior masonry veneer walls: SECTION MASONRY. 2. Compressible joint fillers in cast-in-place concrete, and underslab moisture barrier and insulation: SECTION CAST-IN-PLACE CONCRETE. 3. Wood blocking and back up construction at soffits, fascias, and roof edges: SECTION ROUGH CARPENTRY. 4. Roof vapor retarder, metal and membrane flashings, and sealants in conjunction with roofing: SECTION ROOFING AND FLASHING
2 1.04 SUBMITTALS 5. Metal framing, wall insulation installation, panels, flashings and internal sealants at prefinished metal wall and soffit panel system: SECTION PREFORMED CLADDING. 6. Internal sealants in conjunction and with metal window systems: SECTION METAL WINDOWS. 7. Below grade dampproofing of basement walls: SECTION WATERPROOFING, DAMPPROOFING, AND CAULKING. 8. Gypsum board/metal stud exterior wall construction: SECTION GYPSUM WALL BOARD. A. Submit the following samples in accordance with the provisions of SECTION SUBMITTALS. 1. Joint bead material - 12 inch length. 2. Sealants and caulking materials, 3-inch strips of each specified type, in all available colors for selection by the Architect, applied to pieces of hardboard. 3. Air Barrier not less than 6 by 12 inches of each type. B. Include, with samples submission, complete manufacturer's specifications, installation instructions and application data, and duplicate copies of certifications of compliance to the designated Standards and Specifications set forth herein for all material, together with supporting test data and chemical composition of each material. Written approval of the Architect must be obtained for all samples and data before delivering any material to the project. C. Manufacturer's data - Submit to the Architect copies of manufacturer's specifications and installation and application instructions for all herein specified, certified test results, recommendations for sealing penetrations and perimeters, and other data as may be required. D. Contractorʼs Review-accompanying approval request, submit to the Architect written statement signed by the Sub-contractor, stating that the Architectʼs drawings and specifications for materials herein specified have been reviewed with an agent or the manufacturer of the primary materials and that he is in agreement that the selected systems and all other materials herein specified are proper, compatible and adequate for the application shown, and the conditions and details are not in conflict with the respective warranties. Show by copy of transmittal from that copy of statement that has been transmitted to respective manufacturers
3 E. Shop Drawings for Air Barrier Membrane Mockup: Submit shop drawings for mockup indicating size of mockup, details of construction, and expansion and control joints. Include relationship with adjacent materials, sequence of installation and materials and methods for sealing penetrations. Obtain approval of shop drawings prior to construction of mockup. Revise to show changes necessary to obtain approval of mockup. F. Shop Drawings: In accordance with SECTION ENERGY CODE REQUIREMENTS, submit dew point analysis of wall and roof assemblies and shop drawings indicating details of construction, including expansion and control joints. Include relationship with adjacent materials, sequence of installation and materials and methods for sealing penetrations. At a minimum, shop drawings shall include details of the following connections, as applicable to the project: 1. Foundation and walls. 2. Walls and windows or doors. 3. Different wall systems. 4. Wall and roof. 5. Walls, floor and roof across construction, control and expansion joints. 6. Walls, floors and roof to utility, pipe and duct penetrations. G. Qualifications of Installer: Submit qualifications of firm installing air barrier membrane materials, including name and qualifications of supervisor for this project, and including name and location of three projects where similar work was performed by both firm and supervisor. H. Mockups of Air Barrier Membrane Installation: Designate an area of the building to integrate the air barrier into the exterior wall as a mockup for approval by the Architect. Mockup shall show connection between wall and roof, and wall and window assembly. Mockup shall use actual air barrier membrane materials. Provide several mockups if necessary to include the various conditions. Remove mockup assemblies that are not approved. Rebuild mockups which are not approved at no additional cost to the Owner AIR BARRIER PRECONSTRUCTION CONFERENCE A. Preconstruction conference prior to the commencement of any construction work, a preconstruction conference shall be held as specified under SECTION ENERY CODE REQUIREMENTS. B. After approval of all materials and prior to installation, a air barrier preconstruction conference shall be held at the job site. In attendance shall be (1) Architect, (2) General Contractor, (3) Air Barrier Sub-contractor, and (4) Manufacturerʼs representative. C. The parties shall review Drawings, specifications and approved materials. Correct conflicts, if any, between approvals and specification requirements. Examine job site conditions, including inspection of substrate, material labels and methods of storing materials. Review installation procedures, scheduling and temperature requirements, and establish protection methods for finished waterproofing from other trades
4 D. Pre-Construction Meeting: After approval of mockup shop drawings, but prior to construction of mockup, convene a meeting with representatives of materials to be incorporated in the mockup and installers of mockup. Agenda shall include sequence and details of construction to ensure continuity of air barrier. E. Pre-Installation Meeting: Convene a pre-installation meeting a minimum of one week prior to commencing work of this section. Attendees shall include representatives of air barrier manufacturer, exterior wall installers and project superintendent. Agenda shall include the following: 1. Review of approved submittals. 2. Review of mockups. 3. Coordination with sequence of installation with adjacent materials. 4. Schedule for subsequent work covering air barrier. 5. Procedures for quality assurance GUARANTEE AND BONDS A. Silicone Sealant Systems 1. Manufacturer for the work of this SECTION shall review the Contract Documents, Shop Drawings and inspect the installation, and upon approval issue a standard twenty (20) year warranty QUALITY ASSURANCE A. The Subcontractor shall, for all materials and systems specified herein, submit a letter from each respective manufacturer certifying this Subcontractor is an authorized applicator PERFORMANCE REQUIREMENTS A. Commonwealth of Massachusetts Building Code Requirements: The intent of this specification is to require compliance with the 2009 IECC and 780 CMR 13. B. Code 780 CMR , Air Barriers: The building envelope shall be designed and constructed with a continuous air barrier to control air leakage into or out of the conditioned space. An air barrier shall also be provided with interior partitions between conditioned space and space designed to maintain temperature or humidity levels which differ from those in the conditioned space by more than 50 percent of the difference between the conditioned space and design ambient conditions. The air barrier shall have the following characteristics: 1. It must be continuous, with all joints made air-tight. 2. It shall have an air permeability not to exceed cubic feet per minute per square foot under a pressure differential of 0.3 in. water
5 3. It shall be capable of withstanding positive and negative design wind, fan and stack pressures on the envelope without damage or displacement, and shall transfer the load to the structure. It shall not displace adjacent materials under full load. 4. It shall be durable or maintainable. 5. The air barrier shall be joined in an air-tight and flexible manner to the air barrier material of adjacent systems, allowing for the relative movement of systems due to thermal and moisture variations and creep. Connection shall be made between: a. Foundations and walls. b. Walls and windows or doors. c. Different wall systems. d. Wall and roof. e. Wall and roof over unconditioned space. f. Walls, floor and roof across construction, control and expansion joints. g. Walls, floors and roof to utility, pipe and duct penetrations. C. Code 780 CMR , Air Barrier Penetrations: All penetrations of the air barrier and paths of air infiltration/exfiltration shall be made air-tight. D. Design Intent: Air barrier membrane shall be located, constructed and flashed to perform as an air and water barrier to discharge to the outside any incidental condensation or water penetration. Air barrier membrane shall accommodate movements of building materials by providing expansion and control joints as required, with appropriate air seal materials at such locations, changes in substrate and perimeter conditions PRODUCT DELIVERY, STORAGE AND HANDLING A. Each container must bear an unbroken seal, test number, and label of the manufacturer upon delivery to the site. Failure to comply with these requirements shall be sufficient cause for rejection of the material in question by the Architect and his requiring its removal from the site. New materials conforming to said requirements, shall be promptly furnished at no additional cost JOB CONDITIONS A. Weather conditions must be dry and of the proper temperature during application operations. Surfaces receiving work of this SECTION must be absolutely dry and dust free. All joints receiving sealants and caulking materials shall be subject to the approval of the materials manufacturer for proper use of the specified materials. B. Adjacent surfaces must be protected from damaged work performed under this SECTION
6 PART 2 PRODUCTS 2.01 MATERIALS REQUIREMENTS A. Deliver each material in manufacturer's unopened container or bundles, fully identified with brand, type, grade, class, and all other qualifying information. B. Storage of Materials - Store all materials in properly protected and dry storage facilities until ready for use. Installation of wet or damp materials will not be accepted. Do not use materials which have been damaged in any manner. C. Protect work from damage during construction period so that it will be without indication of abuse or damage at time of acceptance. D. Protect the building from damage resulting from spillage, dripping, and dropping of materials. Repair and restore other work damaged during roofing operations. E. Prevent waterproofing materials from running into the drains, clogging rain water conductors. F. Take all necessary precautions against fire and other hazards, during delivery, storage, and installation of inflammable adhesives, solvents, and other materials specified herein. Comply with local ordinances and fire regulations in the installation of hazardous materials specified or required under this SECTION SELF-ADHERING AIR AND VAPOR BARRIER MEMBRANES A. Self-Adhering Air and Vapor Barrier Membrane: Self-adhering, self-sealing membrane consisting of a 36 mil self-adhering rubberized ashalt membrane laminated to a 4 mil high density polyethylene film as follows: 1. To establish a standard of quality, design and function required, specifications are based on CCW-705 Membrane by Carlisle Coatings and Waterproofing, Inc., in widths as required by job conditions. 2. Similar membranes by Grace (Permabarrier), WR Meadows (Meadows Air Shield) or other manufacturers will be considered as an equal upon receipt of adequate supporting data. B. Transition Materials: To provide an air barrier between the membrane and adjacent materials, provide transition materials consisting of extruded low-modulus silicone sheet and silicone sealant designed to adhere to polyethylene side of membrane and adjacent material. Provide the following materials as acceptable to the manufacturer of the air barrier membrane: 1. Cleaning Agent; Toluene. 2. Silicone Sheet: SIL-SPAN Preformed Silicone Profiles by Pecora or ULTRASPAN Weatherstripping by General Electric. Provide preformed corners. 3. Silicone Sealant: Dow 790 Silicone Sealant or Pecora 864 Silicone Sealant. 4. Carlisle Window and Door Flashing
7 2.03 LIQUID APPLIED AIR AND VAPOR BARRIER MEMBRANES A. Liquid Applied Air and Vapor Barrier Membrane: Roller or spray applied, waterbased rubberized asphalt emulsion applied in a single 40 mil coat to gypsum based sheathing, wood, concrete and concrete masonry unit surfaces as follows: 1. Barriseal by Carlisle Coatings and Waterproofing, Inc. or approved equal, in roller or spray grades as required by job conditions. B. Accessory Products: To provide an air barrier between the membrane and adjacent materials, provide the following materials as acceptable to the manufacturer of the membrane manufacturer: 1. Surface Primer: Shall be CCW-702 Solvent-Based Primer, CCW-AWP Water-Based primer or CCW-CAV-Grip. 2. Detail Membrane: CCW-705 TWF, CCW-Barriseal, DCH Reinforcing Fabric CCW-W/D Flashing or PRE-KLEENED EPDM. 3. Mastic: Shall be CCW-704 Mastic. 4. Sealants: Shall be CCW-703 Vertical Grade Liquiseal membrane, PT-304 one component or CCW-201 two component Polyurethane Sealant
8 PART 3 EXECUTION 3.01 SELF-ADHERING AND LIQUID APPLIED AIR BARRIER MEMBRANES A. System Selection The air vapor barrier subcontractor shall select either a selfadhering or liquid applied barrier based upon the particular installation conditions and substrates in order to meet the system performance required by the Massachusetts Energy Conservation Code. B. Clean substrate surfaces to receive air barrier membrane in accordance with manufacturerʼs instructions. Apply primer if recommended by manufacturer. C. Strictly comply with air barrier membrane manufacturerʼs printed instructions, approved submittals and the following: 1. Apply materials within manufacturerʼs requirements for temperature and weather conditions. 2. Do not apply to wet or frozen substrates. 3. Do not allow contamination with dust or dirt. 4. Seal completely at edges, perimeter and penetrations. D. Protect installed work from damage due to harmful weather exposures, physical abuse, and other causes. E. Provide temporary protection over air barrier membrane if materials covering air barrier membrane will not be installed within manufacturerʼs recommended time limit for exposure. F. Repair damage to air barrier membrane caused by construction activities or subsequent work prior to covering CLEANING A. Clean all surfaces of adjacent surfaces which have been marked or soiled by the work of this SECTION, removing all excess mastics, sealants, and caulking materials there from. Use only cleaning materials and solvents which will not damage the surfaces in any way. END OF SECTION
